How much to renovate and modernise this house?

any thoughts?

Also much appreciated would be any ideas as to why its so cheap for the area. Is there something very obvious I've missed?

Lower Sydenham is the less desirable end, which could explain the price - but I think thats about right for a property that end of Sydenham in that condition.

If you are looking at new bathroom, kitchen, boiler and radiators etc, plus cosmetic plus sorting out the garden it would be around £50 000 but depending on your spec for kitchen bathroom. If you run into problems, more.

I cannot believe anyone would pay that money for that house. I cant believe anyone would pay that money for the upgrade of a bathroom kitchen and boiler. Am I missing something or are you people real?

Is this an ad for a second rate property trapped in a downward spiral of failed to sell second rate overpriced s@ite

What makes you think that this property is second rate overpriced shite? If you know anything about Sydenham property prices then I'd love to hear your further views.

I wouldn't modernise much except where necessary, I think it looks lovely already

Yes agree Iamcurious you could do for less - I was going on our last renovation but that included adding in reclaimed fireplaces, putting coving and ceiling roses back in three rooms (£3500 IIRC), made to measure curtains, full carpeting, full new hot water system and bathroom, new kitchen with all new appliances plus damp work and probably more but I have wiped it from memory now!

Looking at it, all it needs is redecoration. Maybe a new kitchen and bathrooms. You could probably spend £15k. What did you want to do to it op? I really like it!

Looks like it could be a really lovely home.

We did ours up, relocated the bathroom, new kitchen, boiler, new flooring, put up a couple if stud walls for the grand sum of 18K. It put 30k on the value if the house. It was it the North East where you get a lot of house for not a lot of money. We did most of the work ourselves, it took a few months but it was a lovely home when we finished.

If you like the house, make a list of what you want to change and add it all up. Stuff you can't do yourselves, get quotes for.

You could certainly live in it as is. I really like it too and it's in roughly the right area for us. The garden needs a lot of work but its semi detached so everything wouldn't have to go through the house.

I always notice, when noseying on RM, that Property World seem to advertise bargains. Maybe they put low asking prices to encourage interest? That part of Sydenham is really improving/gentrifying depending on you pov, if the new cafe in Mayow Park is anything to go by!

It look liveable depending on your standards, and whether you would be happy living there a while and gradually altering.

For me I would say approx £50k also:

  • new kitchen
-new bathrooms
  • sort garden
  • new paint/ flooring

I would also consider adding another bathroom, probably on top floor by making large bedroom smaller, as only one bath/ shower between 5 bedrooms ( so could be a lot of people potentially).

I would also look at extending kitchen out to the side if possible to make a large kitchen / diner. But that would obv cost more

I may be reading this wrong but are the terraces both sides flats so you've actually got about 6 neighbours? I don't know the area i'm going off postcode and everything else appears to be flats.

I would think that at that price point you'd be looking at higher end fixtures and fittings and bathroom would be £15k, kitchen £25k you may want to add a small jack and jill in the top storey as one bathroom to service five bedrooms is a little unusual in modernised properties. Again I'd allow £15k for that. Rewire and lighting £10k, heating overhaul £5k (reusing existing radiators where appropriate but adding towel rails etc) windows if you want them doing £10-£15k, replastering/ skimming where needed after work and wiring £3k.

You could run up a bill of £100k if you want to get it all pristine or spend 50k to do a bit more of a basic overhaul.

we did a victorian house - £15K for kitchen. £30K for overhaul of the rest (boiler, electrics, gas fires, wood floors, coat of paint). no bathroom changes and no major moving of walls or windows, but just generally updating everything.

Don't know the area but Really really like the house . To me based near Glasgow it's eye wateringly expensive . But I really like the house , and to me it's important the condition the house is in and that one looks perfect for me ....just waiting to be de cluttered and made into a gorgeous LIVING home

Its just look messy. Are the windows okay? Does it need rewiring? Have you noticed any damp patches? How is the brickwork (could it need re-pointing)? Is the roof and guttering okay?

If its generally in good nick, an average new bathroom in London including installation is about 5k and an average new kitchen including appliances is 12k. Both can cost much more or much less depending on spec but that would be good middle of the road quality.

If you need to lay new flooring throughout budget 5k-10k depending on material (carpet / tile / wood) and spec.

If you hire someone to beautiful landscaping on the garden and replace the fencing etc that could be a few grand but if you can do it yourself it needn't be expensive.

If it were my house, I would add another bathroom on the 2nd floor. Houses with one bathroom and more than 3 bedrooms tend to sell for less as the ratio is unbalanced. Adding in a bathroom including the wastepipe connections will cost 5k potentially.

If it needs a new boiler and new rads that will be a 2-5k depending on spec (for a house that size you need a mega-flow and you might need to upgrade your mains pipe).

If the house is generally in good order, the 40k should do you before you add in anything special like installing a wood burning stove or getting a nicer front door or installing nicer lighting fixtures etc.

If the windows need replacing and you want to put in timber sash windows, budget 15k as a minimum- pvc will be cheaper but still expensive. If it needs rewiring, you will have to replaster and repaint the house so again budget at least 5k for the electrical work and plastering. If you are on a budget, paint it yourself as having house that size professionally painted is very expensive. If the roof needs work, that can be very expensive as well.

Nice house. I think if you did it yourself, and went to eg Ikea for the kitchen and bathroom wholesalers for the bath stuff, you could come in at around £20K.

Roneik, you could get this three bed house not far from me for £1 million. Or you can have a two bedroom place like this for £100K less. London house prices are mad at the moment, and show no sign of dropping.

Do you know if you would want to do any structural work? Moving or taking out walls etc?

I think it looks in reasonably good order, just tired. I think if you are just renewing what is there you could manage on £25-30k. Depending on spec of kitchen and bathrooms obv.

We have just completed a renovation of a slightly larger house than this, which included new heating system, rewire including networking, adding an extra bathroom and taking out some walls. Quite a lot of the features needed putting back in or repairing and most of the plasterwork was shot under the wall coverings. It was in a lot worse state than this appears and had not been lived in. Cost us £60k.

It must be a bit more than just sprucing up though, if the EA puts a 'requires modernisation' in the details though? Really interesting property though, and I'll bet that was a great house to grow up in.
