Glad to hear you complained Smile. The main thing, however, is a complaint to the governing body. The partner will probably apologise profusely and 'ensure' it will never happen again.

My boss spoke with their governing body yesterday and they said we have to follow the "complaints procedure" of the individual firm, and if we aren't happy with that outcome then they will consider a formal complaint. I guess that's a standard thing, but you're probably right that they will apologise and hope it goes away. Supposedly the individual who was causing the trouble has been asked to take his annual leave though, so maybe there will be some disciplinary Confused

Signed conditional contract yesterday - so that will stop them pulling out at the last minute or trying to ransom with the price at the last second. So that's me well and truly in the middle of it now Blush Excited now for getting everything sorted so I can move in hopefully before Christmas. Nothing back from EA but suspect an "apology letter" may arrive next week 😬

Just a little update. Had an email from the EA today just to say they've received my complaint and will "look into it". Just fobbing me off it seems. Also had a bit of a strange arsey text from the vendors to say they aren't going to clean the house or remove any of their old white goods. I guess I knew that was the potential result of dealing with awkward people weirdosthough, so just taking it in my stride, and probably won't mention it to the boss 😬

I'd be very concerned about what they will do to the house before they leave! There may be more than them just not cleaning it.

I put three seperate complaints in to them. I had to wait for their response before I can go to the next step of the complaint, so now they've emailed me I can go to the next stage. It seems a long process to actually get as far as their ombudsman. The white goods are an added inconvenience, but not to the point that I would try and get into a price negotiation given that we've signed contracts. If it's a disaster when I move in I'll just take them to court for damages. Overall it's been quieter than I expected to I'm still feeling positive and hoping to get things sorted this month.

As you may know, it's a standard clause in the contract to leave the house clean and with any goods not included in the fixtures and fittings list removed. So they don't have to clean the house but you could possibly charge them for cleaning afterwards Grin

OP I think you can ask your solicitor to withhold some of the money on the day, so if they do leave the house filthy or leave possessions behind you can use that to pay for cleaning/removal. Check with your solicitor.
