Ok, so the vendors are taking pretty much everything with them...what next?!

Three weeks before the agreed completion date, after chasing the vendors for the fixtures and fittings, they decided to exclude pretty much everything including the integrated appliances (which were advertised in the brochure), fitted carpets and fireplace and surround. I know they are completely in their rights to do this (well I didn't but I do now Grin) but it came as a shock and, obviously, an unwelcome additional expense at a time when money is already tight. To add insult to injury they are dragging their heels and taking ages to respond to any communication. They have made it clear that they will take everything out if we don't agree to pay for it. They are unlikely to have any need for the fitted carpets etc. as they are emigrating to Canada but we have offered them an amount and we are waiting to hear back. I am not hopeful that they will accept our offer as it substantially below what they were asking but it is all we can afford. In which case we are going to proceed with the sale but just replace everything as new. Better we think than having to pay for 4 year old appliances (they want £200 for a 4 year old fridge freezer!). So...has this happened to anyone else? Did the vendors follow through with their threats? Do you think it is a good idea to ask for a pre-completion inspection? I am dreading what we will be walking into. Bare floors in January with children is not what I was hoping to achieve when we set out to buy this house!!

Oh crikey OP. I don't know what to say really except it serves your vendors right if you now have to pull out.

Very sorry to hear that OP, although I'm also inclined to think it was meant to be and serves your vendors right......hopefully a new set of buyers for you and a better house to buy will be just round the corner.....fingers crossed for you!

Oh no. But yes to what Raphaella says. It does indeed serve your vendors right. Don't believe in karma but schadenfreude... oh yes :)

Hope you find another buyer and also a better house to buy yourself.

Well it has all been confirmed. Buyer officially pulled out so we have pulled out of our sale this morning. The only way I can make sense of it is that the buyer was pissed off with having to wait from before Xmas, started looking for s house at that point and has waited till last minute to pull out out of sheer spite. He was still interested and chasing on Wednesday but pulled out yesterday - makes no sense. Anyway, onwards and upwards! At least I feel empowered and informed going forwards re fixtures and fittings x

Flowers I'm so, so sorry OP. It's like you're paying the price for two lots of selfishness - from your buyer and your vendor. So unfair!

If there is such a thing as karma, you will now find the best house EVER to move into, and it'll be way better than this place, with vendors who don't try to charge you a fiver for a compost heap! (As other posters have said, it serves them right).

Hope you can have a big glass of Wine tonight and a gentle weekend.

Am inclined to agree with Henbur, and I really do hope there is a better house out there for you somewhere.

I know its naughty, but I would loved to have seen your vendors' reactions when they heard the news Grin.

Thank you everyone. At least we know now, couldn't sleep last night thinking we might be able to get him back on board. We have unpacked some boxes to make the house look homely again. We are gonna change estate agents and possibly sols, take a deep breath and start again but I have learnt the hard way not to be too nice and to get everything confirmed in writing when we put an offer in Smile.

Take away and wine required tonight.

Honestly, you have probably been done a massive favour by your vendors. People who can piss you around royally like they did are also the sort of people prone to taking ethically dubious shortcuts around the house. Who is to say that they didn't get things done on the cheap or dangerously, given their lack of regard for others?

Changing sols sounds like a very good idea.

On the plus side your dickhead buyers have lost a house they liked, probably by just throwing a tantrum about it.

If they come crawling back, I'd be inclined to tell them where to go and really start again!

Please get another solicitor. Please. Yours sounded hopeless bordering upon incompetent and most worryingly not interested in making things happen. I'd also let your current one, and his/her manager know why you won't be using them again. A proactive solicitor is SO worth the extra money.
