Why am I getting no viewings?!

I live in a sought after area, with minimal parking. My house is one of a handful on an entire estate (spanning 7 building zones of estates) with parking. And i have space for 4 cars! The house is well presented, im the average price range, and i have already dropped the price. The estate agents said they are plugging the property ( which i have seen myself) but just nothing. Have had 6 viewings since jan. Only thing i can think is there is a new estate being built - so i am in competition with them? Any advice appreciated! My ass of an ex isnt paying his half of the mortgage and im left paying 2. TBH I just think it's too expensive. By all means do the cosmetic things others have pointed out, and certainly emphasise being chain free, but it's just a lot for a house in that area, that isn't anything special. Especially with the help to buy new build stuff. I appreciate you say you need a certain amount for it but, with respect, how much you need for it and how much it's worth are two separate things.

But that estate agent link says it all tbh.

I don't think you need to dress the house. That's a LOT of furniture you'll need to fanny about with to fill all the rooms.

Vacant houses sell all the time so i would remove all the remaining furniture, get rid of the air fresheners and get professional photos done of each room. I wouldn't post any more than one photo of each room as you don't want the buyers to have seen everything and if there's 25 photos I've decided after the first 5 if I'm interested or not. I don't need to see 8 photos of the living room from every angle. And perhaps write your own blurb and ask them to use that as none of the benefits are prominent. Emphasise the parking and garage the space. You need it to be snappy and attention grabbing.

If you can give it a lick of paint where needed etc and put the dimensions on the floor plan i think you'll shift it. It just looks like you're still in the process of moving out because there's random stuff in there and tbh looks like a break up house and that could ring alarm bells because it could indicate a difficult sale (ie if one half of the couple drags their feet). You need to emphasise quick sale and chain free.

I think the garden is ok actually. You can see the space available and the buyer can do what they want with it.

Estate agent isn't doing their job on this.

It needs something like 'Priced to sell with no chain' etc at the start. It also needs dressing to sell.

It's a buyers market at the moment so you need to highlight what your house offers that others don't.

We bought ours from vacant OP, it had been rented out for about 5 years before we bought and looked a bit tired and shabby decor wise (that luckily yours isn't) but we loved seeing the open space and how our furniture would go in it. I think selling houses is all a game of luck - the right person looking at the right time. Just keep it clean and dust free, take everything out that you can and the right person will be along.

We're looking at 3/4 bed houses, at the moment and it's not the photos or presentation that would need me to discount yours. It's the lack of living space. We're in a 2 bed terrace, at the moment and our kitchen is the same size as your kitchen diner and our lounge and dining room combined at least 50% bigger than your lounge. We would discount anything that isn't in some way an upgrade on that, no matter how many bedrooms.

I'm a prospective first time buyer living within a few miles of this development and have declined to view any of the houses on it, mainly because of the parking issues but also because of the crowded, overlooked, haphazard nature of the estates generally. If you've got parking for four cars it needs to be clearly highlighted otherwise folk will assume it's like all the others with 1.4 spaces per house round the corner right under somebody else's kitchen window
