We've converted our garage into a home. Its freehold and I'll admit its a bit on the small side but if I was in my 20s or looking for an investment I think it would be fab. Its similar in size to one bed flats however has the advantage of no shared walls.

We took out a quite large loan to pay for this (40k) and currently have it on at 175 so were hoping to make a decent profit but its been on for 3 months now with only 4 viewings and no offers. Its getting to the stage where the interest is making a real dent in our finances and eating into the profit. Its all done up to a good spec and is clear and neutral so I don't think that's the problem.

I was to spend some money to put some funishings in and keep the price while partner is wanting to lower the price 10k. Any advice?

What's the minimum profit you need to make ? It it cost you 40 k plus value of land you can work out how much you need to sell it for to cover cost plus some ££. Lower price enough it will sell... What is epc ? Is it well insulated ?
Converted garage does not sound attractive. Especially if located amidst detached. Houses...
What is floor space and why is there no storage ? Is it good location close to shops etc ?

Funnily enough I lived in a converted double garage when I was a horse groom. It was actually really rather spacious for one person, it was fucking cold though and I definitely wouldn't have wanted to have paid £175k for the pleasure.

I know you will have paid for it as part the price when you purchased your house, but on the face of it, it looks like it's cost you £40k and you want £175k and are worried about dropping the price by £10k!

If it's not selling in a reasonable market then it's probably overpriced - a house is only worth what someone is willing to pay at the end of the day. Personally I think some nice furnishings and decor can really sell a place but if you are just buying cheap stuff to fill it I'm not sure that would be worth it.

Can I ask if it has the proper planning permissions? It might put some people off it was a conversion as it could cause major problems for the buyers if not.

I dont need hobbies , all my time is taken up by the garage. I cook the chips in the old car oil as all my money goes to paying 170k for a fucking garage. I recycle the air filters and wear them as underpants , I have mocked up a bed on the hydrological ramps ,and being of senior years \i find them an aid to my private life. It saves a lot of energy. I find the petrol fumes a bit of a headache ,and the odd looks I get when I tell folks I live in a 170k fucking garage.

This was a really bad idea :/

You've lost value from your home by removing a garage.

You've also essentially invited neighbours in close proximity.

How on earth do you expect a 1 bedroom garage to sell for £175000?

Did you get advice before you did it?

but a converted garage for that much won't move anywhere except in London. The rest of the country isn't that desperate!

I would advise both reducing it and buying some furnishings, preferably ones which make best use of available space...so potential buyers can better visualise themselves living there. Have new photographs taken. You can ask the agent to take it offline temporarily whilst you do this and then re-list. On most websites the most recently updated/listed properties appear first in searches so it may get more views online that way, which hopefully means more viewings.

Don't buy furniture! You can rent small beds and sofas especially designed to make small spaces look bigger. Buying things means you're stuck with them if/when it sells. Lots of places rent 'smaller than a double but looks like a double' beds etc.

Buy twigs and more twigs, Have a bunch poking out of the toilet bowel. Everyone loves a 170k garage for only 170k when it has twigs , lots and lots of fucking twigs.

Nah not pissed just revving up the twigs , I meant the mini in the garage. I find the up and over door doubles up for a letter box. I also find the tool box a good place to keep the bread. I have to be up early to slave to pay for the 170k mortgage. I am hoping in a couple of years the government will bring out one of their help to buy a double garage schemes. Although I am seventy I might start a breeding program and that could pay the megga mortgage payments. By the time I hit the hundred mark I will have it paid for. What a legacy to leave the children to be. I am off to the estate agents tomorrow to look for another garage. This has to be better than buying lottery tickets . Fortunately twigs are quite abundant and have not gone the way of house prices or garages yet
