Few viewings and no offers - it's the time of year, right?

DP's flat has been on the market for a few weeks now with barely a sniff. It's a 1-bed in zone 3, in pretty good condition although it's been tenanted for a few years (tenants have now moved out). Was originally priced at offers over £250K but dropped now to £249.950. Seems on a par with others on the market in the area - competitive if anything.

So am I right in thinking that the market is just really slow at this time of year? We're considering giving the agents a week's notice in the hope that they'll make a massive effort in that time, then taking it off the market until the new year and getting valuations from other agents now we're not facing the issue of the stamp duty threshold.

Also wondered whether putting in a new kitchen might help (it's the only thing in the flat that is really dated). But then people would potentially be viewing it when there's work being done and it's a mess, and if the new kitchen wasn't to their taste it might put them off...

Any words of wisdom?

Hi Bowlers Grin about to exchange on the purchase but it needs a full overhaul so it will be after Easter before we can actually move in and it will still be a partial building site then.

The DC passed the assessment day and got into the school you recommended! Grin Thanks so much for that btw!! Thanks It's fab. And DD enjoyed her assessment day so much I could barely drag her out of there after. She can't wait to start.

So I will soon be in your neck of the woods.

No - the external photo is now last. The OP doesn't appear to have taken any of the advice received on board - but then it wasn't her flat to sell, it's her DP's.

It has still not sold.could it be that it's about 60/70 k overpriced?

Thank you, WowFudge. I don't like this place. Boxlike, closed off, sterile and small. In this same price range, 240-260, are several other places that seem preferable to me. The one on Beatrice Ave has windows on all four sides. I don't know areas, streets, or parking, which would make a difference. Sorry!

Credit expansion of the pre-crisis era has been checked. Even if bankers felt minded to start partying anew , so soon after their last brush with death regulators wouldn’t let them. There are today much tougher restrictions on leverage and lending. Asset prices are about to tumble

At a time like this when there has been several months of drops in prices and getting more aggressive , anyone needing for whatever reason sell must
either drop the asking price in line and a bit further than what has already been confirmed drops of roughly 64k of London property. Anyone not smart enough to take note will chase the market down. I am not saying nobody will get away with being cheeky , but tower block flats and any other type of flat becomes harder to sell at any price
