I am looking at properties in Hertford. Is there a history of flooding there? Are there good and no so good parts in the area? It's potential flooding that I am mainly concerned about.

THANK YOU CHERRY GrinFlowers yes the east side is out of my price range, and actually the line I'd need is Hertford North... didn't realise it was so unreliable. Can I ask your opinion about me moving here as a single mother? I wonder how easy it would be to meet people here.

Maybe mintwater, we’re considering it! I need to get to Tottenham Court Road each day for work so I’m looking for a decent commute... I feel really apprehensive about moving out of (NE) London though as I’ve lived here all my life!
How will I make friends???! 😩 will I feel bored or is there lots going on? I went to the fair on Hartham Common with my 3 year old in April and everyone seemed really nice 🤔

I’m really keen on country walks so would want to be 5-10 mins from a field or forest area. Got a fairly small budget though around £410k so if anyone has any areas they can recommend that would be great!

Yeesh I'm wondering the exact same things. I don't want to be bored and lonely... my budget is similar to yours... some nice places around... am currently googling Ware!

I felt like Ware was a bit quieter than Hertford though, we went there a few weeks ago to check it out but I suppose if you live there you get to know people... I think the best test is to go to parks and speak to parents.
So sick of looking at RightMove though, I just want to make a decision 😱

Admissionsfairy I'm sick of Rightmove too... I haven't been to Ware yet need to investigate. Hartham Common is soooo nice! Can imagine picnics there on sunny days.
