Where would you spend a million in London?

I have NCed for this. Would love some ideas/MN wisdom. if you have a budget of a million or thereabouts and wanted to buy a family house in London for a young family of 2 young girls where would you look? Can budget for independent school. Have been looking West but wanted some new ideas thrown out. Happy to go pretty urban... Too suburban would probably put us off.

But more I would love to here where YOU would go (or already are) and why. Need reasonable access to town for daily commute (West End/City). We have lived all over (but not with children, and now moving back from abroad)

But where will you rent hiphop? ... is that another thread? Or is it the same decision making criteria for buying but with more scope to take a risk?

shaska · 02/01/2015 17:28

" The amazing pub...grin.. I may be able to do without first hand experience of that amazingness, but I appreciate the image."

ha! Well, should you ever be in the area, when you see it, believe me, you'll know it's the one.

hiphophippity · 02/01/2015 17:34

I need to be near Heathrow really as my OH flies constantly. Have friends in Richmond, Shepherd's Bush, Brook Green and Chiswick. But will need a six month rental for 4 of us for about 2500 a month I suppose - could stretch a bit. I think the rental conundrum is a whole new thread Confused

How about here. 20 mins to Heathrow. Close to Chiswick/ Richmond/ brook green for friends. 10 min walk to Central line, and will be on new cross rail line to Heathrow within 2/3 years so good chance of prices rising

Artandco · 02/01/2015 17:52

Or this place. At £750,000 it's much cheaper also.

Good find thank you. I need to fall more in love with Acton. Not quite there yet

East Dulwich
or
Herne Hill (Thameslink!)

shaska · 02/01/2015 18:00

It does sound like you'd prefer to stay west, so much as I'd like to tempt to eastwards, I'll save the Vicky park doups for my own lottery-winning future.

The area around Shepherd's Bush Market station is a bit cheaper than the ritzier end near the green - there are a few houses under a million down there. I actually know those streets quite well and they're very nice, it's just that the Uxbridge Rd is sort of godawful, but in terms of being central and west it's very convenient. Not sure what other people have posted but here are a few:

tunis road possibly the nicest, but loft is already done so not much room to expand.

Abdale Rd More potential here and quite a lot bigger.

If you're after something a bit more des-res, I can't believe this is almost a million but I guess it is West Ken/Brook Green and the curved reception is nice. Could be lovely with a bit of work - but it's a mansion block so no garden, just a balcony.

Somethingtodo · 02/01/2015 18:37

Def needs to be NW/W/SW if frequent trips out of LHR - nothing worse that schlepping/crawling unnecessarily across the city at the beginning or end of a long haul flight....imagine trying to get home to Peckham/BH/ED by public transport or in a taxi!

I work in Chiswick - loads of my colleagues live in SW London eg twick/richmond/kew/teddington/barnes etc loads of stunning natural parkland and the river - much, much, nicer imho than Acton - more suburban - but great vibrant communities still only minutes to Chiswick.

Top tip from MNers that I have seen frequently on here - dont rent in an area that you will not be able to afford to buy in - no matter how tempting, eg squishing into a flat for 6 months -- as it will be really painful to move "down-market"....so rent in Acton and not Chiswick ....

You will get a lot of traction if you start a new thread - find me a house in NW/W/SW london for a million which does have a premium for good state school -- millions of MNers live in this area and will have forensic evidence/detail of street by street.

Somethingtodo · 02/01/2015 18:39

*does NOT include a premium for good state school

Ktay · 02/01/2015 19:35

Ok well given your latest posts I stand by my earlier suggestion of East Twickenham (even though poor old Twickers got pooh poohed as dullsville earlier) - it is just minutes across the bridge from the nicest part of Richmond. Or St Margarets. You won't get much for your budget in central St Margarets but just north of the A316 you would get a lovely house and if you don't have to worry about school catchment areas you'd be fine. It's a bit nappy valley round here, certainly not v edgy, but it's defo worth a look.

MothershipG · 02/01/2015 21:23

argh! Found you a great house but blooming iPad is playing up so I can't post a link! It's a lovely 4 bed in Disraeli Rd, W5 near Walpole park, on for about £1.1

I used to live in Shepherds Bush and moved to Northfields. Obviously it's not as urban and edgy as SB but it is still only 30 mins on the Piccadilly into town and about the same in the opposite direction to Heathrow, your DH would be home in a jiffy!

4 big parks and many smaller ones within a mile, so great for little kids but also enough to do for young teens and great transport links for when they get older. More affordable than Ealing and better links to Heathrow.

hiphophippity · 02/01/2015 21:35

I don't really know barnes but I do love the river - saw this:

Also in Chiswick (I know W4 pretty well and I know why this is discounted as bollo lane not a popular road & busy but very near High Road and Acton green)

OP posts:
hiphophippity · 02/01/2015 21:38

My phone being an arse. First link barnes (I know nothing bout barnes really). Second from wrong end of Chiswick.

Yes I know not very urban but just some ideas and interested in opinion.

OP posts:
MothershipG · 02/01/2015 21:49

Personally I wouldn't want to live on Bollo Lane, it's narrow and busy and will be a nightmare to park. Seriously just 1 mile west, the other side of Gunnersbury Park is South Ealing and Northfields, better transport links and you get more for your money.

Gunnersbury has just got a £9m grant to do up the park and Museum so it will be even more lovely. Northfields Ave has a good butchers, bakers and fish shop and well as Darch & Duff and a few decent places to eat. And the number of places to have coffee is becoming a bit of an in joke with the locals.

Yes, I really like it here and will be offended if you don't, at least look! Smile

hiphophippity · 02/01/2015 21:51

I will definitely look! Am on a mission.
Where should I aim for?

Huge kitchen! twickenham

MothershipG · 02/01/2015 22:05

Thanks for humouring the mad woman Hip Grin

Pretty much anything walking distance of Northfields or South Ealing will be ok. Poshest streets are near the parks, as you go north and west to west Ealing and hanwell it's not currently so great, but up and coming as cross rail is on the way.

Kikibee · 02/01/2015 22:13

I lived on Camberwell New Road when kids were small, not far from that house hiphophoppity there were plenty of green places nearby, Myatts Field was walking distance and often hopped on buses for other parks, don't dismiss out of hand, I loved it Smile

MothershipG · 02/01/2015 22:14

Disraeli Rd

Ktay · 02/01/2015 22:35

Huge kitchen house looks nice but location isn't brill - especially if you wanted to be in the running for a state primary as it's in a bit of a black spot. If you wanted to bust the budget I'd go for this instead

Hollyhocks7 · 02/01/2015 23:21

Location isn't bad actually, as a new primary has opened up around the corner (RC, but one third of places are 'open' places), also only 10 mins walk from station. Train into Waterloo 22 mins.

Hollyhocks7 · 02/01/2015 23:21

What are state schools like around Disraeli Rd, Mothership?

MothershipG · 02/01/2015 23:52

Not sure what catchment its in, but all the primaries around there are ok to good. No idea for secondaries if I'm honest but I think the OP said would be going private.
