Why am I getting no viewings?!

I live in a sought after area, with minimal parking. My house is one of a handful on an entire estate (spanning 7 building zones of estates) with parking. And i have space for 4 cars! The house is well presented, im the average price range, and i have already dropped the price. The estate agents said they are plugging the property ( which i have seen myself) but just nothing. Have had 6 viewings since jan. Only thing i can think is there is a new estate being built - so i am in competition with them? Any advice appreciated! My ass of an ex isnt paying his half of the mortgage and im left paying 2. The house looks lovely. My suggestion would be to have furnished photos if possible. People are rubbish as imagining what the room could look like. Have you asked the agent why they think it's not selling?

That's so funny op, I'm looking at moving up that way, I'm not buying at the moment as we want to rent for a bit first but I did go up and visit Lawley village, As I liked it, I do think that you will have alot of competition with them building more houses, Could you perhaps try and rent it out so it doesn't get repossed, I have noticed a lot of them linger for a long time in Lawley village.

The lack of furniture makes it look a bit cold and soulless.

Kitchen photo should show it as a kitchen diner rather than just a kitchen if that's what it is.

No focal point in the lounge.

Garden not great.

Still seems a lot of house for the money though.

It's really not 'well presented' and needs to be furnished and dressed for sale.

The garden would put me off immediately as it's small and not very gardeny.

you could do with more/better photos, and being on rightmove or zoopla if you aren't already. You only have a photo of 2 of the bedrooms and one of the bathrooms. Being pernickety, I would get rid of the Cars theming in the bedroom, and have the bed a bit tidier. And possibly the garden looks a bit bare, some cheap garden furniture might cheer it up a bit? or big plant in a pot?

also if it's leasehold then people may be wary of increases to ground rent.

Furnish if possible. A few plants out the front door. What is that hanging from the kitchen wall? I'd neutralise the kid's bedroom, and at least make the bed! What is in the garden? Is that bark chips? If it's like that because of a trampoline, you should at least put one down there.

I am sorry but those photographs are so sad......almost like a story in an estate agents blurb.
Whoever took those photos has no heart. I would simply not allow them to go out if I were an agent. The rooms need to be furnished (preferable) or totally unfurnished. Having said that, the kitchen needs to be one colour and the cars border needs to go.
Good luck with the sale. I really hope you sell rather than face repossession.

Hi all, thankyou. It is on rightmove. Its unfurnished as i havent lived there for some time, and obviously needed my sofas and living furniture! So i cant really be buying furniture for the sake of it? The garden was horrendous - there was an issue with the soil so the whole estate had to astroturf, bark or patio so we did decking and then woodbark for the trampoline and playhouse. Unfortunately all new builds now have small gardens.

However thankyou for the tips about the cars sticker - will take that down. My friend is having the bed for her little boy, so that will be gone this weekend. There are three pictures of three bedrooms, the main master and the 2 spare doubles - it is just the box room with no photograph.

Turf the garden
Make your DC's bed and get rid of the Cars decal
Furnish some of the rooms if possible
Get on RM/Zoopla if not on it

It needs dressing and the decor isn't good. It looks like there are 3 different colours of paint on the front of the house. They are minor things. You can easily fix. Sorry about your ex. Can you get agreement to recover his share of the mortgage and half the cost of titivating from any equity?

Are the words that come to mind. It doesn't scream 'view me'. Agree it needs a bit of furniture (borrowed if need be) and a few pots in the garden. It looks like a buy to let not a family home.

@Lottie991 It is a lovely area. And I am very happy here. Unfortunatley i cant rent as neither my ex who has paid nothing towards the mortgage for 2 years will not give permission, nor the bank will allow to change to buy to let as we did the firstbuy scheme x

What's on the window sill in the second photo? (Air freshener??)

More air freshener in the third (kitchen) photo??

The poor, abandoned and unloved bed in the fourth photo is sad (couldn't the estate agent even pull the duvet straight for the photo?). I would remove the Lightning McQueen freeze and wall stickers

Remove the pram and dolls from the fifth photo

Where does the bed fit in the loft bedroom? Needs to show the lay out of the room and how much bedroom furniture fits in there (if you can't comfortably fit a double bed and easily access the wardrobe, it will really put people off)

Inject some colour into the garden. Are those bark chippings in the middle? I would expect them to be covered in weeds (and fox poo) pretty quickly so would be mentally adding in the cost of re-doing that. Why is there some abandoned picket fence in the corner?

Needs dimensions on the floor plan

Ultimately if you aren't getting viewings it means that buyers think that it is probably over priced. How does it stack up to the competition?

Really, the agent ought to be majoring on the fact that the house is chain free and is being priced for a quick sale (because it should be). So you are aiming for someone who has either cash or a mortgage all lined up to swoop in and want to move quickly to secure it.

There's nothing in the blurb to suggest that this is the case, and the furniture situation suggests that maybe someone is living there part-time?

It is priced below the competition. Current homes of that size are approx 200+ . I need £180,000 to clear mortgage and equity - and i would have to put money of my own (which i dont have) to pay solicitors and estate agents - so lowering again isnt really an option. If i buy flowers they will die and that would make it look worse? As im not there enough to maintain garden pots.

That property has no parking, which is a massive issue over here. They didnt factor in peoples needs to park when building. So i thought my double driveway and garage would have people wanting it!
