Ecureuil - that's not ideal. My DH and both DC hall had chicken pox when we moved last summer. It was tricky as DH was v unwell with the pox while the DC were unwell but manageable and so I was managing everything and nursing the three of them. I've blacked out the memory as it was so knackering. Hopefully your DC aren't too unwell and don't spread it to you!

Agh Gizlot - your EA, do they have a selective memory? I would be livid if my EA was giving out my phone number.

So it is on the memorandum of sale that they sent out... no further forward so no idea why...as far as our solicitor is aware everything is in place so hoping it is nothing major.. just want to be done. Congrats ecureuil

My biggest problem is DH away until Friday morning and I'd booked the DC in for extra hours at pre school so I could do the packing, but now they won't be able to go. We're doing the move ourselves!

Yoga, I called the Gas Safe Register and they confirmed that a certificate was never issued. We'll be happy enough with a current check, the boiler's 10 years old so we're likely to replace it before much longer anyway.

I impressed myself with my detective work today. Our offer is dependent on the vendors getting approval for a dropped kerb and carrying out the work. Our sols said in their report that they had no information about this so we were still waiting for the approval before we could agree to exchange. Today the village parish council posted a Notice of Meeting and latest minutes on Facebook and whilst perusing them I found the vendor's planning application listed, and marked approved. Sooo, I then found the Decision Notice and all the planning documents on the council website, downloaded them and sent them to our sol.

What has irked me, though, was that the Decision was dated 12th September. The vendors are using the same sols as us, except different person, and the info hadn't reached our man two weeks later. If I wasn't being nosy proactive this approval could have delayed our agreement to exchange Angry Bloody good job for us I found it.

I love the idea of the bedbugs. We could have a communal MN set of them: There's a situation emerging in the place in Stoke-on-Trent. Bedbugs need to be deployed, stat!

Update from us - searches back and all fine. Some final queries to go but hoping we'll be discussing exchange dates by the end of next week. Am finally starting to feel more positive - and I am desperately trying to ignore horror stories about exchanges that have gone wrong. Remember that you only hear about the bad ones!

AnnPerkins that's shocking, the two solicitors clearly don't talk despite being in the same building. Although nothing surprises me about the lack of coordination of the conveyancing system anymore. I'm glad you have the confirmation for approval. One step closer to exchange!

We are now up to three viewings this week - unfortunately all on different days but c'est la vie, a viewing is a viewing.

Lazy I have also spoken to people who completed within 12 weeks and have no idea why people find moving house so stressful! These people make my teeth itch Grin Good news about the searches.

Right EA finally got back to me ( after a further chasing call!) mr electrician and mr buyer are coming tomorrow evening. Reason is the survey recommended a check was done due to the age ( so fairly standard) fx it will be quick although I am now thinking I probably need to do a frantic clean through as we were away for the weekend. Have also said if they need power off it will need to be after I have cooked the kids tea! But everything seems to be in place and this is just ( hopefully a formality)... argh I am so stressed..

Complete in just over two weeks, packing ourselves but removals will be doing the heavy lifting. Ecureil my two are the same ages, hope they feel better soon.

Loving the bed bugs idea lol. If only. Workmate has been off for work for two weeks with scabies after she moved into her new flat.

We will have to console ourselves with removing the nest thermostat and replacing with a cheaper wireless one.

My manager has suggested a mackerel to be left behind a radiator or floorboard. I don't think I'd have the guts but it's nice to scheme.

Munki make sure you haven't listed the NEST system on your property fixtures and fittings form - otherwise, go crazy! If I were feeling so inclined I'd also remove every single instruction booklet. I'd be sorely tempted with a mackerel under the floorboards, but if they found out it could come back and bite you on the arse so probably best not.

As tempting as it is to exact revenge on them, I suspect that people like this will end up screwing themselves in the long run. They'll piss the wrong people off - or they'll end up on the receiving end of people who behave like them. It would be rather poetic if when their time comes to sell up and move on, a developer buys it and does the dirty on them the day before exchange...

