A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

There is no harm in making an offer summerhols. They can only say no, you can't lose out at this stage.

My only comment would be don't rush into something you're not sure on. That is what we did - we sold our flat and were getting pressure to find an onward purchase, so ended up compromising on this house. Two years down the line and we discovered those compromises were actually too big so we are trying to move again and having even more trouble this time round.

Hopefully your buyers will give you a bit of time to find somewhere.

Can I pull up a pew? We've been on the market 2 weeks, have had 1 viewing and (because I'm 3rd tried pregnant, exhausted and can't deal with the stress of having constant viewings) we have an open house on Saturday. Agents are booking everyone in for an hour slot and hopefully they will be able to weed out the time wasters. (we are allowing other viewings too, but agents are stwarin towards open house first and if they can't make it, they are trying to give at least 24 hours notice)

You're right Cathster. In fact you'd think I would've learnt my lesson by now given the blood, sweat, tears, near bankruptcy & divorce when converting our current house!

Need to keep my head and not rush into making a snap decision.

Don't think that it helps both our house and potential house being with same EA. I smell lots of game playing trying to most money out of both parties.

Summer estate agents are there to make money. Stand your ground and be prepared to walk away, same when accepting an offer on your place don't let the EA pressure you into accepting less than you want.

So the latest is that our 'buyer' came back very quickly this mirning with an increase of £10k. We responded that
If they went another £5k we have a deal as that would be £10k below our asking price. Heard nothing more since....

Can only hope they are just making us sweat and will come back before close of day.

M'nerves, m'nerves!!

If it was a no they would have said by now. My guess is they are trying to come up with the money if they genuinely didn't have it, or are making you sweat so when they come back with a 2.5k counter offer you will snap it up. Stay strong and don't let it sell for less than you want. It's your house

So I'm not completely sure but we don't have "agreement in principle" but I'm a bit confused about whether we should tell the estate agent we now have a definite mortgage - it means we aren't relying on the sale of this place. Can't remember if I said but it's on our buy to let flat which has no mortgage currently.

Lots of decluttering- see other thread!

By the way we're in the NW and moving from one four bed to a larger four bed nearer DC1's school. DH says stop planning stuff (length of walk to school, what furniture we need) as offer has not yet been accepted!

Mind if I join? We've just put ours on this week. Bit of a sudden thing, we were casually browsing rightmove and found our dream house. We viewed it and fell in love even more and have put in an offer.
Desperate for a quick sell now so our offer on the dream house can be considered. (Vendor has not refused the offer but won't accept until we have an offer on ours).

We have lots of viewings lined up this weekend and next week, which we get the schedule for today. I'm already stressed with trying to keep it as neat and tidy as possible with 2 cats and a 10 month old.

Mortgage broker spoke to DH, and told him we had an agreement in principle on a really good deal! Woo hoo! I've already bugged the EA once today so I'll get DH to ring.
The tidy up continues. Fell down the stairs carrying two plant pots so I don't have to decide what to do with them at least! But ow. DD who is 2 has since said 65 million times "Mummy fall over".

Can I join in please? Our house has gone live this morning and we have our first viewing tomorrow.

We're trying to sell our two bed to buy a bigger family home. Saw something we loved last weekend, so hoping that doesn't go. It is in a different area, though, and not 100% sure how I feel about that.

Have you viewed it yet equim? I was in too minds, knowing the pros out weighed the cons, but still didn't want to move. Then viewed the house, fell in love and am all stressed about selling this one fast (although the one we want has been on the market since 2013, so not really that worried about it going anywhere!)

notanother at least you can get all the viewing over and done with when you have an open house. Focus on a nice long bath and sit down afterwards!

Good luck to everyone and I hope all our houses sell this weekend Grin

Our house went on a week ago and we had 2 viewings last weekend, 2 booked in for tomorrow.
The house we want to move to is waiting for us with no chain as the vendors have agreed to take it off the market for 3 months based on an offer we've agreed.... so now we just need someone to buy ours!

Our area was featured on Location Location Location recently so I am hoping the Phil and Kirstie effect will spark a bidding war and rocketing property prices (ha ha not likely).

Anyway browsing this thread has already paid off a bit as technically we have no chain but our listing on Rightmove doesn't say that. So we will get the agent to change it - surely that must be an attraction, do you think?

Very jealous of all these viewings. 3 days in and all we have is one in the diary... for the 10th of February!

Changed the awful estate agents for marginally better ones taken on my iphone. Hopefully they'll have some traction though I'm not holding my breath.

Hope everyone's viewings going super well this weekend and that that you hear back soon from the EA Summerhols.

Hello, please can I join? Been on market two weeks 13 viewings and one offer which we said no too low too two days ago and not heard a thing since. Should we have accepted first offer after all?

Trevor, are you prepared to move into rented and store furniture, if so you can say you are chain free.
