tell me what's wrong with having to walk through en-suite to get to brdrokm

I need to reconfigure ensuite as it's too small.
There's only me so I'd never been situation of using the loo and someone coming through.
I'm not moving anytime soon

Builders and friends/family don't think it's s good idea, but can't say why

We wouldn't buy your house or would need to factor in costs to remove/ move the en suite.

I wouldn't buy the property as I'd be worried about furniture, also about get out of it in an emergency, I fall over things at the best of times so navigating around the bathroom with my smoke alarm going off at night wouldn't work.

Factor in how strong the housing market is in your area. If there is quite a lot of choice then buyers may see the layout on estate agent website and not bother considering at all (rather than putting in a lower offer) if there is a similar place down the road with a more traditional layout.

I agree with SingaSong - it wouldn't be a case of potential buyers thinking 'Oh, I'd just have to pay £5K to fix it', they would actually view it as a 'flawed' house, and not even bother viewing it. (I've done similar things with my DH, he sends me a link to a house, and I reply saying 'No, look at the floorplan - you'd have to walk through the utility room each time to get to the dining room. Forget it'.)

Origami, that's the best one of those toilets I have seen, but to get water in my bedroom would be a big job I think.

I don't see why it would be - if you put your basin on the wall backing on to the toilet it would be very easy to plumb into the existing water and wastes supply.

We stayed in a two up two down fishermans cottage with a similar arrangement. The "ensuite" had sort of been squeezed onto the landing so you had to go through to get to the main bedroom. The main bathroom was on the ground floor at the back. Door locking etc was a bit weird, but a small price for the convenience of having upstairs facilities. I would not do the same with a four bed house.
