Lavender. - we have found several companies that were shocked we were expected to cover the insurance, said it was part of their job so why would we have to pay it. So I don't think all companies expect it of the owners.

JT - what on earth can she need 8 viewings for? We want to go back to ours to measure a space for a new fridge freezer, but until we have exchanged we see little point. Our buyers want a third viewing, but with us here so they can ask us questions about the house!!!! Ummm no ta!

sunshine - that is interesting. The insurance premium is listed as £162 and then in the small print it says that the insurance premium is for one vehicle load with a value of up to £30,000.

I have no idea what my contents are worth (my home insurance policy is for an unlimited amount of general contents) but I do know my piano is worth about £5k, paintings the same, two old beds the same, etc., etc.. I will be phoning them up on Monday I think as after thinking about it it seems to be a bit rubbish!

I think you should refuse JT. We bought this on first viewing and came back after exchange, the sellers were nicer than before (not that friendly tbh but they were in a bad place). What is the point, it will be hers soon enough.

JT, good news on the contracts. We rang the solicitor today to be told our estate agent hadn't passed anything on. He was ringing them and as long as they could get it e-mailed by close of play today we should have a contract Mon or Tues.

Were hiring a big van with a tail lift to move house. We don't have masses of furniture( lots of boxes though). I love packing so that's not a problem and dh used to work for the local big removal company so is in the know. Van for one day is hundred pound deposit plus sixty quid. Father in law and helpful friends are the price of tea out!

Hoping it all happens quickly now although solicitor says March 11th is unlikelySmile

I'm in the middle of my epic viewing weekend, and the people who saw the house about 30 minutes ago have put in an offer of £265k. We're on at £269,950 (and actually were expecting to get £250k because we're pessimists).

There are 3 more viewings booked for today and 4 for tomorrow morning. DH wants to just accept the offer immediately (because he's the anxious type and keeps talking about gift horses) but I think we should just do the weekend viewings and let them know on Monday because we might get more offers, and they might increase their offer.

Several viewers have commented that there's very little on the market right now, and certainly not done to a high standard, so our house does stand out.

The people who've offered were lovely and have sold their house. They're exchanging next week and then moving in with one set of parents while they wait for us to find something and complete. So I'm pretty sure no one will be in a better position really, and we'll choose this couple anyway.

But we really should let the people who will be on their way look round too. I will tell them about the offer obviously.

Argh, I wasn't expecting an offer so quickly!

Wow Step, I would let the people who you haven't got time to cancel with a respectable hour or so as notice come but I think I would be accepting the offer you have had just because of their position. That is worth a lot.

I had a thought on the insurance thing earlier. I am effecting a new contents only policy at the new house because our existing insurer will not include our bikes.

So, I phoned my new insurer and asked if they could cover the transit risk. Their policy wording didn't exclude it but as they weren't covering my old address (already have cover here with someone that won't insure the bikes) I didn't think it would be covered as the risk was starting at the new house.

So simple, I effected cover on my current home from two days prior to the move which means that the actual move is covered.

Now, I know that it is my claims experience risk and not some one off policy, but I also know that I will have the cover I need in the event something catastrophic happens.

To bump up the removal firm's insurance to £60k for my contents in the van costs ⅔ of my annual premium.

Perhaps the next removal firm will play things differently, I don't know, but I doubt it somehow.

Wow, offer on the viewing day. Well done. I just had an open day for my house, 9 viewers in total (agency showed - I went out). No feedback so far, although I know the agency is busy with their other houses. Need to wait until Monday to hear. In my heart I am optimist, let it continue this way.
I made a show home for today but I know I will not be able to keep this way for any future viewers. Potties, bins and cats out of the cupboard you go!

cat: I hope you get some offers. Or one at least! Keeping your house show home ready is exhausting.

I think we will almost certainly be accepting the offer. We don't want to be greedy.

All 6 viewers came today and 4 are coming tomorrow. The EA advised us not to cancel any viewings and to wait until Monday. They'd already told the buyers that it would be Monday anyway because there are so many viewings booked.

She said they were super keen. I knew that, because I met them. They told me that they'd already lost out on a house because they'd started looking before selling theirs. I think they're keen not to lose this one.

