Sutton, yep, you're right, you'd easily pay £7-800K for that in Richmond. Even where I live it would be a steak at £500K if not directly on a motorway.

Good transport links, good schools - more important to some than postcode snobbery. I don't know Beckenham well myself - though have friends there and there seem to be very nice parts.

Can I do a deal with the inner borough folks? Can I agree I don't live in a London borough, and you give me my London council tax contribution back? Happy to do a direct deal with any of you. Grin

True about Kew & Richmond - I forget they don't have London postcodes. I was thinking more about CR and IL postcodes :-)

Bromley is def in London but doesn't have the postcodes.

E12 where I am is not naice and that's why I live there. Fuck naice Grin

Is the house really big? It looks tiny on the photos, even if you try to see past the clutter and dreadful taste! Maybe it's the angle of the photos.

There is a lot of housing stock in London like this in terms of size/layout. I don't know Beckenham very well but wouldn't be surprised if this is market rate.

Clearly the photos don't exactly present as the best so I'd also be assuming tenanted - owners have an incentive to make an effort but tenants don't. As a tenant, what is in it for you to both to tidy up and declutter unless your landlord has offered you some incentive? That said in the past I've viewed properties where the owners are in situ that looked not that far off that.

This will be the market rate for the area, which I know pretty well. It's a nice road with a station at each end, 15 mins into central London and close to beckenham town centre, so really attractive to families and commuters. I mean, obviously it's silly money in the big scheme of things and it does look like a tip, but they're nice houses, big rooms and usually decent gardens.

So, par for the course IMO!

I think it's been a while since you could by a house in E. London for 300K.
We're in deepest, unfashionable, far from a tube, S. London and I would love to see a house this cheap and large.Hmm

There are still houses in E. London for £300k, near good transport and similar size with gardens. But the areas aren't as nice as Beckenham, and have a different feel to it.

3 bed Canning Town E16 £285k

3 bed Plaistow £270k

West Ham 3 bed £275k

Massive difference between Beckenham and Canning Town though... BR3 is very desirable, with beautiful parks and good/outstanding schools.

Although I do love it when people can't see past clutter/bad decor as most of our purchases have been like that and I love turning them around. Always amazes me that more people don't want to do the same... Looks like a great solid house to me and not overpriced by Foxtons usual standards.
