Viewings (or lack of).. how many did you have?

We put our house on the market about a week ago. We've had one viewing who said she was coming back for a second look and one no-show. I am confident the house is well-presented and have had lots of comments from friends who say things like "it will sell in no time". I'm a bit worried the agent has overpriced it though it seems to fit in the right spot compared with other properties on Rightmove. It's quite a big property in a popular village in the SE, so not a fast moving market like London but prices have gone up a lot in the last few years and all the agents say it's a very sought-after location.

What do you think - do you think the level of interest so far makes it sound like it's overpriced? Or am I just stressed and impatient? ;)

I like the fire place.

I do think lack of viewings is down to timing and the fact there are less buyers in your price range.

If I could change stuff I would say that it takes uncluttered too far, especially downstairs. Some cut flowers for example in the dining room would soften it a bit.

I don't like the jumble of games on the bottom shelf in the living room, the pulled out chair in the dining room or the bedside cabinet in front of the radiator in the pink bunk beds room. The fact that the estate agent took photos without sorting out those things out would put me off using them a bit.

Our house has been on the market just over a week and had 9 viewers. Not comparable to yours though as it's jut an average 3 bed semi in a totally different part of the UK. Even still, I'm already feeling disheartened that we've had no offers yet. Estate agent is confident it will sell quickly as we're in a really popular location but I can't help feeling that if 9 people have seen it and don't like it then nobody will. It's irrational, I know.

Your house is lovely, though. If it were about £600k cheaper, I'd snap it up Grin

It is pure luck. We had one viewing on the day it went on the market and we sold it. That was because the people were in a chain, lost their house and didn't want to lose their buyer. We were just in the right place at the right time.

I agree with others that it is lovely, however I really think you need to jazz up the front of the house.
I do think it looks rather austere, but as soon as you click on the second photo you know the interior isn't.

How about a couple of potted bay trees either side of the front door and then some other large flower pots?
We sold ours last year, a similar price bracket, and we averaged one viewing a week. So don't panic!

It is lovely - but the the exterior is more lovely from the garden view than the drive. The house looks stunning from that view as that is the "proper" front. i would have that as the first photo rather than at the end to hook them in.

I agree that it's a lovely house, just looks a bit bare in places. The bathroom looks cold and could do with a bit of colour, bright picture or a plant? Even with the big picture in the dining room I think it looks too grey and a bit bland and the same with the bedrooms. Are you really that tidy? If not then I think the de cluttering has gone a little too far.

How long are you tied in with the online agency?

Internally and from the back there's little wrong, but it definitely needs more appeal from the front. The photo wouldn't inspire me to view.

I'd put a big old box ball on the RHS of the front door to compensate for it being off centre, the climbers in pots probably look lovely in real life, but in the photo look tatty. So do the bins - and it makes it look as though there's no where to store them.

The drainpipes and soil pipe should be in the same colour - the soil pipe really dominates the front of the house, and the half wall at the end of the drive looks very austere - just a couple of bushes peeping above it which probably look good from the house, but in the photo look weird. Could you put a couple of standard plants on the drive side of the steps?

Beautiful house and garden. The commute to London and lack of good state primary (judging from rightmove app, I don't know the area) would put us off tho.

Also, the market info bit says sale history £605k in Mar 2013. For this to have jumped to £895k in just over two years I'd be very wary as a buyer, esp as I'd also have to factor in school fees (unless retired).

I disagree with the negative comments. When you view a house you look at the potential. We bought a house for a similar amount and bull dozed it as wanted the location and could see the potential. No serious buyer is put off by drain pipe colours or lack of plant pots as these things are easily fixed. De-cluttered is best.

Nice house, I think it's overpriced to be honest. The house is lovely but if I was buying in that area, for that price, I would definitely expect more land. I can get a 4 bed 5 acre equestrian facility for the same price. www.rightmove.co.uk/s6p/49211725

Now some people won't want the land but I think most people wanting to move to the country, do.

OP your house is amazing! We have had 6 viewings over 3 months (but had a buyer pull out in between). We happily have new buyers now. I think it depends on so many factors. The housing market is meant to be very strong in Spring.

If I had the dosh I would buy your house!!!!

If I were looking to move, I would buy your house, and I'm mega mega picky!

Did you get local agents in to value before you put on the market and used this info to price the house? If you have based the price on their values and what other similar properties are being marketed at you should be ok. This price is taking longer to move ATM and the market has even very quiet in the run up to the election. Don't star t to worry unless you gave had no interest in another 4weeks. House is presented beautifully. Are there any cons with the house ie busy roads nearby as these need to be taken into account when pricing. Good luck

I agree with those who like the house but I'm surprised nobody has commented on the choice of estate agent. I've never heard of 'Zoom995' and to be honest, it sounds like one one of those 'off-the-shelf' companies you can get which come with a random name. I know online estate agents are becoming more and more popular, but for such an expensive house this would put me off. That could be the case for some of your potential buyers, too, who might be expecting a bricks-and-mortar EA (excuse the pun!). I think some more greenery wouldn't go amiss, too (especially since there is no garden at the front). Good luck, OP.

I agree with changing the EA, you need to be with a 'prestige' EA who sell expensive houses. Although the EA wouldn't put me off a house I love I suspect they have done little more than stick it on Rightmove.

I also agree that there just simply aren't that many people wandering around with that kind of money (Although Locationx3 makes it seem like everyone has a budget like that). If you were selling a £100k house then you wold have the BTL landlords, FTBs, downsizers all after the same kind of house. There are going to be less people out there after a house this size and money.

The choice of agents is interesting. They are an online agent. We took a risk because I cannot that traditional Estate agents can provide 10-15k more value. Everyone looks on Rightmove don't they? I can't imagine a situation where I would be put off by who the estate agent is. But yes, it is a risk I guess. The agent we have used are local and do know the area, they offer pretty much the same service except for a shop front and viewings. I am genuinely interested to hear if people are out off by who the agent is. Thanks!

Do they though? I expect so but I would still want to go with a 'bricks and mortar' agents. When we sold our last house it was to someone who hadn't seen it on Rightmove. Also, one house we looked at was before it went on Rightmove but the EA had our details and thought it might suit us.
I agree that the EA won't put someone off, but I think that the EA might get the sale. No real way of telling though.

I'm sorry OP, but my first thought when I clicked on the link was 'what an ugly house'. It's just the front shot the rest of the house is tasteful and decluttered and it looks lovely from the back. Could you change the first picture to the house from the garden?

I don't think online estate agents are an issue.

I'm gonna sound obsessed, but this is the second thread today where the Rightmove link shows a family house isn't in catchment for any schools. I know sometimes this is the case and people can pay to go private, but as the OP on the other thread said that actually her house was in catchment, I'm starting to think this new Rightmove Schoolschecker tool is inaccurate and could be quite a menace. Your house is gorgeous (and I want all your soft furnishings!), but the lack of any schools would rule it out right away, sorry.
