Selling property - odd issue

We've put our house on the market at the price the agents suggested (and 15k lower than the highest valuation) so I don't think it's way out. However we've had no viewings. When the agents have been asking people the feedback is that they think it's an ex council house, I think because we are at the end of a long street - the other end is ex council but we are private. Any ideas on how we can advertise - I've got the deeds from when the house was built showing that it's definitely always been private but don't know how to promote this and the agent seems a bit stumped!

I think the inside looks lovely. The outside does look ex council. I do not mind personally but i know people who fear there will be entrenched social problems on estates. I noticed there is a cross on the outside and you're next to a church. Did it use to be a vicarage or something? Just wondering if you could leverage that in the description (character). Then again I suppose it might put some people off!

Your photos are better than either set from estate agents!
The close up view of the house shows the character that their original "council house" one didn't. The kitchen looked cheap in their photos, it looks really nice in yours.
Yes, the staging is quirky but I like it. The bedrooms look a bit stark but the important thing is that they show the size of the rooms with a bed in them.

Bit late to suggest this, but is the bottom half of the house painted render or brick? Could it be painted white to match the other half? The two semis are quite mismatched as they have different windows, unifying the colour could be more aesthetically pleasing

I think it looks lovely now and definitely period. The original photo made the house look half the size too!

I would move the cat thing even if just for the purpose of another photo, it's all I could focus on.

The other house is a lot more appealing from the outside. Yours has quite small windows and the two colours don't help.

Beautiful inside but if I was spending 300k on my next house I'd want something that I looked and and loved.

It does look like an ex council house, so I'd presume putting it more in line with those price wise would probably get you more viewers. Sorry.

So agents have been back to take photos again - sent them mine mine as guides. They've already had to go back once as they didn't take a new one of the front Hmm and this is what they have taken

WHich is obviously different to what I requested. Do you think it's ok though or shall I ask them to go back again. I also asked them to take another photo of the back garden - from the end of the garden to towards the house and got this...

That picture of the front is way better than the original one. It's a better angle for a start.

Ha yes itshello that's my point 😂 I'm not sure what the back garden photo they've taken is meant to show as it doesn't actually show any garden. Ah well they have taken some from the side of the house toward the back so will just get them to use those.

Can you paint the bay window white?
It will give it more symmetry with next door and brighten it up a lot

Has your estate agent had ANY basic training in "photos to make a house look good"?!
What does that back garden tell a prospective buyer? There doesn't seem to be any lawn but they have a hosepipe and plenty of room for the bins!

The reddish bottom half of the house by front door looks like it's already been painted. I can't see any pointing between bricks

My house is white-painted brick!
Never had any issues with it - it's very common around me for Victorian house to be painted...

Have the agent use your photos and tell them they took terrible ones.
My agent used a mix of mine and hers when we sold.

I'd be putting in a complaint about the EAs photographs, they are absolutely pathetic!! Ask for money off, given they have put a rubbish package together. Or better yet, find another EA....

You've done a cracking job making it look much more appealing - your pictures look like a totally different house.

YY to complaining to the EA. those photos are crap.

I think you have done a brilliant job updating the house, IMO it has much more curb appeal. The exterior looks much nicer than it did before. The driveway looks bigger, too.

Update - 8 viewings booked in for today. Thank you so much for everyone's input. wowfudge has also given me some great tips for the viewings so house is as ready as it can be. Wish me luck for an offer! 😬
