I have someone coming out to quote me for a full bathroom refit next week. Small bathroom, (small flat), no windows, used by me and DS12.

Any advice you can give would be appreciated. We only plan to stay here another maybe 2/3 years, so don't want (and can't afford!) to go OTT, but the current bathroom is horrendous, and i'd like it to really nice without being clinically white and I see any works done as an investment.

I've 95% settled on either of the tiles below, for round the bath, full height, but don't want to tile the whole room. I also have a recessed bit at the end of the bath, which i'd like to shelve like below with oak style shelves and then floor it in a similar oak style. But I want the suite to be quite modern, clean lines.

Do you think that style is okay, or should I keep it more neutral if I plan to sell in 3 or less years?

If the shelves are likely to get wet you will need to treat them to prevent water stains etc the same way you treat countertops.

Me, I wouldn't bother with a bath. Just a shower unit is fine.
We took the bath out of our small bathroom and there is so much more space.

Will there be a shower over the bath? I wouldn't get rid of the bath. I would discount any property to rent or buy if it didn't have a bath.

Yes, shower over bath. Definitely keeping the bath. I think getting rid of it would immediately put off anyone with small children for a start.

I think the paler of the tiles, not the lilac. I would actually stick with white tiles. When you say oak flooring, what do you mean? Tiles are the only thing I would use in a bathroom.

I think from the reviews, they are more of a blue colour, but I'm swaying towards the others myself.

Flooring - I mean tiles something like this. Although I'd prefer real wood. Going to ask his advice on that. If companies sell it for bathrooms, it must be okay?

I've got a small bathroom, we kept the bath as people with children want one. Ours is a very light grey tile with a feature dark tile panel running up the centre if the bath. It's only tiled around the bath, and sink. It doesn't look clinical but I've added interest with a hand made glass surround mirror in a deep blue/purple colour with teal bits. Stops it from feeling too white.

I would definitely go for a pale neutral tile especially as you are thinking of selling. I did ours with the aim of appealing to as many people as possible and it worked, we should be moving in the next month.

Everything you have chosen is lovely but it's what I'd have in my home, not one I plan to sell . If that makes sense?

Going looking for tiles today, so maybe I best go for a pale cream/white. That was my intention originally, with the idea of only tiling partially so that I could paint the other wall and add colour though that and accessories.

What about opinions on the shelving? Short on storage space in general.

I love the pale green tile (its similar to what I want in my kitchen!) and I love the scheme you have in mind. I would go for it as you will be using it and enjoying it for 2 or so years, and its not too outlandish a design for when you sell.

Having installed a lot of bathrooms in various rental properties, here is my advice. DO NOT tile the whole bathroom. It will cost more and when people are tired of them, then the whole lot have to come off.
At the moment the fashion is for marble look a like whole tiled bathrooms. Don't go for this option as it is is on its way out. Just tile the minimum amount possible. You have to have a white suite. If you are leaving then buy the cheapest one possible but buy expensive taps. A expensive mirror is something you can take with you. A tiled floor needs a absolutely rigid floor to sit on. Laminate would be just as good. Grey is in and will be for the next 9/10 years. Everything should be Nuetral and then insert some colour with accessories, such as a blind and towels. If you want to sell to a family then you have to keep the Bath.

No windows, keep it as light/reflective as possible. Personally I would go for white self patterned tiles. Definitely no wood in the bathroom at all due to moisture. I'd go for a really nice vinyl, there are some lovely designs around. You can then inject colour via the floor and accessories rather than tiles which are expensive to change.

So is wood shelving a definite no no? Maybe need to go for glass Sad I know moisture is an issue, so was planning on getting a really good extract fan, and was considering underfloor heating as it gets quite cold. Would that help? And I know it's not very expensive to buy the mat style heating, but I don't know how expensive it is to install? Also, how much heat will a heated towel rail give off? Am I likely to need a radiator also/instead?

Just back from B&Q where I hoped to see the tiles I posted pics of, but they didn't have them (or a great selection at all, really)

If its not your 'Forever' home, then you need not to go over the top. Dark floors make a room contract and make it look smaller, so does dark paint on the walls. Lookalike wood tiles are dark and expensive and a statement.
Deluxe 'Washday' paint colour is a off white. It warms up a white suite bathroom. Wood in a bathroom is a 'no' no as it absorbs water unless you paint it with varnish, but it can then look like toffee. Yuck.
Mirrors help a bathroom look much bigger. . It makes financial sense to take your accessories with you.
if you want to save money. lights over a mirror with wires embedded into the wall can't leave with you, but Mirrors with lights incorporated can. I think spots ( special bathroom spotlights) are important and a necessary expense.
The bathroom can be lovely but neutral. It's doubtful that your next buyer will have the same taste as you and having to make too many alterations to a kitchen and bathroom will put them off.

Wood shelving will be fine. If it will get wet then it needs to be treated. I have untreated wood cupboards in my bathroom and they are fine but they don't get wet.

I wouldn't go for wooden flooring though. Get the wood effect tiles. They are amazing, really look like wood and much better for a bathroom.

I don't think you need it to be neutral. Just tasteful and any colours should be muted.
