Where to live 'On Thames'..schools unimportant.Walton, Sunbury, Hampton?

I'm trying to hone in on where to move to, I'm a Londoner, and my priority for the next phase is to be somewhere with nice green spaces,by a river. And also not far by train or tube from central London. I like all the typical things like waitrose and a nice high street to mooch around, too.
This will be a downsize for me, so am not quite sure about budget. I don't want much gardening, but need outside space. I've looked at weybridge online, and Thames Ditton irl.. TD is too small and quiet for me. I do want peace, but not to feel cut off.
Is there somewhere I should go visit that you can tip me off about?

Have you looked at Maidenhead? I would prefer Henley or Marlow personally, but it's got more going on.

Googling, I did find some flooding has happened at the Streatley one. Which totally put me off!

I want to be near the river, not in it.

I know nothing at all about Maidenhead. This thread is fantastic!

Mind you, I can't get khalinda's property out of my head.

funnily enough, I do happen to know this one is the only one in the estate that has a pump in the cellar. And was the only one to stay dry last winter. If you read online it will say 'all but one of the properties being flooded'

And no - it's not my house!

There's rather more over the bridge in Goring and both share a lovely village ambiance, but Waitrose is a bit of a journey (Tilehurst or Wallingford). I've also lived in Thames Ditton, which again has a lovely village atmosphere, but no Waitrose and not much public frontage onto the river.
I would be looking at Teddington/Richmond/Twickenham/Hampton or the stretch along the river between Surbiton and Kingston.

I think Richmond is too expensive, unfortunately. Does the stretch of river twixt Kingston and Surbiton have a name, or is it just a matter of knowing the street names?

'Almost nothing there', as a place to live, is a stretch too far for this London born and bred person! I'm not a car person, either. I like walking, and public transport.

You don't need a car around these areas. We don't have one - despite having a driveway for the first time in our lives! We walk, cycle and bus it everywhere.

Personally I don't like the area between Kingston and Surbiton. It's a busy bit of roadway along the river which spoils it for me.

What about Ham? Connected to Teddington by the lovely footbridge at Teddington Lock en.wikipedia.org/wiki/Teddington_Lock_Footbridges (so on High Street Teddington by foot 10 minutes), lies between Kingston and Richmond on the towpath and regular buses www.rightmove.co.uk/property-for-sale/property-52116944.html.

Ham is a bit cheaper because it doesn't have a train station however Teddington station is closer to Ham than lots of Teddington (15-20 minute walk from the footpath)

I live in Staines. I only moved here for work but really really like it. The Thames here is beautiful and we often use it as a starting point for walks.

Plus we have a Waitrose.

Ham is the bit between Kingston and Richmond. It's nice. Big village green easy access to the park and river. Feels very villagey. Transport out is the only problem. You'd need the 65 bus really.

Efferlunt - 65 bus for some parts of Ham might be best however there is also the 371 and for some parts of Ham the nearest buses are across the footbridge and are the 281, 285 and the 68. Can you tell I have friends there?

Just a warning the Waitrose in Staines is supposedly closing in the next year or two. And they're getting a Primark. And a TGI's. I'm very excited but then I have very low standards Grin

Walnut, you may not know either about Hammerton Ferry! £1 from beside Ham House to the other side of the Thames.

It runs on demand and you need to wave at the ferry man if you want a trip across.

West Byfleet has a Waitrose and train station into London.

You could have water frontage on the Wey Navigation
