Where is nice in Hastings?

I have spent the last few years trying to work out where to live when we move out of London, but am no further along, despite spending many weekends down there. I would like a 4 bed house, (detached preferably) in a nice area by a park, and in the catchment area of a decent (non-religious) senior school for my DD9(yrs). I would like the house to have a nice level garden, and for the house to be peaceful. I don't need to be near the beach, and I would happily live in a bungalow if it was big enough. We would need to be near to a station so DH can get to London 3 times a week, and I would like to be close to a nice cafe too (if possible). I would love to be somewhere where DD can ride her bike safely. Places previously considered have been Rye (too expensive) Fairlight (also a bit dear but love being on the clifftops) Old Town (houses too old - low ceilings sloping floors etc, no gardens) but I don't know enough about the other parts of Hastings to judge. I am also an old mum, so would like to be in an area where I won't stand out like a sore thumb in the playground. Can you help? I would be really grateful. Links always welcome. Budget could go up to around £450k but would prefer to spend £360K. Love the look of these houses but they are too dear and I have no idea what the areas are like:

I'm not too familiar with Hastings but live near Eastbourne. Have you considered there?

We didn't actually mumma as although I like the Towner and the high street, it didn't really feel like us ifyswim. There's something about Hastings that appeals to me. Thanks for the suggestion though.

Oh I can now personally I wouldnt live in the first one as its too near warrior square and Kenilworth road has a bad reputation.

Second house is in an OK area but again personally with your budget I wouldn't live there if you look at the view on map the road named elphinstone road and all to the right of that road I would completely rule the area out. (Sorry to anyone who lives there)

Ok, so generally older mums live in the old town area of Hastings, this area is split between people who have moved from London and people who have lived here all their life.
Have you looked at Icklesham and Guestling? They are smaller villages just outside Hastings but closer than Rye. Nice village schools and a real mix of people.
You could look at the area around Alexandra Park in Hastings that's quite nice.
I'd avoid Ore and Hollington if I was you.

I wouldn't have either of the areas you have posted in my top three, however St. Helens park Rd is near Alexandra park and far enough out of Ore to not be too bad.
I would live in Brittany road personally, some of the roads nearby are not that nice

Avoid Ore, Hollington and parts of Silverhill/Bohemia.
The Green, Albany Road, Filsham Road and offshoots, St Helens Road all have housing similar to those you linked.
Hastings is built over many hills, so you so pay a premium for large level gardens!

That's really useful Mama and sorry for mixing the houses up! I see lots of nice houses for sale on Elphinstone Road, so you telling me the area isn't all that is very handy. Thanks.
Icklesham sounds nice Blackhills we went for a walk around there once and they were very nice in the pub IIRC. Guestling, I don't think I have been to, will have a look when I go there again.

I've just looked on rightmove, in all honesty the houses that are in a nice area don't meet a lot of your other criteria.
There is a station in Hastings and one in St Leonard's and one is Ore. I wouldn't want to live near any of them.
The nicer areas are not near the station or you won't get the type house you are looking at.
There isn't a station in fairlight.
I think you might want to look at other options, have you looked at Bexhill? Only 2 or 3 miles from Hastings and less bad areas.

Amherst and Amherst gardens is a nice area with houses that are to your taste.

Egerton park is quite a nice park in Bexhill and has the fountains along the seafront. Although I think a lot of the houses around there although they are lovely they are semi detached, It is a good area though.

Second Icklesham. Right houses for your budget, easy to get to Rye or Hastings for the train. Not a fan of Rye College but there are others in Tenterden and Robertsbridge as well as Hastings.

I currently live in a tiny flat in London so could probably "rough it" with a semi-detached house in a nice area. I would like a flat garden though if I could manage it, or at least one with a flat enough area for a trampoline and space for table and chairs. I have lived for so long with lots of people overlooking our tiny garden, I would really like somewhere private if possible. Good point about the stations not really being very nice areas, they never are are they! I like Bexhill, the houses are lovely, but it might be a teeny bit too quiet (unless I have missed the quirky parts). I know I sound like a bit of a princess, but I am just putting my wish list out there, hopeful that my ideal place exists. I really appreciate all of you taking the time to post and for your honest opinions.

Sarf were you at one point looking at Folkestone? I recall following your threads as I've been looking at moving to the Kent coast for 2-3 years now. I looke ed at Hastings too but settled on Sandwich/Deal in the end and fingers crossed exchange/complete next week.

Hi Dolly yes, I did look at Folkestone for a while too. It's been a long journey! I guess the issue is that we have no driving need to leave London, but would really like the extra space and fresh air. It's hard to choose an area based on a few weekend visits. Sounds like you are nearly there, well done. What made your mind up for you?

It is such a big decision; my journey has been long too - I've gone from Folkestone to Ramsgate to Sandwich with lots of umming and aahing along the way!

Leaving London has been hard (I've been here for 26 years - good grief) but I'm also really excited about 'moving on' from it. I loved where we were in SE London and I was very happy there... but can't afford to buy in a decent enough property post-divorce!

I love Hastings and would love to buy there but the commute to London would just be too much. The train is just too slow! I love the artiness and the beach though.

We've settled in Tonbridge, it's got countryside, lovely parks, great schools..the high street isn't very inspiring (basically charity shops) but there are lots of new bars and restaurants opening. Anyway it's something to consider.

Well Dolly I think you've made the right choice. Sandwich is lovely. I went to school in Ramsgate and although it is (I understand) much better than it was, it's still a bit rough around the edges.
