This I wouldn't normally be alarmed about - but the EA said their solicitor advised it. Why would this be? Should we be concerned?

Where are you in the sale process? I think it's fairly normal - they might want to measure for curtains etc, just have another look again, or if close to completion and it's taken a while check that things are as they remember them. Our solicitor advised us to do this when we moved just over a year ago, because it had taken a few months to get to the exchange stage. First time we've ever been advised to do that.

nonwonderwoman · 26/07/2017 17:25

Totally normal I think. The solicitor would have advised this to check that there are no dramatic differences about the property since you last viewed, as once you have exchanged that is how you take the property. They may have ripped out the kitchen or changed all the windows for all you know (although incredibly unlikely!).

EssentialHummus · 26/07/2017 17:29

I always ask to view right before exchange, in case the vendor has burnt the house down or summat. If it's earlier in the process I'd still let them, but brace yourself to say "take it or leave it" to a request for a reduction in price/to throw in the curtains/whatever.

Emaboo22 · 26/07/2017 17:32

Bloody hell they are getting it for a bargain with all new curtains, carpets and appliances so they better not request a reduction ;)

They only viewed a few weeks ago, so it hasn't changed that much...(apart from being a complete mess now because its the school bloody holiday)

Its the most epensive purchase you are likely to make, its suggested you view at different times, to see what noise levels etc, are like, and you forget certain things.

Emaboo22 · 26/07/2017 18:30

Ok, I'll try not to panic. Like I say, I'm honestly not worried about them coming to see the house again - it's only the fact that the solicitor requested it.

They only viewed a few weeks ago, so it hasn't changed that much - you know that, but they don't.

Emaboo22 · 26/07/2017 20:06

Very true - why has house buying turned me into a neurotic freak....

OP posts:
Aquiver · 26/07/2017 20:06

We asked to view again, having had our offer accepted and process in train, to measure up certain areas for furniture (as we needed to buy all new items like bed, sofa etc).

Our vendors were very kind and let us take our time to measure up. Please do not worry unnecessarily, it could be absolutely nothing :)

Greengloves123 · 26/07/2017 20:12

We viewed again. No thought of backing out, I was just anxious about spending so much money on a house we'd spent 15 minutes in.

WeyHay · 26/07/2017 21:43

Your buyers are making a significant capital purchase. Of course they want to check it before exchange. You're unreasonable even to question this.

And it's a business deal - if you think they're not paying enough you didn't have to agree to sell it. You sound a bit resentful.

Emaboo22 · 26/07/2017 23:19

Oh no. I didnt mean to come across as resentful. When i made the point about the furnishings i was just joking (hence the smiley)

I know people might need to see a property again. It was only the solicitior bit that made me panic because im a born bloody worrier.

We are at exchange stage and told by our solicitor to go and look numerous times because when exchange happens it's hard to get out of it.
We viewed the house again on Tuesday for the first time with our children, and took our autistic child, definitely the best decision he keeps saying he likes his rooming we are now openly talking about the house, it's helped and I may be cheeky and ask to view again!

OVienna · 27/07/2017 08:02

Is there anything unusual about the property or the boundaries? We own a property I would have revisited to learn more about the shared lane. I think our solicitor did suggest it but wasn't practical. I think walk throughs prior to exchange are a good idea. They do this in the US where my parents live.

HollySykes · 27/07/2017 08:05

Some solicitors tell their clients to have a look prior to exchange to check everything is the same. If you have no concerns then I'd go ahead.

Bluntness100 · 27/07/2017 08:13

How many times have they viewed? I also think it's totally normal to view it again.

When we bought ours we viewed and put in an offer, the seller actually asked us to come view again as he wanted to make sure we were sure, and weren't going to change our minds, we did and were even more sure. We then viewed a third time after exchange as we wanted to work out what went where and get it right in our minds for packing moving in.

Windycityblues · 27/07/2017 08:17

We visited out house a few times, not to pull out but to make sure we had taken everything in, to work out what work needed doing, to work out curtains, furniture etc. We still bought and moved in.

Emaboo22 · 27/07/2017 08:31

My little girl has autism too so we have to go to the property we are buying nearer completion.

Thanks guys this has helped. Like i said, i honestly have no issue with the buyers coming back i totally understand that. I was just concerned that the "solicitor request" meant there was a legal reason.

Trust me to panic over nothing Grin

lanouvelleheloise · 27/07/2017 08:58

I would always want a second viewing, just to start deciding where furniture is going to go/what I need. Nothing to be worried about!

WeyHay · 27/07/2017 09:19

The solicitor asking may simply be because it's business. When I buy & sell houses, I actually don't want to meet vendor or buyer - I want to keep emotion out of it. It's business & these things are done by solicitors and estate agents. That's what I'm paying them for.

Emaboo22 · 27/07/2017 09:40

That's a fair point WeyHay - I think I have a tendency to overthink these things....

pigletpie29 · 03/08/2017 13:04

Our buyers have just said they want to come round to 'measure up' - the day after we put our mortgage application in for the place we're buying. But they've not even had a valuation yet and already seen it twice. I am a little suspicious....I don't think I'd ask to measure up til I'd had the valuation done!

WeyHay · 03/08/2017 14:07

Do you want to sell it, or not? I'm not sure what you're suspicious about - maybe they need to measure up then consider the valuation, in the light of their own measurings and estimates.

DigitalGhost · 03/08/2017 14:20

I wouldn't worry. I viewed mine 3 times before it completed. The last one was the day before exchanging just to make sure the house hadn't blown up.
