Where to buy a flat near London small budget but cash.

Hello mumsnet saturday friends or should I say the best advisors ever!
This is our budget cash (no mortgage): between 250K and 300K (depending on the £ fluctations!). We are hoping to find a flat in an area that is fairly green (at least one park), fairly well connected (no car, 30-45min to Victoria), fairly safe (avoid knifes and also racists as much as possible), preferably South because we have had jobs there.
I know this is a naive dream! I really want to move back to London but I have to find a safe nest so my partner agrees to do that! I count on your knowledge. Thanks a lot!

Oh yes, another naive parameter: 2BED!

Bromley? Very family friendly and safe and Bromley South has a fast direct train to Victoria.

Almondmilk · 10/12/2016 20:04

Hi Applesauce, thanks. We visited Bromley. I wonder if we had back luck but...we saw a fight on the street and got stuck at night (9pm) all the stations were closed, we struggled a lot to get back where we stayed (not that far but a real pain). Was this bad luck? And my partner found there was a lot of traffic...
Being too picky? Visited the wrong spot and had bad luck that day?

South Croydon? Leafy larger than average flats and 20 mins to victoria

Hellmouth · 10/12/2016 20:09

That was bad luck, I lived in Bromley for years and the trains never closed at 9pm, and I never saw any fights.

Almondmilk · 10/12/2016 20:56

I see. Maybe Tweedy road put us off as well. I think it might just not be realistic and we have became to picky.. :(

One bedroom flat in Kington upon Thames....?

Your budget is very tight for two beds in established suburbs Inc near good stations in borough of Bromley I am afraid.

Almondmilk · 11/12/2016 09:36

How about Dartford?

Have you looked at Hounslow and stops west along the central line?

CuddlesAndShit · 11/12/2016 14:04

Have you thought about Enfield? Only 25 mins to Liverpool st and has some lovely green areas Smile

Almondmilk · 12/12/2016 16:25

Thanks your ideas @JT05 @CuddlesAndShit @karmi2010

Do you think it would be doable to buy a house for that price? Is it better to be in a flat zone 2-3 or a house zone 4-5 and beyond.

everywhere in/near london has a lot of traffic...

cestlavielife · 12/12/2016 16:31

"Is it better to be in a flat zone 2-3 or a house zone 4-5 and beyond."

depends what you want.
that is a life style choice.

near to central london - smaller cosier flat - or further out. larger space but further to travel to central london

You had this exact same thread before, didn't you?

scaredofthecity · 12/12/2016 16:42

What about petts wood, definitely ticks all those boxes

scaredofthecity · 12/12/2016 16:44

You won't get a house for that money, fitting all your criteria in zone 4-5 btw!

HardcoreLadyType · 12/12/2016 16:46

You could get a flat in Petts Wood or near Orpington station at the top end of your budget.

antimatter · 12/12/2016 16:48

I remember thread you opened few weeks ago.
There were many suggestions there (I added a couple)

HardcoreLadyType · 12/12/2016 16:49

You might get a flat in zone 4-5 for that budget. A house? In a naice area? I doubt it.

Artandco · 12/12/2016 16:51

I don't think you can buy a house for £250k even in zone 4-6. £250/300 is a 2 bed flat maximum really in zone 4-6.

Dizzybintess · 12/12/2016 16:52

I recently stayed in a lush flat in Catford on adenmore rd. They are Barratt new builds and have help with the government. Catford seemed to be a lovely community and I loved the food shops all open late with crazy fruit and veg.
The train links were really regular with a 25 min journey to the city x
I think these flats at Catford green cost around 200k plus x

HardcoreLadyType · 12/12/2016 16:56

Bromley stations do not shut at 9pm.

Dartford is much "rougher" than Bromley, and further out.

BurningBridges · 12/12/2016 17:00

Hardcore's not that far wrong, and I'm IN Dartford as I type. People are removing the wheels from my car. You can easily get a big 2 bed for that money.

Although to be serious, the racism is appalling.
