4 bed family house in north east London - where?!

Need to move within the next few years so want to get a feel for areas.

Have up to 850k and 2 primary school age children. Need good schools, transport links, leisure centres, eateries, culture, parks and access to green space.

I don't drive so need all this to be walkable. Partner does though. So far have considered Walthamstow, Finchley (but which bit?! East near Muswrll Hill but north near leisure centre and arts centre.

Need to be able to get to Moorgate / Liverpool st and Kings Cross / M1 easily.

What about palmers Green? Well connected and houses are stunning. High Street needs work but up and coming. The Lakes are gorgeous.

I'm sorry, but I had to laugh (rather mirthlessly) at this for two reasons. First, there's nothing "leftish" about 80% voting Labour - that's well into one-party state levels.

Second, the OP is looking to spend £850k on a house - the kinds of taxes on property that Corbynite Labour will introduce will crucify people like that.

Sorry to bring politics into a property board, but nothing is more political than property these days...

This is a 5 bedroom Victorian semi in Barnet - down the road from the woods and 10 mins to New Barnet Station (which is fast to Kings Cross and Moorgate).

We just bought a 3 bed in East Finchley for 775k and planning to spend more to do it up in the next couple of years. Seems like a nice area. We got 2 children, one in primary. Fingers crossed she'll get into the local outstanding school.
Walthamstow seems nice too and I know families who live there enjoying it. Just a bit too East for me (work in west London)

I live 5 minutes from Highams Park. Very residential. Transport links not the best really. Haven't used the overground though so I tend to bus it to Walthamstow and then use the underground.

I live in Bowes Park. It's great, near Bounds Green tube and the overground. I grew up in Muswell Hill and it's a lot cheaper! My kids walk to their secondary school (outstanding) and have loads of mates round here.

Southgate in Barnet? For your budget you'd get some lovely houses there. And the area has a nicer look and feel than Walthamstow.

We had a look at Southgate and didn't really like it. Can definitely get a much bigger / done up place up there but the high street and the many houses we saw just didn't feel right

Highams Park is great for city commute (30 mins) into Liverpool St. It is starting to be less suburban. Train goes through Walthamstow Central to change to Victoria line.

There is some lovely Victorian/Edwardian housing stock near the station. And a great park, and walks into the forest. Popular co-ed secondary.

I would recommend South Woodford/Woodford/and Wanstead. I think it's very good value for money when you think of house and schools and access to transport all together. Undoubtedly more suburban but I do think that in terms of having access to consistently safe school options you are better of in Redbridge.

Highams Park also has an excellent secondary school and good primaries but less good transport links. I am sure there are good primaries in Walthamstow and maybe the secondaries are improving - but DH and I only seem to know people who left after year 2 or 3 to get settled somewhere else for secondary school and the people we know who did stay either send their children private for secondary or were very, very lucky and the kids got into the grammar school, Latymer. (Very, very competitive and ball ache to get to as well.)

We bought a 4-bed semi in Barnet for £700,000 18 months ago.

The pros of the area are: lots of lovely green space and easy to get out into countryside; loads of things for children to do; some excellent primary schools; on the tube, loads of buses and train from New Barnet to Moorgate or King's Cross; nice variety of housing stock, from very cute Victorian cottages to bungalows to the inevitable 30s semis.

The cons are: shopping isn't great - fine for food but if you want a decent range of clothes shops you have to go to Brent Cross, Wood Green or one of the various retail parks in Herts. It's a long old trundle down the Northern Line to the West End and City. If you're a cyclist, the hills may get you down.

Anon, which secondary are you hoping for? Did you move in year for primary? We will be looking at in year admission which is slightly worrying me. East Finchley does seem lovely.

Savagebeauty have thought about Bowes Park -Bounds Green and Palmers Green as a pp mentioned.

That Barnet house is lovely but the road is a bit of a rat run - very narrow, with buses chugging up and down. Getting in and out of the drive could be a pain.

Ovienna I think Woodford etc may be too east and not a great tube line for us. It does feel a bit too suburban. I think Southgate might too.

Nasty info on Barnet helpful thanks! I'm not a huge shopper so that sounds fine for me! More interested in leisure centres etc

Harringay ladder - 15 minutes to Moorgate on the overland from Harringay station, loads of restaurants and bars on Green Lanes, easy into Crouch End for chi chi shite. Primaries are great. On the ladder roads houses vary massively - price depends on top of the road or bottom, N4 or N8, top, middle or bottom of the ladder itself, whether the loft or side return has been done. Lovely community feel. Great transport. The only thing I'd change is being closer to Finsbury Park - but we are mid ladder.

Fatcat, Winchmore Hill looks nice. DH suggested there too. worry about being wholly reliant on mainline trains with no tube option though...

Fufulina, interesting as we considered the ladders initially when we realised we would need to move. What about primary school? Which ones are there? They never seem to show up on rightmove searches. I do love Green Lanes. We are nearby at the moment but Stoke Newington end. Glad you said about community feel because while I love cafes etc on green lanes, worried it was a bit too much of a 'thoroughfare' to have a community feel the way somewhere like Walthamstow does.
