Buyer still hasn't instruct her solicitor! WTF 😡

I am getting so pissed off with my buyer! She is an absolute piss take! She came to viewed my property twice on 6 July and the 10 July, put in an offer on the 11 July which is below the asking price as she told our EA that she's a cash buyer and happy to complete asap! Which is exactly what I wanted! Before I accepted the offer I did double check and asked if she has another property to sell, my EA told me that no, she has nothing to sell and is a cash buyer. So I went ahead and accepted the offer just below the asking price.

It has been almost three weeks now, she still hasn't instruct her solicitor about the sale! My EA contacted her solicitor everyday the last five days and they just keep lying to us and told us that they will contact the buyer this and that but we are not making any progress at all! We still have not received a single piece of document confirming the purchase etc. We got told last week that she needs submit an application form to release the equity on one of her property so that she can use the funds towards the purchase???!!!! I mean, are u f kidding me? I thought u are a cash buyer???!!!

This is the second time we got messed around by these kind of time wasters! Absolutely joke! My bf and I have already put in an offer on a new build back in March and the house has just finished being built. I am so upset that I worried we might lose our dream home (thanks to all these timewasters, I really hope karma will come back to you in tenfold for messing people around)!

I am going to put the property back on the market as I think she's not a genuine buyer! If you are a cash buyer you would have exchanged by now but the fact that she hasn't even got the money in the bank and LiED about being a cash buyer and not keep me up to date about what's going on after three weeks! She can go and f* herself really!

Put it back on the market as you say. My EA put in a condition of exchange within x weeks. Maybe next time get them to do that?

I recommend you put your property back on the market immediately. We had this last year and it was hell. Cash buyer Hmm ended up 'releasing equity', dragged it out 4 months until another buyer we had interested bought somewhere else - and then on the day of exchange dropped their offer £50k.

If we had any other option by then we would have done something else.

Had 5 offers fallen through now. Mixture of supposed cash buyers and first time buyers. We stayed on the market and finally have a real buyer...
It is horrible. We have lost the dream house too.

The first offer i accepted back in March this year didnt go through, after two months of completing all the paperworks and carried out all the searches and valuation, the buyer decided to pull out right at the end of May (few days before we were due to exchange contract), i was so disappointed and devastated about it. Now this second buyer who i thought was a genuine buyer is messing me about, i am getting so frustrating that i really i want to contact her directly to tell her to stop messing people around because she is ruins peoples life!

i mean i dont know how many time wasters i have to deal with before i can get a serious buyer to buy my property!

The government really really need to sort this shit out by changing the rules of purchasing a property down south so that you dont get these time wasters go around viewing properties which they cant afford or not looking to buy!

i am so sorry, i dont mean just down south, i was really angry and just typed whats in my head. It should be the whole UK really because this is so time consuming and affecting everyone in the UK whos selling their properties. No one deserves to feel like this when selling their properties. At the end of the day, we just want to sell and move on to another property. I'll keep you all up to date about the sale of my property.

Your agents are partially at fault here too. We had to provide statements showing we had the cash available to the agent when we proceeded with a cash purchase which I did the very next day after the offer was accepted.

I know you will want to the agent to do their best for you to find another buyer but perhaps have a word with them about their procedure too.

I thought you had to have a mortgage in principle to view properties. That's what it's like in Bristol with every ea I've viewed with. Maybe they're extra cautious as I was 20 and then 22..

I think Scotland have different and better rules which protects be seller somewhat!

I know right?! I thought you have to proof to the estate agent that you definitely have the funds in your bank before you can view the property? We thought the estate agent has checked this because they kept confirming to us that the lady buyer is 100% cash buyer which clearly she isn't.

Regarding mortgage in principle, sadly i dont think all estate agents check this before they show people around the properties. :( How i wish they all check and make sure the buyer have a mortgage in principle before hand this would save us all alot of time, stress and hassles.

yes i heard that Scotland has a better rules when it comes to selling/buying properties. Very lucky. I hope and wish that one day we will have the same rules as Scotland.

That's awful hatter. I hope it all works out for you. So stressful buying a house and moving. Bought mine at 20 and genuinely grew grey hairs from it. Was going to move at 22 but then found out I was pregnant. Found the moving house more difficult than first time buying. We had so many people mess us about in the early days of selling x

@DueNov When the first buyer pulled out end of May, i was in pieces :(

When the second buyer came along, i thought i'll keep my fingers crossed this time but nope, this one is messing me about too :( I mean it has been three weeks now, i am so angry and also upset that we are not making 1% progress in this sale. As a cash buyer, I thought thing would be alot easier and quicker but nope! This is draining my life out at the moment :( x

They dont around here thankfully. I'd be annoyed if anyone thought we were time wasters when we are seriously looking at purchasing a house well within what we can afford but want to look round a number of houses to see what's right for us. If someone was arsey about us coming to look then I'd not want to go and look at their house when we get it approved.

We have got 2 houses we've looked at and would happily put offers on. We've been open on our time frames with the 2 we like the look of (reasonable time frames from the EA). We've got a 3rd to look at that's hopefully going ti have a mix of best features of the 2 we've seen.

They would involve taking different sized mortgages on because they need different amounts of work so we're not getting mortgages in principle until we know which we want to go for because every time you do a mortgage application it goes on your credit score and can pull it down.

Yet according to lots on here we shouldn't be even looking at houses!

I've just exchanged on a house. No estate agent asked for any proof before viewings and we showed no proof to them even after the offer - just told them over the phone what our deposit and mortgage in principle was.

I've had the attitude that it working out would be nice but far from guaranteed so I haven't found it stressful as it's not in my control. Only just starting to see it as definite now I'm booking removals!

Maisy that's actually incorrect. Mortgage in principles just use soft checks. You don't actually apply for the mortgage until an offer has been accepted.. A mortgage in principle would give you the maximum amount a bank would loan you based on your wages and out goings (roughly)

That's good to know. We'd been told that even going for it in principle would end up showing up so we've only used online calculators and we don't want to borrow anywhere close to the max.

If that's the case, I might speed up and get ours done because we've got houses we like but thought the principle was 'borrow x amount with x deposit' and it was fixed rather than a max amount.

You don't have. To show proof of funds to view, you do need to show them after you put an offer in.

I would put it on the market asap and ask your agent to inform her to come back to speak to you when she has the cash and is ready to instruct.

Mortgage agreed in principle isn't an application that goes on your credit file. It shows the maximum you can borrow. Once you've had an offer accepted you then do a mortgage application based on the property amount.

I was messed about selling a house. I then decided that before I would consider any offers, I wanted the estate agents to see the AIP and proof of deposit or proof of funds if cash buyer. I then found out who could get their mortgage application submitted quickly and who was ready to instruct solicitors, etc. If I sold again I would do this from the beginning. So many time wasters about. It may stop people putting an offer in but if it did, I'd probably rather not sell to them anyway, you want someone who is happy to cooperate and be proactive.
