I would be put off a bit viewing a house that didn't have a floorplan shown online, unless it looked amazing in the photos. The floorplan is really important for me for instantly deciding whether the layout would work or not, and to get a rough idea of relative sizes of rooms etc.

Also I would be a little bit put off by the stairs - looks like they are in the kitchen as well? I think they need a railing.

I don't think it looks cluttered particularly, and that wouldn't put me off, nor would the decor.

It looks from the picture - and the floorplan of the other house for sale on that street, which is a 2 bed - that it is a fair bit bigger than the other houses on the street, and it is end of terrace too, so not necessarily overpriced. But if other people are just looking at average price for the street, they might think it is too expensive. Not sure there is anything you do about that, unfortunately.

As pps have stated, paint the bathroom and kitchen more neutral/toned down colours and sort out the stairs - an open staircase off a kitchen is far from ideal.

Declutter definitely. And give the aga thingy a good clean - that's the irst thing I noticed

Also, could the EA put "larger than average" or "more spacious than average" on the headline of the listing

Agreed however that I really think you should:

  • Paint the bathroom in neutral colours
  • Paint the kitchen in neutral colours
  • What is the surround of the fireplace in living room? It looks concrete but my phone is rubbish. If so, can it be painted?
  • Stairs definitely need a handrail. A joiner will do it relatively cheaply up north.
  • Better photos - retake them yourself if poss.

Hmm, I normally judge property sizes on the basis of the measurements....but some people find it hard to imagine the empty room, and the furniture is making it look smaller than it is. The sofas are very oversized and the shelving is not streamlined. I know it's hard to make a bed look smaller though!

I would do max decluttering, if you can put anything in storage/get a friend to keep it if poss and see if that helps. Also, stair rail essential!

I won't comment on the price as I am a Londoner so I mostly just boggle at the loveliness of that price Grin

The view is lovely.
What is the parking situation? - on street only puts a lot of people off.
Agree about the clutter - can you lose some of the furniture, like one of the dressers and most of the books.
I would cover the sofa and chairs with a neutral throw as a minimum and put a few cushions (yeah I know, but....) to pull a colour scheme together.
Why two staircases? Definitely needs a stair rail on the one without one.
Repaint the bathroom in a much lighter colour, it's too dark and 'dress' viewings, when you get some.
The outside area has a great view but a patio area, little table and chairs set, and pots of colourful flowing plants would maximise the impact.
I would suggest you go to a few viewings locally, or at least look through other sellers photos to get some ideas for 'selling a lifestyle', especially those around or just under/over your selling price.
Can you borrow a small pool table or similar to 'sell' the usefulness of your loft area?
I don't know Lancaster, but your asking price would buy at semi with a garden in a 'nice' area where I live, so ensure you are priced competitively. You are not just selling your house, you are having to compete with other houses around that price, so yours needs to stand out.

It does need a floor plan and pictures of all three bedrooms, it feels like you are hiding something.

I would repaint the bathroom and declutter whilst it is on the market. Hand rail on stairs would also make it a better option for people with younger children.

We had a line handrail made for our stairs. Cost £30.
The range needs a good scrub.
Aside from that it's a lovely house!

Close the lid of the wood burner and get another photo taken - why was that thought to be a good idea?

also get rid (store) two of the 3 bookcases in the Living room, the one on the left (which has something obviously tucked behind it) and the middle one, to show off the room a bit more. I like the bathroom but agree about the kitchen. You could also do with having a smaller table in there, as it stands you wouldn't have a lot of room to eat or cook, a smaller table further to the left, as you come down the stairs, would make the room look bigger.

The back garden photos do you no favours - what was the photographer trying to hid when he took a photo across the garden? You'd be better off with an additional photo from the bottom of the garden looking up towards the house.

The kitchen would put me off- I like the blue but the red walls are too much. They'd look lovely done in cream and would give the room a feeling of more space.

De-clutter as much as you can. I'd take the dressers out of the living room. Box up the books.

Slip covers on the couch in cream would help to lighten the space too.

Photo 11- what is that space? I can't tell if it's a landing or a bedroom with stairs in it.

The place is cluttered this gives the impression of less space.

I'm not keen on you curtains or poles. This means they will need replacing.

Your kitchen would need repainting because it's only going to appeal to certain people. The blue doors are a big no for me but if you paint the top wall a lovely ivory colour there will be a wonderful contrast.

The bathroom just adds more work because I think it needs painting too.

Have a massive declutter downstairs. Your kitchen looks very busy.

Although your house is nice the way it is, it's only going to appeal to a certain section of people who can appreciate the way you like to live.

The more neutral you get it the more you will get folk through the door.

Also knock 1k off the price so that its says reduced online. People love a bargain.

Image 7 is the sort of look that makes the house more saleable I think, but yes if you can paint I would do that.

Put all the clutter in the loft and remove that pic.
Can the loft be easily converted to a usable room? That's a selling point - a study or something.
The Rayburn is lovely, but needs cleaning up and the doors closed. Is it a genuine Rayburn? If yes then the ' can be removed, if no then call it a wood burning stove (or whatever it is).
If it's the biggest on the row then put that in the text as well (will explain the higher price).

Floorplan! It's the second thing I look at after the pics - may not even read the description if pics are bad.

For example, based on your pics and no floorplan, I assumed the loft was the 3rd bedroom.

Think it's a lovely house, but agree with other posters. Definitely change the second photo (delete it completely) and repaint the kitchen and bathroom into more neutral colours.

And yes, close the doors on the Rayburn - lovely to have and a practical, working fixture, but it looks dirty (I'm presuming these are stains and won't clean off).

It's a very pretty little house, with really gorgeous views. I really like it.

I think the kitchen would look prettier if the red walls were painted a rich cream, the cabinets are a lovely colour though. Also I would make a little curtain to attach to the counter under the stairs, hiding the small fridge and storage, either in the same cream as the walls or in gingham (or other simple pattern) the same blue as the cabinets. You will probably need to make a separate small triangular curtain for the bit under the stairs on the RHS. Also take the bags off the hook on the door and hang a single apron there, in colours that tone with the room.

In the bathroom just painting the dark green wall white might make a huge difference. Personally I would paint all the walls white except the one behind the bath and sink, it would look lovely and clean and make that green look spring-like.

Can you store most of your books elsewhere so the books in the sitting room aren't so stuffed. Also, if possible, it would make the room look much bigger if you could remove the two dressers and cd shelves at the back and store all of that somewhere else.

Is there no way at all to have a bannister put on? The lack of one is going to put off families with small children, which knocks out a big section of your target market.

Gorgeous house. Just do a major declutter, pack into boxes and put in the loft or into storage, you are moving anyway, so that's half the job done!
