Where is nice in Hastings?

I have spent the last few years trying to work out where to live when we move out of London, but am no further along, despite spending many weekends down there. I would like a 4 bed house, (detached preferably) in a nice area by a park, and in the catchment area of a decent (non-religious) senior school for my DD9(yrs). I would like the house to have a nice level garden, and for the house to be peaceful. I don't need to be near the beach, and I would happily live in a bungalow if it was big enough. We would need to be near to a station so DH can get to London 3 times a week, and I would like to be close to a nice cafe too (if possible). I would love to be somewhere where DD can ride her bike safely. Places previously considered have been Rye (too expensive) Fairlight (also a bit dear but love being on the clifftops) Old Town (houses too old - low ceilings sloping floors etc, no gardens) but I don't know enough about the other parts of Hastings to judge. I am also an old mum, so would like to be in an area where I won't stand out like a sore thumb in the playground. Can you help? I would be really grateful. Links always welcome. Budget could go up to around £450k but would prefer to spend £360K. Love the look of these houses but they are too dear and I have no idea what the areas are like:

We move next week but i have put off job hunting until we get DD into school. We are fortunate in a sense that we are coming from 3 tier so DD has to move school at end of year 4 anyway..but i will home school if there is no reasonable offer. I would say however every single primary is full, good, requires improvement the lot. House prices seem to be driven by catchment. Secondary with good sen provision was essential for us. Just wanted to highlight that if you are moving for secondary, that is the timetable. You are highly unlikely to get dd into a decent secondary unless you are living in catchment for it early in year 6.

We're in The Old Town in Hastings this week and having a very nice time. Mostly going to Camber Sands, Pett, Fairlight, St Leonards, Bexhill etc. I grew up in a very similar seaside town, and know that most people who live in seaside towns, don't really go to the touristy/arcade bits. My question is, where do you go? If you wanted to go out for dinner in Hastings, where would you head?
Ratty we have been driving through Ore quite often to get to Pett, (DD pronounces it Oré) can you suggest any nice roads we could look at?

Indian --- Shiplu in Bexhill London road near fire station - not been there myself as don't like Indian but friends go there

I've been looking at that one Ratty but the garden puts me off. It looks quite empty and bare. It's a handsome house though. Is that the area you were recommending? Ore?

Yes, that is only about 5 minutes from the one you posted, tbh finding level gardens in Hastings is quite tricky it's decidedly hilly, I have seen many a trampoline at a precarious angle!

This one is a bit past Ore heading towards Fairlight so moving from town towards Fairlight so a little more rural but only 5 minutes drive to Aldi.

I live 20 miles from Hastings and would never consider living there, it is a massive shithole. I used to do home visits there and refused to go on my own most of the time. There are plenty of drugs, alcoholism and violent crime.
Same goes for Eastbourne, NHS home visits really give you an insight into an area.
I'd rather live in Bexhill but you'd probably die slowly of boredom.
I would much rather live on Romney Marsh in Kent or somewhere like that.

Fairlight is falling into sea so I wouldn't buy up there

I grew up in Cooden, near bexhill. Was an idyllic childhood. We moved to Brighton when I was 15 though. Still love going back!

We have had such a nice week here, I think it is definitely possible to have a nice lifestyle here, we've been to a lovely park, some great bookshops, had lovely blustery seaside walks, and it's been so much nicer than living in a tiny flat in SE London. Hastings may be a bit rough around the edges, but then so is Lewisham, and at least here we have fresh air.

This is so untrue, Hastings is lovely, all towns have "shithole" qualities and deprived areas.

Says a lot about the town's reputation that someone starts a thread asking where is nice inside Hastings and 90% of the responses are suggestions of towns other than Hastings. However I don't think the reputation is fair at all. I've lived in Eastbourne, Hastings and Brighton and I would say that Hastings is probably my overall favourite for the combination of affordability, character and cooleness.

If there were jobs there in our field I would totally move back there and live in a big gorgeous house near Alexander Park or a kooky little cottage in the Old Town!
