How much to renovate and modernise this house?

any thoughts?

Also much appreciated would be any ideas as to why its so cheap for the area. Is there something very obvious I've missed?

With 2 holiday cottages,used to live near there as a young man, very nice countryside. If I were spending that sort of money something like that would do me. Those other houses are for fools and their money . Terraced house one million you are having a giraffe

I spent 10 years in Sydenham as a teen/young adult and then it was nice, schools ok though I went to a catholic girls secondary quite centrall and the area is generally well connected

It's interesting how the area has changed when I go back to see family! So gentrified and even my soon to be mother in law regrets selling her house in forest hill before moving to the south coast!

The prices are on par and although I would take the house roneik posted over the terrace anyday... Dorset is not London so it doesn't really matter!

I imagine that parking would be a nightmare. Although the street looks empty on Streetview. Other than that, it looks great.

Know that road well, it's lovely and quiet yet close to high st, sainsbury's and mayow and home parks. It was also lewisham's best recycling street 2007 Grin I would guess parking might be a problem around school pick ups/drop offs times but otherwise it's fine.

It's quite top heavy, isn't it? 5 beds but the only living room is rather narrow and the dining and kitchen seem a little cramped too. I'd be looking to see if you can extend the kitchen to the side.

noddy thanks for answering! Very interesting, I expect everyone is always fascinated by what you do. Kind of wish I'd gotten into that field.

roneik it's very very beautiful where those houses are but not everyone wants to live so far away from things. Really stunning place though.

If it were mine I'd definitely make one of the attic rooms into a second bathroom.

Its a tall, narrow house, not gigantic, but quite appealing.

'Londoncentric' prices are always going to make many other people shudder, but if it's where your employment is, and moving your work is v difficult, then, it is what it is.
Twenty odd years ago I owned a flat in London, and happened to start working closely with a colleague who lived just outside Stirling. We became very friendly and soon worked out what my London flat could buy near to her, a sort of manor house with a fair bit of land (v similar to hers). The majority of jobs in my particular specialism within the company were south east based though, whether in that organisation or in other companies.

In London you are paying for the land more than the house. Like others, my job is really only possible in London so that binds me to the South East. Id personally rather have a shorter commute and be closer to London than live further out some place less interesting.

Dorset is lovely if you can earn a living there. London house prices are ridiculous, whether you rent or buy, but if you want food on your table and a roof over your head you have to go where the work is.

I drove by, I saw it, I liked it.

Oh yes its in Lower Sydenham not far from the gas works Wink, next door to a primary school and opposite a church - so parking might be tricky sometimes - but I still like it ... It would change a lot of things for us as a family.

Och, don't know what to do.

If it's the location that's a worry then IMO fret not cos it's a lovely little spot. Walk past all the time in the day and it's so quiet.

Do you Katy? How exciting! We could be neighbours? I really liked the look of it today, but then it was sunny and all the trees around were putting on a fine show.

It's such a tempting prospect as I am fed up where I live (only a couple of miles away).

Looks like a lovely house and I was impressed with the price.

I would say £60k to do it up, no fancy pants extension though and to a good/top spec. We did this to a house, albeit, a 3 bed but with bigger living space in SE london for £60k.

All the horror at London's house prices never fails to make me laugh. If you moved all the jobs currently in London to some cheap area in Dorset, what do you think will happen to property rices there?

Am about quarter of a mile away but it's on a regular route of mine! Must admit I haven't been around at the school rush but at other times it's very peaceful.