Evening all, what a busy thread - seems like lots of stuff has gone on (both positive and negative!).

Our mortgage offer was issued Friday and received Monday so despite a long wait for the valuation, the rest happened very quickly.

Just waiting and waiting for The Date now...

Congrats on the mortgage offer Dragon (I found it surprisingly stressful knowing that people were scrutinising my bank statements. I had visions of them judging me for how much money I spend in M&S!!).

Could I join you all please? Posted my own thread in desperation yesterday before realising there was a proper thread for this. What an idiot.. could do with sharing the stress with people in the same situation.

So we're about to buy a lovely rural property and selling our terrace to a mum from our kids school. Our searches are finished, mortgage issued and everything seemed to be going smoothly.. thought we'd be in the house for half-term but pretty confident now it's not going to happen. Found out today our buyers mortgage hasn't even been issued with her having a new job. And they haven't started the searches yet either. She said she's sending her payslip to them this week and they've promised to issue it then. Once she's got that sorted (maybe next week) they'll start the searches. Ea said the searches have recently taken between 3-6 weeks. Our ea said 10-12 days and that's how long ours took. This all feels like a massive setback. Could be almost two months until exchange.. finding this soooo frustrating.

Finding it so comforting reading about everyone's experiences. Dragon congrats on the mortgage offer. Have you had the searches done before the mortgage offer or are you starting them now?

Welcome Stormy hopefully things will catch up for you soon! Try not to get too drawn into horror stories (I know it's difficult as the stress is terrible). If it's any comfort we had to start our searches from scratch last Monday - they came back this morning. The market is very, very quiet at the moment so that should work in your favour.

Re: mortgage offer - we had to send extra payslips in because we'd gone over a month since application, and therefore had another payday - so the lender wanted our most recent payslips. From sending them in to receiving confirmation that a formal offer was on its way took about a week.

The critical area is queries. Most solicitors will hang fire on sending over queries until they get the search results back - because if there are any issues coming out of the searches then it makes sense to send all of the queries over together. Your buyer may be waiting to check she gets her mortgage confirmed before sending searches, as if there are any problems with getting a mortgage then she's not incurred the search costs IYSWIM?

Assuming that her mortgage goes through in the next week and that searches come back in reasonable time with straightforward queries, then I would have thoughts that hopefully you should be done and dusted by the end of October.

Welcome stormy! We had mortgage offer first, but it's only two weeks since our offer was accepted and searches are back already, so they don't have to take forever, you just need your buyer to pull her finger out!

Yay Munki congratulations!!! What a relief! Start fattening up the bedbugs.

Argh Yoga I feel your pain, I'm such a control freak there's nothing worse than just waiting for things to happen! It's good that you've got a steady stream of viewings, you never know when the right person is going to walk through the door!

Gizlot your EA needs to change their policy then with regards Memorandum of sale - I've just checked ours and only our addresses are on there! Glad that it's all routine though at least, hope the check goes ok!

Ann Bloody good detective work! What do we pay these fools for eh? Hmm My buyers and my vendors have the same solicitors, but I'm not sure if they will have put two and two together yet as it's different conveyancers in the same office. I don't know how I can let them know somehow??

I spent forever on an email answering solicitors enquiries today, they don't have bloody duplicate things. Nothing to be worried about though I don't think. Buyers survey is booked for 3rd Oct, so hopefully that means their mortgage application has been approved... waiting for our survey results now.

Ann, it amazes me how slow the solicitors are. My vendor is a friend and our solicitors are sharing info with us weeks after we have sent it in and shared it with each other. I think we know more about the sale than they do sometimes!

We'd ordered our searches before the mortgage valuation but only in the interest of money moving it along. My area are apparently 'really slow' returning searches and we were warned it could be 6 weeks or more...they were all back within 10 days Hmm
