Where to buy a flat near London small budget but cash.

Hello mumsnet saturday friends or should I say the best advisors ever!
This is our budget cash (no mortgage): between 250K and 300K (depending on the £ fluctations!). We are hoping to find a flat in an area that is fairly green (at least one park), fairly well connected (no car, 30-45min to Victoria), fairly safe (avoid knifes and also racists as much as possible), preferably South because we have had jobs there.
I know this is a naive dream! I really want to move back to London but I have to find a safe nest so my partner agrees to do that! I count on your knowledge. Thanks a lot!

If Bromley is too rough, then I hate to think how Catford would rate.

(Not saying there's anything wrong with Catford, but it's not the "nob hill" of anywhere, IYSWIM.)

Although, Catford is quite multicultural, but I'm not sure if that means fewer racists. I guess it means you are more likely to find a community of "your" people, if you are not white British.
