Supposed to be moving in a fortnight but still need to exchange - an I being blindly optimistic?

It feels like it's doable but all hinges on whether enquiry replies are satisfactory and solicitor acts with an ounce of speed in getting the report and contract to us to sign and post back. I just want it all confirmed so I can book the removals and tell the Internet people etc. Plus, packing all the dcs' toys up in the summer holidays feels mean! How can a move this straight forward be this stressful? (2 houses and 3 couples!)
If it does happen then it'll be 9 weeks from offers accepted to move - I'm being overly ambitious aren't I?

Well I'm in a similar situation - I'm hoping to move in ASAP as we complete on the house I'm selling on July 28th and yet my ongoing purchase has not yet exchanged. Lots of legal loose ends to be tied up yet and my solicitor is telling me 10/11th August is optimistic. It's a logistical mine field as I'm camping out at friends houses, trying to improvise childcare and work f/t all as a single parent - my head hurts every time I think about it!

What is your solicitor saying in terms of likely exchange date?

Solicitor won't be drawn on any dates ever. I'll chase tomorrow. I hate being in limbo. Last time I moved I didn't have children so it matters more this time!

We exchanged and completed on the same day 2 days before we moved and 3 days before the mortgage offer ran out. I don't recommend the stress but it is doable.

Give your solicitor hell though.

Us too. In fact, IRS the 4th of August so less than two weeks.

Our solicitor is a dolt so will be doing some serious chasing tomorrow

We had our removal team lined up with the provisional date, dropped the contract off at 5pm, half an hour after the exchange and they were in packing next morning.

And I was wrong above: exchanged on Tues afternoon, completed Thirs lunchtime.

Buyers and sellers are all on bloody holiday!

Buyers have signed and returned their contract and sellers have authorised their solicitor to exchange on their behalf so essentially I'll spend a week stressing and chasing EAs and solicitors and everyone else returns from holiday saying "wow, moving house is easy" while I go grey!

So many other things going on with childcare in the summer/annual leave not matching moving date as buyer messed us around so now we move one day then back to work the next! My next full week off is October 😩

M0ther I think it will entirely hinge on those enquiries. The house I am trying to purchase had 17 enquiries raised on it by my Solicitor. Unfortunately the sellers Solicitors did not answer these in enough detail (also took a month to return) and so mine had to go back to theirs for more info. This was 2 weeks ago and I am still to hear back as to whether it is complete.

2 weeks is going to be very tight but you never know. It is so very very stressful!

All of our searches and enquiries seem to be sorted bar one minor one.

I sent a slightly snotty email to the solicitor re: comms and she has bucked up somewhat

Estate agents are in the job. The issue for us is that we are in a chain of 3. Our buyers are in rented and our sellers are sadly deceased. The buyers are doctors and my DH is a dentist. They are all stressing out massively as the docs are rota-ed and DH has 4 weeks of clinics arranged that really cannot be changed as he is doing specialist treatment so if we don't move on 4 August, it's not as simple as everyone just taking a day of the week after to move, it could be 4 weeks before we can all arrange it. 😬

There isn't much left in the house we are buying but the executors can only say that they will "try their best" to clear it. They're not even family members so it not as though it's too terribly sad for them and they could just get movers in to clear and put in sotorage. There is a mortgage on the property so it will need to be paid for another month minimum if we can't so 4 August which is hardly in the best interests of the beneficiaries. 😬

Sellers are moving out on 4th Aug whatever as they're moving in with family while new build is built. Buyers are in rented and plan to move in gradually over a month while having a cross over of mortgage and rent. Only us suckers have to move in 1 day 😩

Enquiry responses have been received but solicitor has follow up questions (not sure what as she was vague). She didn't seem to be concerned and said if they responded quickly 7th would be fine.

Buyers have signed but solicitor wanted another document from council that could take 2 weeks to receive (plus additional fee), but luckily we have a copy from when we purchased so that's all sorted.

It seems to be changing by the hour so who knows.

Car (old and on last legs) also died so we'll be buying a house and car in the same month. My lovely plans of paying a decorator to get the house sorted just changed to dh and I with brushes. Oh well, it's our forever home. Still smiling, just about!

How is everyone doing today?

By a massive stroke of luck, I was wandering past the house yesterday and met a lovely man who was a friend of the owners and looks after the house.

He was so nice and said the executors were basically gigantic pains in the arse who were ewlaying everything by taking weeks to respond

Anyway, we swapped numbers and he managed to get hold of them and thwy have agreed to 4th. Now chasing the solicitors like mad. Our buyers have agreed to 4th too.

