Gutted my dream house is going to auction.

Been on the market since Feb/March . Had one offer but we declined then the wife changed her mind although the chap wanted to increase offer.

Nothing since.

Found lovely house. Been on the market a year now ( not when we saw it ). Elderly couple, no rush to move.

EA told me yesterday that they've decided to put it and the house they built next door too into the next auction in August. I'm assuming they've decided to move closer to their grown children.

So gutted. House was ideal for us. 😟

Op, I'm surprised at that, that's a very busy dual carriage way and it's literally feet from your front door. Possibly the people viewing don't mind it, but it's putting other viewers off? The barn is really inoffensive in comparison.

It's got to be location stopping other people viewing, but for the right price, people will buy it. It's a beautiful house, you've decorated it fantastically, but it's in a terrible location.

Honestly I think you're kidding yourself if you think people don't mind the location.

Compare your price per square foot to other houses in the area's price per square foot...Does it compare? Is the price higher but way better than the other houses? Or is that price lower because the house has some drawbacks? Your price seems a bit high given that there are houses like that around London selling for 400k. But maybe your area is really popular?

I'd also say take a (few) new pics of your houses' outside.
And add how big the house is in square foot on the floorplan, I can see you house big, but would want to know numbers.
Definitely should add new bathroom pics
I can't zoom in on your floorplan, which isn't a great selling point either
You can definitely make your listing better.

I agree - it's the carriage way. I know this would be expensive but is there anyway you could get a fence up and some new photos or at least before viewings.

I agree that auction could be best with a reserve price obviously

The barn is the least of your worries and could actually be fine if done up nicely, bearing in mind the location

I would expect the proximity of the carriage way to take 25 - 30% off the value. So, multiplying that up, would your house be worth about 600k in a better location? And what else is available around your current price point?

We're not allowed to put a fence up as it's too close to the road.

gobbolino yes I agree. The barn would be fine if it was finished. What people are saying is, oh what is it going to look like? How intrusive is it going to be? That kind of thing.

If a house down the road is only £100k more, I don't think yours is at minimum price yet

I think, unfortunately , the proximity to the road and the fact you cant put a fence up and the steps up to the front from the car are going to put off a lot of people with young children - sorry.

This one has just sold for fifteen k more and it's in a much better location

Does the barn converting man not need planning permission? This is a change of use so he should. You can look on the planning portal and find the plans etc there. Print if a copy and then show viewers

Do you mean the links don't work? Just go to right move for your house, on the right it shows houses that have sold in the area, then click show more, then change parameters to within one mile and they come up.

The first one i mean. The second one hadn't sold yet the asking price isn't an indication of value.

alittle it's not bigger than ours ( well it doesn't look like it when I drive past ) though I do think it's better presented. It sold in a week. Houses in the village sell quickly generally.

I can't imagine any rat run being worse than a 4 lane duel carriage way.

Plus you can park your car at the front and the property is secured by stout walls and gates so much safer and very secure.

I'm sorry - I'm not trying to be difficult, just pointing out what prospective purchasers might think

gobblino its fine, I'm happy to hear all views. I'd never thought about the security before. We leave our garage door open all night ( not on purpose ) without a thought as we're so secluded here.
