Is the London market dipping or is my house overpriced?

Our house went on the market 2 weeks ago, 12ish viewings but no offers. The feedback from the agent seems really vague...the house is small apparently, but its identical to all the stock around here and finished nicely.

We have previously sold a house in a similar area last year and and 5 offers on the first day!

No idea of pricing as in Scotland but house is lovely. I would view it if looking at that area and in my price bracket.

I think your house is lovely by the way :)

What might put some buyers off though is that it sounds like 450k for your street/area is at the upper end of things but from what I can see (the pictures are a bit awkward which isn't your fault), the kitchen/conservatory area need quite a bit of work. The mix of single and double glazing might put people off too if they're already paying at the top end of the scale for that area.

I guess most viewers would wish there was a larger kitchen instead of the conservatory. How is priced compared to others with a bigger kitchen?

As some others have said, to be it needs a new kitchen, bathroom and new flooring so I wouldn't pay top end for the area. That might be why you aren't getting buyers.

Your house is nice and well kept. Ask agent to put dimensions in the floor plan. They are mentioned in description but good to see in floor plan and also overall sq feet. The photo of garden with Garage covering half of it isn't good. Add a few pots of flowers to the garden and take a different photo from end of garden.
For presentation, reduce the items on open shelves, declutter a bit so rooms look big.

As for market, yes it seems to be quiet in London and election could be a reason.

The house is nice but the kitchen is tiny-the fridge is in the lean to. Most family buyers would separate the front living room and put a true extension across the back-about £50k. However, 2 weeks is nothing so hold out. The photos need to be taken with a wide angled lens too.

All the houses on the street/estate are basically the same layout and only a few have had kitchen/back extensions. I do agree that the kitchen and bathroom do need updating, however the agent advised us that people prefer to put their own mark on things so we would just be wasting our money.

I think it's lovely to be honest, the only thing that would put me off is the kitchen as it's so small. I think it's probably just a matter of time.

I like it a lot. Painting the kitchen cupboards a more neutral colour may help but also, does it have a bath? I could only see a shower and in all my hours obsessing on Rightmove that's a massive reason houses don't sell unless they have very low prices. I'm considering one but only if I can be certain a corner bath would squeeze in but would deduct the cost from my offer. If it does have a bath there needs to be a clear picture.

I'd be surprised if the London market wasn't softening. Brexit job losses, over supply of prime new build flats and stratospheric rises over the last few years. As well as tax changes. Sure it will sell though - although personally I hate the idea of open house viewings where there are loads of other people about

Can you remove the fridge for the time being? Makes it obvious there isn't space in the kitchen. Maybe trim down the amount of stuff on the shelves in the livingroom so it doesn't look like you've maxed out the storage space? I couldn't see a bath, which might be putting some people off.

Lovely house! Although agree kitchen and bathroom need doing . Get rid of the red may help and hide the old appliances e.g. Pot and George foreman. the conservatory is very dated could you do something to this easily?

Also there's a crack at ground level on the outbuilding in your garden may be cause for concern for some?

Moving the fridge in to the kitchen is a possibility but i think it will make it look even smaller in there than it already is. If push came to shove we could downsize to an under counter fridge but this would be drastic measures!

There is a bath, but the photo that included it made it look very dated so we excluded it. May ask the agent to add it in again.

I had the same thought about the bath, Motherofdragons but the description says it does have one. OP, it needs to be in a photo or drawn in on the floor plan as a thread on here confirmed that people often discount bathless houses out of hand.

On an entirely separate and irrelevant note - THREE Ewan the Dream Sheeps? That is one seriously non-sleeping baby you must have Grin!

Haha Jessie, actually a fantastic sleeper all thanks to trusty Ewan. If our house was on fire (and all people accounted for), Ewan is the next thing I would save! We have had some issues with faulty ones and they always just send another which is why we have 3.

Yeah but if you can't price at the top end of the kitchen and bathroom need doing.

But I think just give it time, it's got a lot going for it. The garden is lovely.

The description doesn't make enough of drive and off street parking either. 'Garage to rear' doesn't sound as good as off street parking - spacious driveway with space for 2 cars leading to garage at the rear.
