Buyer still hasn't instruct her solicitor! WTF 😡

I am getting so pissed off with my buyer! She is an absolute piss take! She came to viewed my property twice on 6 July and the 10 July, put in an offer on the 11 July which is below the asking price as she told our EA that she's a cash buyer and happy to complete asap! Which is exactly what I wanted! Before I accepted the offer I did double check and asked if she has another property to sell, my EA told me that no, she has nothing to sell and is a cash buyer. So I went ahead and accepted the offer just below the asking price.

It has been almost three weeks now, she still hasn't instruct her solicitor about the sale! My EA contacted her solicitor everyday the last five days and they just keep lying to us and told us that they will contact the buyer this and that but we are not making any progress at all! We still have not received a single piece of document confirming the purchase etc. We got told last week that she needs submit an application form to release the equity on one of her property so that she can use the funds towards the purchase???!!!! I mean, are u f kidding me? I thought u are a cash buyer???!!!

This is the second time we got messed around by these kind of time wasters! Absolutely joke! My bf and I have already put in an offer on a new build back in March and the house has just finished being built. I am so upset that I worried we might lose our dream home (thanks to all these timewasters, I really hope karma will come back to you in tenfold for messing people around)!

I am going to put the property back on the market as I think she's not a genuine buyer! If you are a cash buyer you would have exchanged by now but the fact that she hasn't even got the money in the bank and LiED about being a cash buyer and not keep me up to date about what's going on after three weeks! She can go and f* herself really!

@MaisyPops buying a house is a huge commitment, i totally understand that people do look around to see whats around the area and also the prices before purchasing their dream house. I have no issue with people viewing property without mortgage in principle as long as they are honest with the estate agents what they are looking for and can afford. For example, this second buyer who said shes a cash buyer clearly not a cash buyer. She also lied about who she is purchasing the property for, one minute she said shes buying it for her son, another minute she said she is buying it for herself and now completely vanish, been three weeks, nothing has been received from her solicitor. :( How i wish they are more serious honest buyers around now aday just like you :)

Our agreement in principle showed up on our credit records but it didn't cause it to drop and our broker said it wouldn't if we had another one done. But all the EA's we have been to have taken our word that we have an AIP and the amount

I had (and currently having) the same problem but the other way round. The seller of the property didn't instruct her solicitor until 5 weeks after we put the offer in! 5 WEEKS. We are now at the stage where we can exchange but she's ignoring questions we are asking about certain things in the property.

I've been sending threatening emails and calls every single day. It seems to be slowly working and my EA is clearly getting super pissed off with me. But it seems the more you threaten the more stuff is done.

I told my solicitor and EA that she doesn't seem bothered to sell and that we are about to view other properties. That soon pushed things along.

It's ridic how slow some people can be!!!

@user1497207858 Shock I am so sorry to hear that you are having pretty much the same issue (on the other way round) :( That is absolutely out of order that your seller not answering your questions and taking them so long to instruct their solicitor! Shocking really! At least communicate if they are not ready to sell or move!

I think you should keep looking around just incase this seller mess you around tho. Anyway I hope everything goes well for you x

Thank you! It's been a nightmare but we pre signed the contract on Friday and she's now piped up saying she wants to complete as soon as possible, but she is still not answering our questions!

Bloody nightmare!

I hope yours is also sorted soon!

That makes sense. I read the thread and felt it was very 'if you haven't got things ready to go as soon as you're looking then you're a time waster and nobody would happily show you around'.
We waited over a year before we started actually doing viewings because we didn't want to waste anyone's time but we've got a couple of private things to tie up before we put our offer etc in.
It makes me feel better that nobody we go to view is judging us.

The people who've messed you around sound awful. We were doing a viewing with a family who've had something like that happen a few times so they re-listed it. It sounds awful.

Agreement in principle or decision in principle leaves at least a soft foot print on credit file. Every lenders is different.

We've just bought (FTB's... we're not all nightmare buyers/time wasters!). We got our AIP before viewing (it didn't leave a print on our credit file). We didn't have to give details of our AIP at the viewing but our EA wouldn't put our offer forward without us sending it over to them, and also giving salary details.
Our sellers were bloody slow with everything though. Took twice as long with everything than they should have done.
I hope it all comes right in the end OP!

Oh well, it is now 1st August, first day of the month, lets stay positive and start all over again. Fingers crossed i'll find a new buyer soon

We're supposed to be exchanging this week to move on Monday but it's not looking good. I think my solicitor is now ignoring me 😩

Seriously all these solicitors charging thousands of pound fees and they are absolutely useless and shite at their jobs! At least communicate and keep their clients up to date with whats going on rather than us keep having to follow up! @m0therofdragons Stay positive, it is only Tuesday, you still have three more days to go hopefully you will exchange by Friday :)

We had a cash buyer 3 weeks in still hadn't instructed solicitor, we chased them for 3 further weeks being told "I'll do it today" then finally pinned him down myself and he gave me a ton of bs sob story about his 3 week holiday 😠 but would definitely do by midday - twat text me an hour later to say "oh actually we're just going to buy somewhere else"
Idiot then tried to tell me the money we had lost was my own fault for jumping the gun and spending money before i should have 😠 utter cock!

@badgercat OMG Angry What a nasty buyer! I am so sorry to hear that you are going through the same thing. This needs to stop! They are a bunch of selfish people! All they think about is themselves! I mean if you are not ready to move then dont put in an offer and keep giving peoples hopes! These people are messing with our emotions, wasting our times and ruining our lives! I can understand not wanting to be messed around however not all lenders do AIPs so it's not always possible for viewers to have one.

To me you shouldn't have to have mortgage in principle to be looking etc, but people should be honest enough to not leave people in false hope.

E.g. when we look round we ask what the sellers moving plans and time frames are and share ours.

Maisypops I'd double check what you are being told here about it only being a soft search.

Nationwide down website state it's not. We are in the process of looking to buy and have the same attitude (as advice ) as you had been given.

I'm not applying for mip until I see something I want to offer on (it takes 15 mins to apply -24 hours for outcome) as they only last 60-90 days anyway.

If that means I get refused a viewing then so be it...

We had the reverse of this when we moved last year. We were genuine cash buyers, with no property to sell. We could have literally moved at a moment's notice and used this fact as leverage when we made a real lowball offer on a property that had been on the market for a year.

despite being under pressure from her onward purchase, the vendor didn't instruct her solicitors for more than 6 weeks. She then took weeks to respond to the pre-contract enquiries and weeks more to exchange. A transaction that could have been completed in four weeks (we indemnified the searches) ended up taking more than three months.

Turned out that vendor was selling up in order to move in with her daughter as she was no longer able to live alone. She didn't want to go, so did everything she could to hold up the sale in the hope that we would pull out.

Contract has been emailed but I'm not with dh now until Wednesday night so will post guaranteed next day Thursday and exchange Friday to complete Monday. This could all go horribly wrong couldn't it?!

What you've said is what I thought prior to reading this thread (which is why we hadn't got one and weren't going to until we are at the point of being able to put an offer in and move it forward quickly).

We have looked at a few and then ruled a few areas out and have a couple that we would consider putting an offer in on but we're hanging fire a little to see what else comes up in the next month or so before deciding finally.

Maybe I'll stick with my original plan of using the mortgage calculator and then only applying in principle when we are ready to go.

The MIP is definitely only a soft check with Lloyds. I clarified on a few occasions.

we didn't have to show any proof of funds to view properties. We did have an AIP anyway though and when we put in our offer and it was accepted, we then had to forward the AIP to the agent

DueNov is correct, in that AIP's just use soft checks - so we were told by our broker.
