Why do estate agents say "Offers over...." & other questions

Why add "in the region of" or "very near offer" everyone knows it's a negociation

Why can't you remove stuff on Right move (I've seen the same house in 25 million searches - I don't want it - so stop showing me)

Why does homewise even exist!!

Why when a house is over priced & you talk to the agents do they desperately try justify the price, most people are not daft!

Why, why, why.....

I think I'm having a bad day!

'Offers over 300k' ensures the house shows up in the search bracket up to 300k, written the vendor would have liked to list it for, say, 315k. If they list it at 315k, it won't show up in as many search results. It's just a tactic to get more online views.

We moved this year and feel your pain. It was a torturous process as both seller and buyer!

We have stopped looking purely because of the "in the region of" bollocks.

Offered on 2 properties recently, sensible offers to be told the owner is looking for £30k more than the stated amount Hmm

Going to spend money on where we are and stay here instead I think I've become to old to get wrapped up in dealing with estate agents and all the nonsense that goes with buying and selling, I have no patience for it all

& what is the deal with selling a house with a tennant? That is so unfiar as theperson buying is extremely likely to give them notice - it's a bit crap really

My current house was advertised as 'offers in excess of £x'. It had been on the market for several months with 2 price drops. Their estate agent was utterly useless. We bought it for £x exactly.

Fucking Homewise! I'm fed of flicking through and getting excited about a nice house only to find it's actually £200k more unless you sell your soul with it. I wish you could filter it out!

what is the deal with selling a house with a tennant?

A 'normal' buyer can't buy without vacant possession so it gets sold to another LL. Good for the tenant (not being given notice) and good for both LL as they have certain income until the sale and new LL from day 1.

OIEO does my head in! Last year I offered like £5k over the OIEO amount and was told they were looking for £30k over.

In Scotland most houses are sold as "offers over". Here, it means that they expect you to offer over the amount - if lots of people express interest, a date is set and it goes into a sort of blind bidding process.
If the house has been on the market a while, and no-one else has expressed an interest then the sellers will usually accept an offer at the asking price, and occasionally will accept a lower one. Completely different system here than in the rest of the UK, though!

We did oieo purely because we weren't going to move if we didn't get a minimum price. We weren't holding out for 10% more.

It is annoying because properties come up at attractive prices on RM but it is the lifetime lease price not the open market price.

I'm looking at my max budget on right move filter, then something drops in at top of my budget I look I might like then I read in excess of
