Hertford

I am looking at properties in Hertford. Is there a history of flooding there? Are there good and no so good parts in the area? It's potential flooding that I am mainly concerned about.

Same here and still work in London. Hertford is so convenient for travel to London having two stations on two different lines.

19 years ago I moved and don't regret it at all.

I'd suggest you look at the police crime map as there are areas in ware and Hertford that are surprisingly rough but surrounded by lovely streets. We looked at Ware but the crime is more than triple where we currently live which was really shocking to us as it always seemed so nice.

Don't forget that Hertford and Ware are so small that many of the residential areas get caught up in town centre statistics for crime. For instance a number of robberies in an area might turn out to be shop lifting incidents. Both towns are very safe and lovely places to be.

Crime stats are a funny one. The categories don't really give much away and one household with continuous issues could be behind a rise in stats. I come from a high crime area where I am now and so I think the move will be an improvement (but yes had noticed the higher stats in some pockets of Ware that by appearance look really nice)?

You can sort the crime by category and month and even right get down to street by street detail including the outcome - public order offences/drug/violence/burglary etc. I only took in to account the small housing estate where we were looking at and it was still worse than our whole ward in North London. Honestly I was totally shocked because it does seem lovely. I suppose we have more police officers in London and more cameras etc but it's something worth considering. Ours are mostly burglary, Ware was more public order offences.

i don't get the appeal for hertford and ware, i've never visited more dull and boring town centres and i've been to harlow.

welwyn and hitchin/letchworth are much nicer.

I'm not against it btw - Hertford town centre can get quite rowdy at weekends but my best friend lives in Bengeo and it couldn't be nicer. Hertford is gorgeous, I really wanted to move to Bengeo but couldn't convince DP.

Hertford's much nicer than Ware.

Most of it is really lovely (apart from Sele farm area).

If you have kids look at catchments as these days kids that live in Hertford didn't get the school they wanted.
It actually better to be in the villages

It's nice but the traffic is bloody awful st certain times .

If you need kings cross than Welwyn Garden or Hitchin would be better than Hertford/Ware.

I grew up in Hertford but live in wgc now.

I lived in one of those areas for a while - and I would say that there is less going on than I thought there, soon got a bit bored - and the commute took longer than I could put up with.

I have since looked at Enfield and other places a bit further out, but on a faster train line. Welwyn Garden City is nice - with more going on in town. Also looking further West into St Albans/Hemel etc.

I have relations in Hertford and have visited often. It is a charming town with lots of old buildings and masses of restaurants. I have never heard of any problem with flooding. Some of the surrounding villages are also very pretty. The local schools are excellent, if that is a consideration.

The train journey can seem a bit slow given the town's proximity to London, but the fact that there are two lines means there is almost always another alternative if there is a problem. It is also an easy drive to either Hatfield or Broxbourne, where the train journey times are shorter.

Someone up thread mentioned Welwyn, but that is very much a new town and not nearly as pretty as Hertford.

If you need King's Cross, you just catch the train from Hertford North, change at Highbury and Islington to the Victoria Line, which is on the next platform, and it is one stop to King's Cross.

Arriettyclock1 mentions Sele Farm which gets a really bad press and is fine. Lived on the edge of it for 7 years and never had any trouble whatsoever.
Saying Sele Farm is the bad bit of Hertford is like saying Park Lane is the arse end of Mayfair.

There is only really one rough area of Ware...and it's not that rough really...

You can have my three bed in ware if you like as Im just about to put it on the market, all being well Smile.

Hertford is bigger and a bit more to do at night but there isn't much in it really-and only 10 minutes between the two.

We love living here-go for it!

As mentioned uptgread, Welwyn was planned as a Garden City, but it's not a New Town like Hatfield. Hatfield (except the old town) is pretty grim.

Hoping to resurrect this thread... Am considering moving from London to Hertford with my DDs who are currently in Yrs 5&3. Am divorced, selling our house priced out of our area which is a lovely community but am keen to move away from the pollution.

OP did you move in the end? If so, how's it gone?

Hertford seems lovely, but am wondering about attitudes there. I want to know if it's a tolerant community. It doesn't seem that diverse (from my one day trip) although I saw an LGBTQ+ night being advertised. I don't like the sound of the MP who's been in power for many years and whose views clash with my own.

I visited recently and have fallen in love with it a little bit... seems absolutely lovely. NOT trying to instigate a bunfight but the diversity and tolerance of London is something I value greatly and I suppose, I want to move somewhere that we'll fit in.

Hertford is considerably more expensive than ware. It’s cheaper at the Hertford north end as that sele catchment and there is a large council/ex council estate called sele farm. Hertford north is an extremely unreliable Train line! H uses it daily ( we live in a village just outside the town centre) and there are always cancellations!
The other end of the town is more expensive as it’s simon balls catchment which is an all through outstanding school. Train line goes into Liverpool Street and is far more reliable. A decent 4 bed house at the this end of the town will set you back £750k minimum.