He is also letting us in to look round the house on Saturday Grin

Just checking in. Packers are here today and I've been a bit emotional about the packing up of the house. I now have nowhere to live as of tomorrow until we complete in Kent.

Found out yesterday that I have to go up to Chester to sign financial documents face-to-face with solicitor (FFS) which is now booked in for Wednesday. My solicitor is working her arse off but has been given tons of queries to deal with and estimates "mid August" for completion. I have now been signed off work with stress as of yesterday which takes the pressure off a bit.

Like you m0ther this is my forever home and I was hoping to be able to redecorate and renovate the bathrooms but due to additional unexpected costs this is now looking unlikely. Goodbye financial buffer!

Oooh Freelancedolly where in Kent? My previous life was Folkestone / Canterbury. Now in the South West.

My solicitor dumped an extra 6 enquiries on seller but seller replied today so I'm hoping for news tomorrow as to whether we can exchange in time. It's looking tight but I'm hoping it'll all fall into place.

I know it is frustrating but Solicitors can't commit to dates until all the enquiries have been satisfactorily answered - they can aim for a target date, but until all the questions have been answered the mortgage lender won't agree to release funds, and some lenders specify 5/7/10 days to drawdown the money.

Fingers crossed for you all though as I know how stressful it is.

Theres 3 of us in the chain and apparently we are waiting for enquiries/searches still. I'm still waiting for the survey results for the house we are buying, but my husband is an architect so I'm not too concerned as he knows there is nothing structurally wrong with the house.

m0ther House is in Sandwich. Folkestone was also of interest but on paper I couldn't get the schools to work so gave up.

Left the house yesterday and due to complete on that side today. Wrote to my solicitor to ask yet again re completion dates and she is still refusing to be drawn Confused Apparently a charge needs to be taken off a property which can take up to a week, then draw down of the funds, and only then can we look at completion dates. I have been told by my broker draw down is 24 hours, so I think I'm looking at Friday 11th August realistically.

Fingers crossed for us all.

Oooh fingers crossed! Folkestone is a funny one with grammar schools. Some lovely areas but some not so nice (I guess like everywhere) but sandwich is nice - big beaches I seem to remember.

We're in the last stages with vendor's solicitor not responding properly to 2 enquiries. One is a basic one about any breaches of covenants (which is in all enquiries so can't understand why they're avoiding that one) other is re lack of building regs on a wall that's been removed. Vendor's solicitor argues previous owner did it therefore not current owners responsibility to provide. Our solicitor is insisting on an indemnity. Not sure what we'll do if it's a stalemate. I'm of the opinion we'll move one day that week even if it's not the Monday. My work are being great about it but I'll be moving one day then back to work the next whatever happens.

Am now liaising with the partner as our solicitor is completely incompetent (I say thatbas one myself) and seems to have completely given up
answering calls or emails from anyone. I suspect she had not ordered mortgage funds in time. I am raging

As a minor solution, can you add on packing to your removals service? We have used it for the last couple of moves and it means that you don't need to worry about having notice to pack in advance- they just turn up on the day and pack everything. Then children can play with toys till last moment.

Yes - have a full packing service. We have 3 kids aged 4 and under and a DH who never says no to a patient so I won't be able to pack a thing. Lots going into storage as new house needs a total refurb so I think we will just carry on with getting the package and storing done

I am fuming as my parents were coming to stay for a week to help. They are on hols next week 😬 Husband having hysterics about patients as he is a specialist and has tons of treatment planned next week which would be a nightmare to rearrange. Buyers fuming as they can't find anyone to swap with their rotas

I am NEVER moving again. Only 3 in our chain. God knows how anyone copes with a bigger chain. You have my total respect

You don't have to sign docs face to face, there's a great thing called post. Solicitors can do all identity checks that way too. Sounds like yours is grade a useless, when all is done I would raise merry hell with a formal complaint. Future customers will thank you!

Only on mn can people find packing for so cheap. My move with beds being dismantled and rebuilt is £800 and packing was going to be a further £1k so I'm working 30 hours, have 3dc primary age and an packing ourselves! I don't have £1k for that and need to sort anyway so may as well pack too. Also packers need notice and I don't think we'll get that.

Not had contracts yet but hopefully on Monday so we can return by Wednesday 1st class then exchange Thursday? No idea re buyers lender though. Might need 5 days notice 😩
