Gutted my dream house is going to auction.

Been on the market since Feb/March . Had one offer but we declined then the wife changed her mind although the chap wanted to increase offer.

Nothing since.

Found lovely house. Been on the market a year now ( not when we saw it ). Elderly couple, no rush to move.

EA told me yesterday that they've decided to put it and the house they built next door too into the next auction in August. I'm assuming they've decided to move closer to their grown children.

So gutted. House was ideal for us. 😟

Drop the price on yours to whatever it will take to sell and remarket, and once you've found a buyer make an offer. You've got a month to get in order. Yours is probably over priced or very specialist if its had no interest.

I'd assume yours is over priced, so drop the price, sell it and buy the one you want.

Get your EA to contact the original couple who offered with a lower price and see whether they're still interested? -- if you really want to sell and try to buy your ideal house, you need to act fast.

Is there a way you can market yours more aggressively, highlighting all the qualities that made you buy it in the first place?

You know that if you want to buy it at auction you'll need to present a cheque for 10% of the sales price plus auction fees on the spot and you'll lose all that unless you can complete full according to auctioneers terms (usually 28 days but varies by auction house), right?

You sound like you've given up as you don't believe you can sell it in the next month, as such I guess you know it's over priced and are unwilling to drop it.

divided were not in a position to buy it at auction.

It is the barn, every single viewer has said the same. The problem is someone owns it but it's half finished. There's no time scale for finishing it, it's a mess.

When we bought this house it had been on the market for 3 years ( we didn't know that then )

That doesn't look bad at all, though, OP. I thought it was going to be one of those giant, rotting corrugated barns full of plastic-wrapped bales of spoiled silage. If you find a buyer, will the elderly couple consider taking the house out of the auction and selling direct to you?

It's not too bad. It looks though as if a barn conversion was started and stopped. Is that an extension at the side?

That is probably more offputting as a conversion would be pretty close to you. Are there any planning docs online?

I agree though, properly priced, any house will sell

herb until we sell we can't afford to buy theirs. They know we were serious, we went round 4 times. They know we have to sell. We are both with the same agent.

Yes the extension was new in the winter. He's had the barn since 2006 I think.

The house we bought was due to go to auction. We sold our house, offered the guide price and they took it out of the auction.
If you really want it, go full on selling yours now and make them a serious offer before the auction.

I've just called the agent, waiting for a call back. Also called Dh to see what we can do about ours, i.e. How low we can go.

It looks well presented - although the first photo is not great as it highlights the fact that you have to drag kids and shopping etc up quite a flight of stairs after walking from the car. I would also get new photos of thebathrooms

What is the agent's view in price? What's the least you could afford to sell for?

Stupid question - but why don't you put yours into the same auction? You have well over a month. We're in an auction this month and viewings are only 4 weeks prior anyway. Unusual properties tend to do well in auctions.

You could request your property is listed prior to theirs. That means you know whether yours is sold or not before theirs comes up, so if yours has sold you know you can bid on it.

You can also have a min price in yours - but if yours sells and you don't get the other one your stuffed!!

The barn looks fine, that wouldn't put me off.

Ah you can see it in street view, the pic of the front of the house has been taken down, right? It's on a dual carriage way?

bluntness yes it's on a dual carriageway but since I moaned at EA the people who have been to view don't mind that. Every single person that has viewed has said it's the barn that is the problem.

It's going to be a 2 bed house with the small garden fenced in, so where all the building debris is will be fenced off. I know the guy doing it up, he plans to sell it or live there, youngish ( late 20's early 30 maybe ). He's ok, he knows his property is putting my buyers off but just says they have no vision.
