4 bed family house in north east London - where?!

Need to move within the next few years so want to get a feel for areas.

Have up to 850k and 2 primary school age children. Need good schools, transport links, leisure centres, eateries, culture, parks and access to green space.

I don't drive so need all this to be walkable. Partner does though. So far have considered Walthamstow, Finchley (but which bit?! East near Muswrll Hill but north near leisure centre and arts centre.

Need to be able to get to Moorgate / Liverpool st and Kings Cross / M1 easily.

Mine are at school over the tacks in Crouch End (moving just after eldest started meant she went into their bulge year for that year), but south Harringay I visited and was v impressed. North Harringay I didn't like so much, but both are good.

Nice road. When you search, search Harringay (the area known as the ladder), not Haringey (the borough). Lots on at the moment but the prices are la la land. I think most are overpriced by a minimum of 10% - which was confirmed by our valuation when we remortgaged! Wait and see - none of those on for over a million will go for that. I would eat my hat!

@goteam I also have a friend who bought in Southgate recently, in the Southgate green conservation area. I've visited a couple of times and thought it had a nice village feel. Yet shopping staples were easily accessible from Southgate town centre.

Fufulina, that house is absolutely gorgeous. If only it had a 4th bedroom. We really need a guest room for friends and family. It's just lovely though. I would put an offer of around 870k which would absultely be our limit (if it had 4 bedrooms).

OP, our DD1 just has finished with reception so we haven't thought too much ahead about secondary. I heard The Archer Academy is good though.
We haven't moved yet actually. Was waiting for DD1 to finish her year. Have put in an application for Martin primary which is "outstanding" and has a good reputation. It takes 3 classes each year and in London people move about, so we are hoping it will be ok (fingers crossed). If not the next closest is also a "good" school.
There is Cherry Tree Wood which is a really lovely park near the tube. Lido leisure centre is north, not too far either, but I guess it all depends on which part of EF you live as well.
We have only visited and not lived there so can't vouch for it completely, but many friends have recommended it so feels like it can't be too bad.

When we moved (in the 90s) we had a similar agenda. We looked at Walthamstow, Harringey ladders, Wanstead and Forest Gate.
Harringey and Walthamstow were raves but Walthamstow won as it seemed less trafficy. Certainly, Walthamstow has proved a good choice for us. The controversial mini Holland scheme has further dramatically reduced traffic in residential roads and lots more people cycle locally, including me.

Funnily enough our other choice was the ladder and where we first looked at houses as we lived in Crouch End, however houses were cheaper in Walthamstow and I preferred the transport links. I also felt the ladder had become more expensive than it was nice IYKWIM. The bit known as Haringey Gardens (behind Haringey Green Lanes station) was cheaper than the ladder (two years ago). Secondary options in that area are Skinners, Gladesmore and a few others.

Winchmore Hill has 2 regular buses (125 & W9) that go to Southgate tube. You can also jump on the school buses in the morning as they go the same way.

Another vote for Southgate, Winchmore Hill and Palmers Green.
Walker primary is a lovely school with a string community spirit.
Ashmole is a nearby outstanding secondary.
We've recently voted a Labour MP in.

Haven't RTFT but I'm another one extolling the virtues of Leytonstone. We nearly moved to Colworth Road but lost out as the estate agent was on annual leave the day after we viewed and DP thought it best to wait till he was back before putting in an offer Sad. £850k could get you a very nice house in Upper Leytonstone or Bushwood.

We've just moved to Leytonstone on the same sort of budget (although in the end we spent less on somewhere that needs stuff doing). Really friendly, lots of community stuff. Decent coffee shops, pubs etc, open space at Hollow Ponds, Central line into the City. (I also work near Liverpool Street and can be at my desk in half an hour on a good day).

Schools-wise we're in the (minuscule!) catchment for Gwyn Jones which was the plan. Barclay Primary also nearby which is outstanding.
