WDYD when you've completed and vendors are still in?

So we've finally completed on our property. We're waiting to get the keys but vendors are saying there is an issue with their removal service and can't move out today. Solicitor says they have to. They say they can't. Literally what do you do?

How much are you charging them per day?

It should be punative and a lot more than a decent hotel.

(ThoughI wouldn't have let them stay. Vendors in hotel, collect beongings on monday)

Didn't the agent have keys? They shoudl have given them to you, regardless of who they are are working for.

We may live to regret this but short of sitting on the doorstep and waiting until the door opened to get in or physically breaking in it wasn't possible

I would have broken in and I do think you will regret this.

You wouldn't be breaking in , you own the house - I would have knocked the door and told them they were out and had a locksmith there to change the locks - madness .

I am sure that they can even refuse to leave, and could claim squatting rights. If I were you I would have got the locks changed as soon as you had keys.

It is really so risky allowing them to stay, you own the house legally, you should have had the keys as soon as you completed. The house is yours now and you are allowing people to stay in the house ??? They could just refuse to go, if they are being difficult. Fingers crossed, you get them out Monday morning. You said 9am- I would turn up a few hours earlier to make sure that things are being moved out of the house. Good luck

Its now illegal to squat a domestic dwelling. However, anyone who originally enters a property with the permission of the landlord is not a squatter, so your vendors can now stay. Presumably you have given them a ( v short) Fixed-term tenancy, so if they refuse to leave, you have to go to court. Remember, as they are now your tenant, you can't just turn up there and let yourself in.

I really hope you get this sorted out on Monday, but be prepared for it to go horribly wrong.

really think you should have taken possession of your property and changed the locks. Hope it works out for you on Monday. Do you have proof their removal firm is the problem and they are actually coming on Monday? Have you been in the house is it boxed up ready to go?

the more I think about this, the worse it gets. As they are now your tenants, and presumably know the state of the wiring, heating, plumbing etc, they could complain to the HSE - are there working smoke alarms, are there escape routes etc?

I wouldn't be at all happy with that compromise. Nothing that you've said indicates that they are frantically trying to sort it out.

Hopefully we're all wrong and everything will run smoothly on Monday.

Do you still not have the keys? If so this is crazy - you own the house and they don't! I can't believe they've done this - I wouldn't have the nerve.
Hopefully you have a plan for what to do if they aren't out first thing on Monday - I would make sure you do so you don't get coerced into more time because you haven't got a robust plan to remove them.

Sorry, just re-read and see you have the keys. I would go in today and make sure everything is packed and ready to go so you're prepared for any last minute changes on Monday

They have already been totally unreasonable. OP seems to think they will wake up on Monday and suddenly be nice, reasonable people. Yeah coz that kind of overnight epiphany happens all the time

If the solicitor has done their job it will be a penalty fee they pay not rent. I've seen it happen before.
The exact wording should get the op out of the landlord issues if the solicitor has done their job properly.

There is no harm in the op just door knocking "just checking we are all ok for Monday?" Head in the door to see its all packed up.

I hope this works out for you genuinely but I think you've been far too accommodating. To still not have keys to a property you own is nonsense. They've got the purchase money from you.

Oh just had a thought. If they have been let down by a removal company, then they will have paperwork for the original booking. I would be round there now demanding to see that paperwork as proof of their story.

If they have genuinely been let down by removers surely the removal company would be responsible for housing them over the weekend anyway they must have a house to go to why did they just not go there without their furniture - all sounds very dodgy .
