Aarrgghh buyer dramas!! So the roof survey came back and its good, stable, reinforced, tiles in good condition, stacks in good condition. Then the surveyor says you may wish to replace it with a slate roof in the future. Buyer has interpreted that as they must replace with a slate roof immediately and want to knock the cost off the price. Hubby immediately said no with a deadline of tonight to confirm they are buying. Strrreeessssss

WTF is wrong with people? Do some people just have no clue about surveyors' reports or is it that they have no integrity and will try anything just to save a few quid? Good on you for knocking them back.

Well they have confirmed they are going ahead but say they are disappointed we won't negotiate on the defective roof. I can't work out if they are trying it on or if they really don't understand the surveyor's comments.

Well that's good news! I think here is where your EA should be earning their money, explaining to the buyers exactly what the survey means (and how surveys read in general, covering their back etc) and why they wouldn't expect a reduction. Hopefully you can go forward smoothly now.

Thanks Pipnposy. Sorry Moving, people should realise that a surveyor is never going to say any house is 100%! They're job is to find fault!

My BIL is a surveyor and he'd even take his own words with a pinch of salt!

I really feel for everyone going through this house selling process- it is so stressful.
We had a low offer (£50 grand too short) but prospective buyers are behaving weirdly and keep asking EA to ring them, then are never at time they are supposed to talk to them. We have had to reject the offer and asked if they can up it. They have asked them to phone them in another 2 weeks. This has been going on now for 3 weeks and these people are supposed to be desperate to move quickly.

Also expected to have an offer made today after 2 very positive house viewings last week from another couple who are now blowing hot and cold about the road- have got to wait until Thursday for an answer one way or the other.
Why are there so many time wasters about?

It sounds to me like the people who have made the low offer are trying to sort out their finance which can take a few weeks if they have to wait for an appointment with their lender.

There must be a better way to do this house buying lark.

Hi I'm a new seller. We have the agent coming to take photos this morning.
We've not done anything yet and I'm already stressed. I remember how horrendous it all was last time we moved and am dreading it.

Just had an update from the estate agent, our buyers are still on board after survey results, structural engineer report etc. Which is good. However, their solicitors are still waiting for the local searches which were ordered ages ago (apparently there are delays in our local area) and so it looks like there is no chance for exchange of contracts before Christmas. I wasn't really expecting it to happen until after, but it's still kind of disappointing.

TheElementsSong-sounds like good news for you! Much less stressful to move after Christmas anyway!

I'm losing the will to live here. Still no closer to exchanging than we were three weeks ago. I'm starting to wonder if we could complete our purchase before our sale goes through by scraping together the deposit through savings/borrowing from family? Anyone know if the mortgage company would allow this?

Pipnposy - Sounds frustrating - we are a bit the same, everything taking ages as buyers wanted their mortgage offer before starting the searches etc and then there was a delay on the mortgage! However hopefully things are rumbling along now.

I think buying before you well would depend on affordability. Do you have a mortgage on the property you are selling? If so, then the lender will take those payments into account for their affordability calculations. They would then take loans from family as being debt etc, so it could be tricky. Do you have a broker? They would be able to let you know easily I'm sure.

So frustrating all this isn't it.

Fingers and toes crossed for you elements . When we last sold we exchanged on Dec 18th and completed on 5 th Jan. So time yet!

Yep frustrating is the right word LaFlottes! Glad to hear things are going through for you, albeit slowly.

That sounds about right regarding affordability. I've just emailed our broker and she's going to look into the figures for us. It'd be good to have the peace of mind of a contingency plan in place just in case the chain breaks down. We would only look to do that if we got to the point where we were going to lose our purchase of course. God i hope it doesn't come up that...

It's natural to want a plan B - we couldn't buy before we sell, we just couldn't afford it so we just need to hope!!

I hope your broker can offer you a plan B so you know that whatever happens you won't miss out on this house. Knowing you have a back up plan would make things less stressful!

I think I'd feel calmer if it was February or March, when if things go wrong you can go back on the market and it's busier with more people looking. It's annoying having it hanging over us for Christmas and I just feel like if things fall through people won't really be looking for another little while.

And so we wait.....and wait....and wait!!!!

JT05- sorry to hear your news....it's rubbish that this can happen after 8 weeks and no come back on the time wasters. Such a bad system.

Are you going straight back on the market? I hope you get some good reliable buyers soon.

Thanks LaFlottes . We have decided to have Christmas and New Year off!
I don't really want strangers trooping round the house at this time.

We will go back fresh in February, with the same agent, they are doing their best! It was their ' inside ' knowledge that signalled the warnings! Our solicitor is also very helpful and understanding.

We are chasing our solicitors to sort out exchange before Christmas. Will they manage it?! Our buyers have gone from trying to get money off to demanding exchange asap!!

Yes good luck to everyone! I've never had a smooth experience buying/selling, so I didn't have high hopes this time either although we are selling to FTBs. And don't even get me started on the agonising process of house buying!

Although about to rest our house from selling lists, we have just had another offer from people who saw it a couple of months back!

Offer is less than expected, but if it goes through, stress free, it's worth it. They have nothing to sell and we are not buying.

JT05 - Great news!! Fingers crossed for you. I hope this one goes well, it does sound good if they have nothing to sell and you are not buying!

Are you planning to buy once you've sold and are all done and dusted?

I think if our sale goes wrong for any reason we will try again but won't even look until the money is in the bank so we can remove that layer of stress! We could move in with my parents or rent for a few months if need be!!

Very happy for you though - just shows how quickly things can change, and this time it's changed in the right way!

Yes we will buy ( downsizing) after we have sold. We are lucky as we can live in our holiday home until we find somewhere.

LaFlottes hope all goes through for you. We had DS and DIL for 4 months when they were between houses. We decamped to the HH!

It does remove a layer of stress.
