Is the London market dipping or is my house overpriced?

Our house went on the market 2 weeks ago, 12ish viewings but no offers. The feedback from the agent seems really vague...the house is small apparently, but its identical to all the stock around here and finished nicely.

We have previously sold a house in a similar area last year and and 5 offers on the first day!

It looks lovely. We're in Havering and cheap houses are selling quickly but things a little higher are hanging around for ages. 450 seems a reasonable price, I know barking prices are a little higher than where we are so seems fair.

We had to sell 10% below what we paid in 2014 (central prime area). We were looking for something bigger but have decided to rent to see if these discounts are temporary or the start of something bigger.

£450 looks like from what you have said an ok ish price and what your estate agent told you is true that a lot of people like to put their own stamp on the property but they also add in to that how much it will costs to do and what it would be worth when they have finished.

Me personally would want to make the kitchen, dining room and conservatory one big kitchen live/dining space. I would also be putting a fence and gate up from the back corner of the house to the boundary so you have off street parking and turning the garage into a games room/workspace area. All that costs. It would add value but wouldn't want to be paying £450 for it.

In the meantime I would recommend staging the conservatory and clearing as much of the kitchen as possible to make it as uncluttered as possible

I liked it a lot.

My only suggestion is that you have one nice photo of the garden and one which shows a lot of shade on the lawn from next doors trees. I would remove that one as it made me think you wouldn't be able to enjoy the garden in that shade.

No clue on London prices but it looks lovely. Front room is especially nice.

I think it would look better with a small bistro style table and chairs or compact sofa in the conservatory to show it is a liveable space. Looks quite small in the photos and no furniture gives the impression it's not usable. Also would look much more cheery with the borders filled out in the garden with some shrubs. The empty hanging basket and lack of colour makes it seem a bit neglected.

Is it a shared drive OP? On Streetview you can see two garages at the back, but there is a car parked and the drive is clearly only one car wide.

We're buying in Wandsworth, but our landlord is also selling. We're buying for not much more than the sellers bought it for 2 years ago, with new windows and boiler. The landlords are getting some interest but so far no offers.

Friends in n. Hill have had theirs on for 6 months and reduced by 100k.
Still no interest.
I reckon if they benchmark against other flats it is prob a little bit expensive, but nothing outrageous.
It is just 1 example but I am surprised given the good location and that it is

I'd be put off my lack of work surface in the kitchen. Take everything you can off the counters.

Can't see from photos or floorplan whether there's a bath.

If there isn't, this could easily put off families with very little ones, not to mention adults who like a bath now and then even if they mostly shower.
If there is a bath, I'd def. get the EA to put it in photo and floor plan.

The house is lovely but picture No6, the garden, is awful.
Purchasers can look past kitchens, bathrooms, conservatories etc because it's in their control to change them, but they can't do a thing about next door's tree casting shade like that.
