I am steaming fucking mad. Chasing queries - merrily sending emails to the EA poking them about what the vendor's solicitor is doing, because we've been waiting since last Monday. Only to be told that they haven't received any queries...

I shall be ringing my solicitor tomorrow first thing. I am so utterly bloody fed up with this whole sodding process. I am tired of lies and incompetence and sheer bloody laziness.

Lazy. It really is frustrating I have just been in tears about it all. No closer a solution but feel better for releasing some of the tension.

If it helps guys, I'm sure it'll be worth it in the end. We exchanged today after a process that saw 32 viewings, two price drops, and 9 weeks of me chasing various people almost daily...we're moving on Friday and I'm exhausted.

Spoke to vendors EA today and he doesn't blame us for getting tough and thinks our ultimatum is more than fair.

I have asked for a decision within 72 hours

I have also looked for anything else for sale in the area and miraculously there is one that ticks a good many boxes. I feel a bit better knowing there is slight hope if it all implodes

Congrats science! Great news! Hope the move goes well on Friday.

We're now pushing for exchange this week (if we're lucky!). All 4 in our chain are on board with an October half term move date, but our vendors are on holiday in the week running up to half term, so they want to exchange by next friday latest. I've spoken to our EA, who was going to chase up solicitors. The race is now on Shock.

Good luck to all those waiting for or chasing paperwork, I hope this first week of a new month kick starts slow or plodding chains and we all get some great progress.

lubey fingers crossed the ultimatum works.

We've had a call from the EA (who never calls) this morning to say the people at the top of our mini chain have had an offer accepted with the provision that the vendors vacate before Christmas. This is exactly what we'd wanted but didn't dare hope for. Just need to figure out what exactly that means as don't want their vendors to suddenly find somewhere and then we get stuck in a longer chain. But cautiously good news. Plus it sounds like the top people have some whumf about them so we might just be about to actually start the process....

Lubey I'd get a viewing lined up for the other property for Thursday or Friday if possible. Then if you don't get a decision from your current vendors you can go and look - and if you like it hopefully get an offer accepted. That way you could pull out by the end of this week and crack on with a new purchase if needed.

Hi folks - I did a baby last night! Grin exhausted and exhilarated. Might be a while before my head is back in the game with this process, but everything seems to be ticking along nicely thank goodness.

Congrats Ness! Take it easy.

So our buyer situation is more complicated than it first appeared (thanks EA for keeping that quiet).

They have a very slow lender, not helped by part of their large deposit coming from a company... I just have a gut feeling that it will fall through...

However unless we are prepared to walk away we can do nothing... I need to start looking at other options, if we go back on the market it will be with a different Estate Agent

Oh sorry to hear that gizlotsmum - it does sound an unusual situation but it could all still work out for you / them - we own a company and our tax accountant has frequently told us about putting surplus company money into a property, so it's not unheard of, it might just take slightly longer to pull it all together finance wise. I'd stay in very close contact with the EA, and perhaps put in an ultimatum that if finances not sorted soon, you're re-marketing with another agent.

Gizlot, it could be fine, how annoying that it's not straightforward though. Our buyer's first buyer was trying to buy through a company and she dropped them in the end and sold to someone else more straightforward within a week. They haven't held the chain up any more than the other parties have.

We signed our contracts today so are ready to go when everyone else is. Our buyer is all signed, just waiting on the other FOUR parties now .

Thank you Ann. I think I am so frustrated as it is the only thing that is stopping us exchanging. I feel it was played down as a small thing and now it seems to be dragging on and on with excuses about slow lenders but no plan on how to make them go quicker!

FIngers crossed for you too Giz your buyers situation sounds complicated and rather precarious.

We haven't had any feedback from our three viewings last week and none in the offing. Houses are dropping prices all over the place here now. Nothing is moving at all Sad

I've emailed the agent to ask what his strategy is (I don't think they one but one can ask!) and also whether he can speak to our vendors EA about the possibility of splitting any deficience in price if we drop the guide price substantially to try and drum up a quick sale. Not sure if there is even anyone who wants to buy anyway though. I think last weeks news of probable interest rate increases has put the final tin lid on any chance for us Sad

Gizlot Oh God, that sounds so horribly similar to the situation we're in (money being raised via a third party that neither us, EA or our solicitor have any control over) and I wish we'd walked away sooner. Your EA should be falling over themselves to find you another buyer asap to hold the chain.
