What's wrong with my house? No viewings

House has been on the market for several weeks and we've had zero viewings. If you have a moment to take a look at the listing on Rightmove and let me know what you think is putting people off, I'd really appreciate it.

Unfortunately the house is not furnished (was tenanted but the tenants did not want their belongings photographed so we had to wait til it was empty). Also I know town houses are not the ideal layout for many, but there are plenty of other townhouses in the area that seem to be selling.

Have spoken with agent, reduced price a few weeks ago, but nothing...

Where do guests or the poor sap in bedroom 4 go for a wee?

It seems bonkers having all the bathrooms as ensuits.

It says the bathroom downstairs has a 'Jack and Jill' door off the hallway, so presumably it's dual access as an ensuite or general use bathroom. It could do with being clarified, though.

Hate the layout, hate no family bathroom, hate no loo on same floor as living room, hate going upstairs to living room and kitchen with all my shopping, hate the feeling of less security with downstairs bedrooms and the feeling of more risk of not getting out safely with 2 flights of stairs to the upper bedrooms, hate not going from kitchen out to bins,

hate the parking/garage area out the back - could be noisy - and is the garden North facing too? No sun in the afternoon with houses being tall.

It is close to the motorway for noise, and close to a beck - does it flood?

Just looking at all of those "first impression" things, it would need to be £20-30K cheaper for me to even want to view it

The floor plan must be incorrect as the write up says the ground floor bathroom has Jack and Jill access from each bedroom. So much better if it had just one door off the hall.

Our estate agent told us as a rough rule of thumb if you have
no viewings = too expensive
viewings but no offers = poor decorative order/layout etc

So I think you are only going to get people through the door if you lower the price

The dark worktop and dark floor in the kitchen looks a bit dated...if you could perhaps change one or the other it would help, and a bit of a clean through to freshen up.

I also think the photos are a bit crappy...for a start there aren't enough of them! Why not photograph all the bedrooms and bathrooms and the garden?

I couldn't cope with the layout. Utility on a different floor to kitchen, potentially having children sleeping two floors away from you. Two windowless bathrooms. Having to go up a flight of stairs to unpack the shopping in the kitchen.

The layout is awful. It's not a family home. I wouldn't have wanted to be 2 floors away from my sleeping toddlers.

The carpets need shampooing or replacing.

The bathroom is really dirty. The bottom of the shower door is thick with mould.

It looks like it needs a repaint and a good clean in general.

Carpet looks a bit dirty (sorry, just answering why it may not be selling), garden is very small .. .BUT I like your kitchen and I like the living room looking onto a garden (wish our houses had been built that way instead of living room to the front of a busy type road) v much Smile

If you have had no viewings it will down to price. In comparison to the other similar empty property on the market in the area yours is on for £20k more and the photos are less flattering. Add to that a layout lots of people won't be keen on and there's your answer.

I have had a look at sold prices and can't work out whether yours is the one that sold for £80k in 2012 or for £185 in 2008. If the latter, you bought at the top of the market before the crash. It looks as though you are not likely to make any money.

Spruce it up, dress the rooms and drop the price.

Just looking within a five mile radius of your property there are some really good buys 4 bed detached £179k or a semi detached house in what looks like a similar estate to yours for £180k. So personally I don't really see anything wrong with your home just seems like there are a few good buys in the area which are worth looking at before looking a mid town house??

Photos are not great, only 8 and 2 of those are external and non of the rooms make sense. Would help if they're was basic furniture in each room for photos. Can you get them redone, even just a bed in bedrooms (with duvet cover over) and sofa dinning table and chairs in living room would show the space much better

Where are the photos of bedroom 2&3 if I've worked out the photos correctly they're not shown. 3 bathrooms and only 1 shown. Utility room?

I wouldn't want a house that doesn't have a family bathroom as your guests have to walk through a bathroom to go to the loo. What about bedroom 4 they have to walk through bedroom 3 to use loo? I'd call you house a 3 bed with study/playroom.

Agree with the other comments, when you click on similar properties everything that comes up has a better layout and a lower price tag.

Current EA here.

Price is wrong. I can't tell what it should be but it definitely needs to be under the £200k mark. Who suggested £205 as that's really bad marketing.

The house is dirty. It's had a massive lack of ventilation, that's why the carpets are black around the edges. They won't clean so they need replaced. It needs painted, the windows cleaned but that bathrooms need a deep clean.

I would be put off at having no family bathroom and the access to each toilet being via a bedroom. The photos don't sell it to me, it's not just that it is unfurnished, it doesn't look appealing in the photos.
I would also be put off by having two bedrooms on the ground floor, I wouldn't want to be more than one floor away from young children.

I think the house looks fine but would be better with a bit of furniture. A big BUT though, like others have said, is the lack of bathroom. 3 en suite. No bathroom for the 4th bedroom and no cloakroom for visitors. Thats unusual Confused

The layout doesn't work for a family of more than one young child, ground floor bedrooms or attic bedrooms.

Kitchen and bathroom are both quite dated.

Schools seem good, I don't know the area but there seem to be good options locally.

I had an upstairs kitchen once and really liked it. But the utility room being miles away from it is weird.

I won't comment on the price. the place needs cleaning. There aren't many photos bearing in mind the size of the property.

On the description being within one mile of a superstore wouldn't be a selling point for me.

This is an excellent example of a four bedroom end through town house built by Messrs David Wilson Homes, builders of good repute.

Give it a rest, you aren't Dickens.

You only have to look at other recent sales of comparable nearby properties to see it's the price.

It's quite ridiculously overpriced.

The decription of the family bathroom does not tie in with the floor plan of the ground floor. If I was looking at the plan I would want a bathroom/toilet accessible for visitors.
I wouldn't be keen on having the large doors to the garden from bedroom 4 - this (and the apparent lack of access to a bathroom) would make bedroom 4 not be useable as a bedroom and consequently it would be another living room/study.

It's odd that there is no main bathroom. All guests would need to go through a bedroom? Also I've never seen a turn house where there are bedrooms on ground & top with the living area in between. To me that's really only two usable bedrooms & the others guest rooms
