Thanks all - that was our idea too, if chain can't wait then we'll pay for the work if buyers happy to proceed and do it once moved in. It's fairly unobtrusive so shouldn't cause disruption. Problem will be trying to get water company to confirm cost & timings! Will try them again tomorrow once calmed down and slept on it.

Oh bollocks Major sorry it's not the news you wanted. They really need to get on and give you an idea of costs and timescales quickly now, so you can pacify the chain and agree how to move forward. At least you found a lovely contact person whose life you can now make miserable by pestering them Grin

Oh no Major Sad If I were your purchaser I'd be happy with your solution. Make sure your conveyancers know what you are going to offer as well so they can write it into the contract if/when your purchaser agrees.

Hi Gizlot. That's rubbish! What sort of updates do you get from your EA? Don't they state what point every party in the chain is at?

None unless I chase! As far as I can work out it is only their mortgage offer which isn’t in place.. they are having to jump through hoops due to the sizes of their deposit but still....

Giz that's so rubbish. If they are using a broker then tell your EA that they need to lean on the broker - as they can sometimes speed things up.

That sucks Gizlot how annoying.

I'm sat waiting to hear if we've exchanged. All parties have confirmed no further enquiries and all documentation in place. Dates agreed with vendor's solicitor and they're ready to go...radio silence from buyer's solicitor. SO frustrating!

Oh gizlots that's crappy. Defo get EA onto the broker. Why on earth weren't the EA on top of it already Confused. Ours was chomping at the bit over mortgage offers back in the early days. Hopefully it'll come through quickly after some chasing.

Thanks so much everyone for letting me vent yesterday... you can imagine our surprise this morning when we received news from the water co that all is fine, paperwork will be issued so we can move forward with our sale!! Wine tonight, total relief (although not quite relaxing until paperwork is in my hand!)

Thanks. All surveys done, I think they are just falling foul of money laundering regulations but it is such a pain.. I believe EA is going to chase today.. but will not hold my breath.

Keep on at your EA Giz - if you ring them umpteen times a day they will start pressuring the buyer just to get rid of you. I agree with Lazy about leaning on the broker too. After all they don't get paid until the mortgage is drawn down so they have a vested interest.

Hey. We had a similar issue. Our buyers had their offer accepted by us for a quick sale but hadn't formalised the offer. If they have an agreement in principle then it should take long to sort...ours took a week. Good luck x

Right peoples. We have a date! How does this work? Never been in a chain before. Do we have to empty our house and garage on completion day before the buyers can move in? Can we empty the house and leave the garage to next day? What happens?!!!

I think everything needs to be out on completion, normally by midday. Same for the property you are buying

Major so happy you've finally got the water board, well - on board!

Jaxx you need to have absolutely everything cleared out on the day of completion - including loft, garage, sheds etc. Bear in mind that if you only have a short chain then completion could take place in the morning. If you leave anything behind that you haven't noted on the property fixtures and fittings - or that you haven't agreed to leave with the buyer's permission - then they can complain to your solicitor and potentially pursue you for the costs of hiring a skip and arranging removal!

It's absolutely essential that you factor in enough time to pack, if you are doing it yourself. It always takes longer to pack and move than you think it will. If you can afford it then professional movers usually cost between £400-£800 and will be well worth it, as they will heave it all out for you.

Update from us - well, no update really. Buyer has confirmed they are ready to go so now just waiting to hear from my solicitor. Am hoping we will exchange next week.

Am about 70% packed now and it's getting very difficult, as we only have one bedroom so I am fast running out of places to stack the boxes! Off to go and check out a kennels tomorrow that is local to the new house. If we like it then we'll drive the dogs over the night before and board them there for completion day. I don't want to have to worry about them getting in the way or getting loose when all the doors are propped open etc.

Just want it done now. Does anyone else keep gazing at the particulars for the new place and planning where everything is going? I'm getting properly excited now but trying not to because I know we aren't 'safe' from anything going wrong quite yet Grin

Good work Lazy, you're being very organised!! I'm due in a week now so I'm officially switching off 'house brain' - I think I need to accept that we'll need packing and removals because I can't imagine when we'll get the time! Yes, I'm entirely planning where everything is going to go - it's bliss!

Well we haven't exchanged this week even though I was really optimistic we would. Sad Everything is in place on our sale and purchase but there was a delay in some paperwork at bottom of chain. No idea if it's sorted. Have proposed a completion date but haven't heard back from our conveyencer. I really hope we can exchange beginning of next week. Our vendor will be on holiday mid October so if things aren't sorted soon then completion won't happen until November. So our 20 weeks in a chain will be 24. ShockThis is so stressful!!!

lazy I know what you mean about planning. I look at the photos or floor plan at least once a day. Blush

major fantastic news on your drains.

jaxx glad you have a date. We haven't started packing yet. Want to exchange first. We have cleared out our shed and attic though. Even if sale falls through at least we have had a good declutter!!

Ness I never knew I could waste so much time wondering about the positioning of a sofa...

Perhaps FX that it happens on Monday. My solicitor was away on Friday so I am going to be getting on to her first thing next week. One thing I have learned in all of this is that very little happens unless you push - and you have to be really, really persistent!

We had our buildings survey back and it's really not at all bad considering the place we still hope to buy is 300 years old! Bit of damp in the lower ground floor area which the surveyor notes has had past treatment and other than that the walls and chimneys and roof (my main areas of concern in terms of cost to fix) are all sound and will simply require maintenance as and when.

We had a viewing Thursday, and another yesterday evening and there is one scheduled for today also. At least these people have turned up! Fingers crossed for some positive feedback and requests for second viewings or even, offers so that we can fix the chain.
