A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

We had our open house yesterday, agent turned up 20 minutes late and was already making excuses about people cancelling due to the rain Hmm there was a couple waiting to view, but ended up driving off as agent wasn't here (we would have showed them around Sad) so annoyed. Apparently they will give feedback on Monday as they were too busy to speak to me yesterday. I will be giving it to them with both barrells. I'm so not happy right now.

pawpatrol how completely unprofessional! Is there any way you can afford to switch to another agent?
Did you go out and offer to show the waiting couple round?

We've just finished our weekend of viewings. Three very positive couples. And thankfully the builders two doors down managed to not be too obnoxious during all the viewings!
Hoping for an offer now so I can stop cleaning and start thinking about sorting out the loft Wine

Can I join in please?? We put our house on the market on 23rd December (don't ask me for the logic of that decision) having had DC3 on 12th December. I desperately want a bigger garden and we need a bigger bedroom for baby DS - his room won't fit a full size single bed. We want to move within the school catchment and anything within our budget with 4 double bedrooms and a big garden is £££ and/or sells within days. We had expected our house to sell in a heartbeat (like every other house on our street has done over the last year!!!) but despite a few positive viewings we have had no offers Sad.

emsy Our valuer says loads of people here are waiting to go on the market in the spring meaning people are waiting to look too, hopefully that's true for you.

Nearly finished packing up stuff for storage though the house is still a mess and still have stuff to go to charity shops, but DH and DS had a good time at the tip apparently!

That's awful Pawpatrol. Could you argue that you want out of your contract as they are not providing the service they promised (which it sounds like they're not)? Hopefully there will be some positive feedback tomorrow.

drspouse congratulations. I hope you are doing something little to celebrate?

Emsy, we've had the same problem with finding suitably sized 4 beds with decent garden that aren't ridiculously expensive. I think we're going to have to compromise - current plan is to buy large enough house with smaller-than-ideal garden in a rural village.

That sounds like a promising start lamp.

Our first viewers, who came yesterday, have booked to view the house again tomorrow. Feelings but nervous about that, but also glad that the house can't be too awful.

I'll be kicking some wastage agent arse this morning. 15 minutes late, only one person booked in for an 'open House', viewers leaving because they didn't want to wait any longer and we are paying £3000 for the privilege of this terrible service. HmmAngry
On Thursday we will be out of our 4 week tie in clause and can give 16 days notice. I'll be threatening them with this unless they seriously turn things around.

We are officially 'sale agreed' Smile.
Can't quite believe it. They made us sweat it out but we got what we wanted, and they're cash buyers!

Our dilemma now is where we go. We want to stay close by but there is huge lack of houses in our price bracket. There is one house that we do like but it's waaaay overpriced.
It's empty (so perfect) but an executor sale between 3 siblings who apparently can't agree on what they'll let it go for. It's been on the market almost a year and although had one sensible offer last summer turned it down. Absolutely no interest since then.

We are thinking of going in with a very hard offer but don't rate our chances.
Certainly not going to pay over the odds though for lack of choice. Would rather rent for a while.

Any suggestions on how we proceed most welcome as time may be short. DM has suggested that whatever we do offer is divisible by 3 so the sellers have one less thing to argue over!

I like your DM's style! Have you met/are you in contact with any of the siblings?

My DM helped me get my first ever flat - 1986, I bought it for £26,275. It was in Scotland and she reasoned that, given their "offers over" system, I should offer an amount just over a round amount (because most people offer a round sum). We were thinking £26K and she said "OK, up it a tiny but but don't up it to £26,250 as that's also a round amount and someone else will think that. The next lower offer was £26,200.

My DM is also very good at those how-many-sweets-in-a-jar type games, you won't be surprised to hear.

Summer we saw a house this weekend that had been left for years unsold and just empty. The parent must have died relatively young and the siblings didn't want to sell it and lose the connection.

We saw a lovely probate house on Saturday but we still don't know what the person who put the offer in will pay..... We will see if the vendors will take the offer we have put in. EA was happy to put one in. If they will we might take a lower offer as this would be a fabulous house.

So good to hear people are getting offers! Great news summerhols and contractor.

Ours has been on the market for just under a week and still no interest. Admittedly the photos are rubbish (we have a property photographer coming tomorrow to take another set) but we're considering dropping the price already. I'm sure we could hang on and achieve something close to the asking price now but love the property we've seen so much and could easily add that value plus more as is a proper doer-upper.

Are we mad?

Congratulations drspouse, summer and contractor!

We've had an offer from a lovely, lovely couple who viewed yesterday (OH and I agreed we wanted them to buy it after they left). Very low but they stated it was just an opening offer and will be happy to negotiate so I've left it to the EA to get them to where he thinks is reasonable. Hopefully we'll hear before close of business today!
We still haven't heard back from one of the viewers yet though and have another couple interested in viewing this week so fingers crossed by the end of the week we may have sold.

I'm going to be nosey summer, have you got a link to the house? Grin

That's good to know DrSpouse - we are right by the seafront so think we would do better with viewers in spring/summer anyway, rather than while the skies are grey and our street is like a wind tunnel!!

We have a viewing on Friday but the couple have not sold their own house yet, so not a great prospect.

As expected offer rejected. Problem is we don't know how to play it as whilst the brother has some flexibility, the sisters are digging their heels in.

Could just cut the BS and tell them our max offer and then bow out if need be or increase in stages IF they show any sign of compromise.

Grrrrr....

summer could you ask the agent to work out whether they are even willing to negotiate? It sounds a lot like they want asking price and won't accept anything less.

It's so annoying to have to deal with people like that.

We've just accepted an offer of £345k on our house! It's fucking crazy that that's what a 2 bed terrace goes for in the commuter belt!
Just need to wait on our offer on the dream house now. Only £10k below asking and we can negotiate up if we need to, fingers crossed!
