Supposed to be moving in a fortnight but still need to exchange - an I being blindly optimistic?

It feels like it's doable but all hinges on whether enquiry replies are satisfactory and solicitor acts with an ounce of speed in getting the report and contract to us to sign and post back. I just want it all confirmed so I can book the removals and tell the Internet people etc. Plus, packing all the dcs' toys up in the summer holidays feels mean! How can a move this straight forward be this stressful? (2 houses and 3 couples!)
If it does happen then it'll be 9 weeks from offers accepted to move - I'm being overly ambitious aren't I?

We sold/bought and from offer to exchange/move was 8 weeks. I badgered my solicitor to high heaven and pretty sure he wanted to get rid of me. Best way really.

With regard to removals. The company we used allowed us to be pencilled in because the realised how these dates can change. They were surprisingly relaxed.

Exchange now happening on Monday afternoon 😬😬. This is so stressful.

Idiot back on the case. Took 3 emails backwards and forwards between us before she was able to advise on a date for exchange - she kept giving me the completion date. I bloody know that!!!!

Can't choose exchange date until vendor's solicitor actually replies to the last 2 questions. Grrrr they're standard things ffs.

An extra £1k for packers..?! I had packers and it was £900 for without and £1250 for which packing (including dismantling and mantling, remantling?! beds). I shouldn't really have paid the extra but have felt on the edge of insanity for a while so it felt like an essential extra. Yes it wasn't the grammars as such that were the problem - I have twins aged 7 - but it felt like the better primaries only had one class admissions (I wanted separate classes for them).

Completed on our house earlier today and have had emails flying around about what happens next on Sandwich house. Email from vendors solicitor saying "... Obviously, we and presumably you will need at least say 7 days between exchange and completion to draw down mortgage funds."

Can anyone shed light on this? I've been told we can get funds drawn down within 24 hours. What is this need for 7 days between exchange and completion and why do some solicitors say this, when it is perfectly possible in some instances to exchange and complete on the same day? I mean I get that it won't always be possible, but why would a solicitor say "obviously..." when it isn't obvious at all?

As things stand, I have to sign paperwork on Wednesday, and then we are in a position to draw down the funds. Do we have to agree a completion date before we can apply to draw down the funds? Why does my brain hurt?

freelance simultaneous exchange and completion is only possible where it is a cash purchase (i.e. no mortgage). If funds need to be drawn down from a lender, the normal minimum is 5 working (Mon-Fri) days. Can be less or more, but solicitors won't be keen to risk not having monies in time for completion to take place.

You agree a completion date on exchange.

Thanks Spickle. That makes sense - although my solicitor (who has been excellent, v experienced and a partner) replied to him saying "Like you say we’ll be dependant upon the mortgage money coming in. Do you think that a simultaneous exchange and completion might be possible in this case so that we can complete as quickly as we can?"

She knows we are both using mortgages so wonder why she thinks it's a possibility? Confused

We didn't exchange. It is meant to be Monday afternoon now. 😬 x a million. Anyway, just going to focus on getting ready for packers.

Sod's law that we have 2 kids parties this weekend right in the middle of the day somthat really cuts into things

Also heard DH on the phone to work saying "well I wouldn't mind coming in to look at that but we are moving next week and my WIFE would not be happy". I nearly kicked him in the balls!

We completed Thursday and got the keys early afternoon. I'm sure the exchange didn't go through until late Wednesday/early Thursday morning, and that's with a mortgage (but no chain either end).
I kept badgering the solicitor to get it confirmed, but he wasn't very forthcoming.
We'd been told a month ago that completion was OK for 27th, and every time we contacted the solicitor he reiterated this, but never got in touch in the intervening weeks to let us know the progress. It was quite worrying because we had time booked off work and had put notice in on our rented house but nothing was definite until I got a call Thursday lunchtime.

We've been told 2-3 days is fine for lenders re notice so fingers crossed.

freelancedolly I also have twins - older dd is 9 then 5 yo twins. Moving from a 3 double bed house to 4 double beds. We had 3 quotes with packing and all were the same 😩

I was quoted £120 for packers to pack my 3 bed semi (Midlands).

But my vendors pulled out just before exchange. Last week. Got call when on holiday with dc.
So don't pack yet Sad fucking twats

specialsubject this is the request of the bank, not my solicitor. She also thinks it's laughable. They also sent a real human to my house to check my identity documents, rather than accept a notarised copy of passport etc. All very antiquated, but they're the one with the funds, so...

I'm still confused, although solicitor says if we sign papers tomorrow and all questions answered bank's satisfaction, we could possibly draw down funds by Friday and complete and exchange on the same day on Monday.

I am still therefore none the wiser re. how this all really works.

Any news anyone else?
