I have someone coming out to quote me for a full bathroom refit next week. Small bathroom, (small flat), no windows, used by me and DS12.

Any advice you can give would be appreciated. We only plan to stay here another maybe 2/3 years, so don't want (and can't afford!) to go OTT, but the current bathroom is horrendous, and i'd like it to really nice without being clinically white and I see any works done as an investment.

I've 95% settled on either of the tiles below, for round the bath, full height, but don't want to tile the whole room. I also have a recessed bit at the end of the bath, which i'd like to shelve like below with oak style shelves and then floor it in a similar oak style. But I want the suite to be quite modern, clean lines.

Do you think that style is okay, or should I keep it more neutral if I plan to sell in 3 or less years?

Ooo lovely bathroom! How do you find the underfloor heating? Is it expensive to run?

White fittings, wall hung loo and wall hung under sink cupboards gives the illusion of space. We put electric underfloor heating and don't notice cost. Essential with a tiled floor. Heated towel rail for drying towels essential and large mirror with a heat pad behind stops mirror from steaming up. Glass shelves. We had Bristan basin taps (single tap in middle) makes it all look more streamlined. Taps lasted for about 15 years before we replaced them. Go for stuff like twyfords as not too expensive but excellent quality. No wall cupboards to help create spacious look. Would also suggest shower over bath and a glass shower screen rather than a curtain. Get a shower where you can take it down to help with cleaning and hair washing. Personally prefer fully tiled with large tiles, again to create space illusion in neutral colours. Paint imo is not the easiest to keep looking good, particularly if no opening window to help with ventilation!

We had our bathroom done last year. We didn't go for tiles we got wet wall put in around the bath/shower instead. It's so much easier to keep clean and you don't need to worry about the grouting going all icky. We also got a mirror which lights up and a heated towel rail which has been great. I love my bathroom but now the rest of the house needs done, lol

Just done our bathroom. I had a door put at end of bath for storage under it. Also got a wooden cabinet, treated with worktop oil and put sink on top. Did metro tiles in a cascading pattern. Whole thing was 2,500, but shower and cubicle was 500.00. Kept the nice steel bath as they are really expensive. Am going to put wood shelves up. If I were you, I would not use white grout as it will discolour in the wetter areas. I used a pale grey on floor and walls to tie them together.

Edith, I got one on eBay for 4.99!!!! No one else bid and it was a bit unloved so sanded it and oiled and new knobs. I love it

Merry do you mean £2500 for labour/install Including all fixtures and fittings? Or just labour?

Will definitely look into underbath storage. Not keen on wall hung toilets, but would possibly go for wall hung basin.

Does anyone mind giving me an idea of what their total refit cost, for a small bathroom?

Was prepared to pay around 40.00. Hi fi units are cheap. This was a cupboard but was looking at lots of tv/ hi fi cabinets. Really cheap, lovely walnut ones etc.

For all, but we kept bath. Sink and tap on eBay for under 30.00. Metro tiles cheap from website (think it's tons of tiles). We also knocked a wall down. These guys were not plumbers, but got plumbers in to do that bit.

Was it easy enough to get all the pipework in etc? Just drill holes in the right places?

I'm a very nervous eBay shopper as far as the sanitary ware goes! But I quite fancy a wee cabinet that I could do up myself and put nice coloured knobs on. I love metro tiles and there on £8 sq metre in B&Q for the cream ones just now, or £10 for the blue ones I posted. I'm only looks for about 10sqm though.

Labour was 1500, but they did knock a wall down and make a stud wall. We also moved all plumbing except toilet. I'd keep it simple if not staying much longer. This bathroom is not big, about 2.3 x 2m. Wee used leftover kitchen tiles. EBay is your friend, look for people's leftover tiles for floor particularly.

We used ikea White lack shelves for our bathroom storage and four years on they're still looking good, easy to clean and minimalist.

Kitchen tiles on floor, from our old house. Tile mountain is another good website. The tons of tiles had good clearance.

I don't plan to move any plumbing, apart from having the shower at the opposite end of the bath. That might be costly. My bathroom is only about 1.7 x 2.1.

That's a good price. I only used 9sqm of tiles.

That's a decent size b'room. We got a small loo which was also cheap! Not second-hand though! Can definitely recommend the wooden cabinet as the bathroom cabinets, even Ikea were v expensive. They just drilled holes for sink, tap and pipework.

Look up fresh blie linear tiles - they have other colours and look great on

We mixed and matched a white suite is the same white everywhere

Try QS supplies cheapest I found online

Bar showers are easiest to fit and you can haven 2 shower heads and easy to 'fix' if any future issues

Shop round don't buy all from the same place

Moving pipes is straight forward

Ours in total was £3000 - but we have an expensive Bluetooth mirror - I spent more on cute taps than necessary and labour was slightly more than expectedly - but not quite finished!!
