Viewings (or lack of).. how many did you have?

We put our house on the market about a week ago. We've had one viewing who said she was coming back for a second look and one no-show. I am confident the house is well-presented and have had lots of comments from friends who say things like "it will sell in no time". I'm a bit worried the agent has overpriced it though it seems to fit in the right spot compared with other properties on Rightmove. It's quite a big property in a popular village in the SE, so not a fast moving market like London but prices have gone up a lot in the last few years and all the agents say it's a very sought-after location.

What do you think - do you think the level of interest so far makes it sound like it's overpriced? Or am I just stressed and impatient? ;)

We've been on the market for a while now and not many viewings. SE commuter town. I need to have it out with the EA next week.

We have bought and sold a few properties in SE over the years. In last 2 months viewed several, sold one and bought 2. The housing market in the South is very busy at present. I am surprised at lack of viewings. Can you give us more clue what area? I have noticed houses at expensive end of the market (£900k plus) don't seem to be shifting as fast as fast as rest of the market. An estate agent once told me everything sells it just has to be at the right price.

To give you an idea of how busy things are near me - Hertfordshire we viewed a property yesterday having not seen any details, it is not yet on internet and only came on the market Friday afternoon. There have been 9 viewings fri night and yesterday and 3 offers including by us. All offered asking price so vendor currently deciding if will go to sealed bids. 2/3 offers are cash buyers. The housing market in London, Beds, Herts, Surrey, Bucks seems very buoyant at present.

Wow! Why are you moving?

It's amazing. I think it's the price. Only a small amount of people have that amount and it will move slower that smaller and cheaper houses.

P.s not saying it's overpriced. Just that the majority of people don't have that. If I did, I'd put an offer in this second. Grin

Aww thank you! We did it up to live in forever but it's just too far from DHs work - he spends hours on the m25 - also career opportunities for me. We lived overseas for a long time and decided we wanted to live in the countryside when we got back, got seduced by big house but it was totally impractical.. So we're off to get a massive mortgage on a smaller house nearer Feltham (where he works). I will miss the house but I'm not really a country person so I have stuff to look forward to as well.

It's a beautiful house. If I was going to very picky I might say lack of garage but it wouldn't be a deal breaker for me.

It's a lovely house. If I were you I would get some bright pot plants at the front.
Also, that fireplace is neither fish nor fowl. I notice that if you come in one of the doors (in to that room) it's the first thing in your line of sight, and sorry, it's ugly. If your the sort of person who who has no 'interior design' skills, that fireplace could really put you off.

Your house is amazing...feeling pangs of jealousy but I do get what you mean about living in the countryside...no point in being in a gorgeous house if the location is stressing you out...we're in a similar position at the moment due to the commute and lack of things to do...good luck with selling. I think it looks worth the money xxx

It's beautiful! We've been on the market for ten days now, and I'm surprised at how few viewings there have been too. I thought everyone was like me and watched the new listings obsessively, so people would pounce for viewings in a flash . . . apparently not Sad.

I'm watching the market at the mo as we are hoping to sell/buy shortly. One thing I have noticed is that houses up to about £400k are selling very quickly but anything above that is taking a lot longer. I think the vast majority of people just don't have the money. Loads of £1m+ houses around here. I do wonder who can afford these houses tbh.

It's beautiful. It's not over priced in my opinion although I don't know that specific area. As I stated above anything top end £900k-ish and above takes longer to sell as few potential buyers. It will go. Is your estate agent being too selective with who views? We can't even get our foot in the door of properties until we prove have the finances in place to buy.

Thanks everyone and I feel a lot less stressy now! Fingeronthebuttin, I see what you mean about the fireplace, although it doesn't look like that in real life - it is bigger and more in proportion. It's a brand new wood burner, decided not to have a surround as it would look busy - but because the EA was 6'7 and using a wide angle lenses it looks really small and weird! I am rethinking it though :/
Rosa we went with an online agency... I don't think they're selective at all ;) of course they have no clients on their books so you do rely on people using rightmove etc (I thought everyone was as obsessed as me too Goldfinch!)

I agree about the price, ie, that mid-higher priced houses in some rural locations take longer to sell. What we found when selling in rural Wiltshire last year was that top and bottom were selling (think £2 million plus) but mid-priced (as we were) were not, unless very special/unique.

We were warned by a neighbour who believed they 'knew' the area that we might face a wait of a year plus, but we lucked out and went SSTC in five weeks. Our viewings were roughly one per week, so your one viewing so far doesn't seem too bad!

Our house - like yours - was pretty special (even if I say so myself!) and I don't think you'll struggle to sell, although it might take a little longer than the lower-priced properties.

I have to agree about the fireplace though - it kind of lets things down, being neither truly contemporary or country house traditional. I'd want to see a more typical period surround there if it were me.

I like the fireplace. Don't think it matters others don't. Any buyer of a house expects to have to change something. Buyers with best part of a million pounds won't care about £10k on a fireplace worst case if they feel they have to change it.

We put ours on the market in October. Didn't have one single viewing till March!
But they put an offer in half an hour later so it wasn't the house or the price that was the problem, just bad timing I think.
You could be right about the elections as people may be wary about the outcome and are waiting to see how things might affect their finances.
But your house is amazing so I'm sure the first people to view will grab it.

I think it's gorgeous and the kitchen living room is wonderful.

I do think it needs some colour (red geraniums in shiny pots perhaps) at the front.

If I was being really picky I'd say that the windows at the front look a little small (and absent on the floor above) so I might expect it to be dark inside, but the pictures don't seem dark so it's fine. I think you just need to be patient!