But I really can't imagine anyone else being in a better position and offering more.

We sold our home on Friday, luckily wasn't on the market long. Buyers are in rented and we don't have anywhere to go yet as there is hardly anything on the market. How long, realistically, is a buyer in the situation of ours going to wait for us to find a property?

I guess how long they're willing to wait will relate to how likely they are to find an alternative. People may be more understanding of there's little on the market at all.

Suffolk every time we have sold, we went into renting. It puts you in a much better position to make an offer when you do find something. I agree about little on the market! We might have sold too cheaply!

We are looking to downsize to a specific area and are now viewing houses that we though 'unsuitable' to see if we can alter them!

Hello all Smile can I join this thread? We accepted an offer on our house on 1st February. The buyer (ftb) had a home buyers survey which suggested there was damp & all sorts wrong with the house I don't think so so we've had a damp expert in who agreed there was no damp. Their solicitors are now asking for proof of home insurance & querying the quality of the water... I'm getting a bit fed up.. I wouldn't be living here with 2 DCs if it was damp, a flood risk & had dirty water. Anyway, our mortgage offer has been approved &other surveyor is going to look at the house we have made an offer on next week. Fingers crossed!

What could be wrong with your water? Are you on a private water supply and not on the main supply? Are you sure they haven't muddled their reports?

I've just finished my Sunday morning of viewings and it seemed very positive. 3 of the 4 viewers asked me if I'd had any offers yet and were very keen to know if we'd decided whether to accept them yet. Some of them said they'd speak to the EA on Monday. One set of viewers even asked if we'd be willing to include our (ikea) wardrobes.

We'll see though. The thread motto is 'trust no one' for a reason.

HiSmile the solicitors letter says that the result of the buyers water & drainage search states that the water tests failed to meet the required standards. We're on mains supply as are all of the houses in the street. Hope you'll get an offer soon Step, the viewings were the worst part for me. We both work Monday to Friday 9-5, so most evenings & weekends we were showing potential buyers around. The worst was one evening when we had 4 viewers. It was raining & I had to put my 2 dogs outside as they are untrained excitable why the viewers looked at the kitchen. The first people came & went. I let the dogs in as the next lot weren't coming for another 15 minutes. I forgot to shut the baby gate leading to the living room... They both ran in & one of them wee'd on the rugShock I quickly got them out & then scrubbed the rug before the next lot arrived . Stressed wasn't the word!

Sponge if the water is not up to standard then your water supplier should be notified. You pay for safe drinking water! If could be a health issue to you and your neighbours.

Sponge that did make me laugh (the dogs not the water)! I wonder who did the tests that are on the search results then? Sounds a bit odd doesn't it.

Our first viewer made an offer after viewing again the next day. So relieved that I didn't have to keep the place spick and span for too long two days was enough.

I was only looking in my calendar today, I only put this place on the market on 23/1 and am moving on 16/3, no wonder I feel a bit rushed! I thought I would be here for a few months longer than that.

That dog situation sounds like something out of a comedy film. Hiw stressful.

We have one offer of just under £5k under the asking price. I think at least one set of these viewers might put an offer in too. They loved the place and the woman's mum (who was with them) was very keen to impress on me that they are FTB and can be flexible about everything. Other people clearly liked the house, but this couple looked like they'd be happy to move in tomorrow. They were the ones asking if the wardrobes would be included.

We're happy to take the offer we have, tbh. But it's useful to have additional interest in case anything goes wrong. The pre-exchange bit appears to be the worst part.

Step, that's great, we accepted an offer £3K below the asking price. Better to have an offer than hang on & possibly not get another offer for months? I agree with keeping your options open though, the last house I sold fell through twice before eventually selling to a third person. I'm trying to not get too excited about moving in case it does all fall apart & our buyer changes her mind

Sponge, we always put the dog out for viewings and then when they go to look at the garden warn them we have a dog. Not sure what most expect but there faces have been a picture when a small jack Russell trots out of our huge kennel !

Fingers crossed we get a contract and a moving date tomorrow .

Sponge did they say what water quality parameters it failed on? It is illegal for a Water company to put out water that is unwholesome so I'd be interested to hear what they say. Most companies also have a piece on their website where you tap in the postcode and it provides the water quality of that area
