What's wrong with my house? No viewings

House has been on the market for several weeks and we've had zero viewings. If you have a moment to take a look at the listing on Rightmove and let me know what you think is putting people off, I'd really appreciate it.

Unfortunately the house is not furnished (was tenanted but the tenants did not want their belongings photographed so we had to wait til it was empty). Also I know town houses are not the ideal layout for many, but there are plenty of other townhouses in the area that seem to be selling.

Have spoken with agent, reduced price a few weeks ago, but nothing...

Is there really no separate loo? It has it been left off the floor plans?

Having the bedrooms so far apart wouldn't suit most families.

Also it looks like the access to the garden is only through the utility room or bedroom four.

It's really odd. Was it built like that?

Agree with Tw1nsetAndPearls - It's a nice house but looks unloved and uncared for. The carpets are grubby and stained - either do it yourself or arrange for a company to go in. Ceiling lights - pick up some fresh shades so it looks better. To consider buying I'd be thinking new carpets and complete decoration. I'd then start thinking about the en-suites and wondering if there were any hidden problems.

I had to sell my uncle's house which had been rented out. We knew whoever bought the house would be doing a refurbishment. I spent 2 days cleaning carpets that were going to be ripped out and skipped when it was sold. The lawyer was very impressed when he saw the house freshened up - we painted every room - windows were sparkling - hung some pictures from our home on the walls so they looked less sparce. A lot of hassle but sold very quickly.

Hello. Former estate agent here. I don't know the market where you are, but in my experience, when your not getting viewings it's normally price. I'd suggest dropping it to £199,950 to attract more

The fact it's empty shouldn't be show stopper. If a house is well decorated, clean and tidy and nicely furnished it does make it easier to sell. However an empty house is easier to sell than one that's dirty and cluttered.

As a family with 2 young children the layout wouldn't work for us, i would need the kitchen and lounge to be downstairs so I could keep an eye out if the kids were playing outside.

Also it looks too dirty at the moment, it needs a good deep clean, and furniture in the rooms. The garden needs a bit of love too.

If it's had no viewings it is overpriced.

I also agree about the £205k price meaning people will be missing it in searches.

Definitely overpriced for the area, just a quick search brings a lot of much better value properties in the area, you can get much more for your money than yours. Plus I agree with some of the other posters, it looks dirty and unkempt.

Unless the house was previously rented out I've never understood why people use photos of unfurnished roooms. I must admit it totally put me off when I was house hunting

The lack of a family bathroom is probably putting people off. If there's no family bathroom it seems weird that bedroom 4 has no en suite.

I wouldn't like visitors having to traipse through my bedroom and the poor soul in bedroom 4 is going to have to go through someone's bedroom in the middle of the night for a pee. That would put me right off too

I agree with dropping the price. I'm familiar with the estate and the area and I'd probably say £185,000-£190,000 would attract more viewings. Also maybe get some furniture in there and get some photos without the contrast turned right up- it's making your carpets look grubby and the garden look scruffy.

I'd say it is because it is unfinished and possibly price is a tad high (not in Leeds, but on the border of West Yorks here).

Also in the nicest way possible, those curtains are fowl and don't match the room or the house at all. Also, the wear on the carpet (furniture marks and surface dirt) is a bit off putting.

It is a beautiful house and if, but just one or 2 things are getting in the way. People are terrible at visualising, so if at all possible, try with furniture, or remove/change the curtains and clean the carpets.

I'm not familiar with the area but looking at other nearby properties it seems that it's over priced by 30k. Plus I don't think the layout lends itself well to a young family. Putting some furniture in and sprucing up the decor to show it as a family how can't hurt. Maybe add some pots and furniture in garden too or put a chair on the balcony?

House buying and selling is pretty straightforward - if no viewings, its always about the price. There may be other issues with your house - some posters have suggested proximity to the motorway, layout etc etc - but even accepting that, it still comes down to price. People are prepared to overlook those issues if the price is right.

I sold my last house (beautiful and spacious) very quickly. It went for £895 but other comparable houses reached £950K or more. We realised however that if we wanted buyers to overlook our location on a busy, noisy A road we needed to drop our price to offer a lot of bang for their buck

Utility on a different floor to the kichen, no three beds on the same floor.

Bathrooms are a major issue. No separate WC? No family bathroom? Also don't like floor layouts but at least communal living spaces are on same floor.

As a parent to young kids, no way do i want them two floors away.

I think it looks attractive enough - nothing aesthetically to put folk off - a blank csnvas and kitchen looks lovely. Imagine it must be price or location - or many don't like that kind of townhouse with no reception dowstairs. That would have put me off.

I know the area and without wishing to sound horrible, it's way over priced and the house looks unloved and a bit dirty. Agree re cleaning the carpets and putting up some cheap lightshades. Also, the ?living room walls look really marked which contributes to the whole 'unloved' feel - it looks a bit like a repossession that's been empty a while.

It says there is a family bathroom in the description but the floor plan only show an en-suite accessible through one of the bedrooms - is this an error?

I wouldn't buy this - I hate the layout. Sorry. The biggest issue is you're way overpriced.

It looks a bit grubby to be honest. I'd paint it all white to freshen it up, remove the cheap curtains and put up plain blinds (where possible) and put down new cheap carpets or get those professionally cleaned. I'd also get the shower room deep cleaned and the grouting sorted.

Reading the description it says that the bathroom that is en-suite to bedroom 3 actually has a door to the hall as well. Is this correct? If so I would have your floor plan updated asap to show this as no one is picking up on it...

It's the price, it's always the price. Priced right everything sells. Priced wrong and no one walks through the door. You've price it too high in relation to what it's worth and others are selling for, I think you need to drop by 25-30k.

We looked at buying a David Wilson town house but their insistence on having the kitchen on the first floor put us off.

That's what would put me off viewing yours. And the lack of separate bathroom.

Also, no real pictures of the garden.

What about any visitors? I would have to factor in changing the ensuite downstairs to have a door to the corridor, to become a 'family' loo, at least, if mot a bathroom.

But mostly, it will be the price. Try 199,999 so it turns up in the under £200k category. Or just wait, but accept that it may be a long wait.
