Can I have your opinions on this flat?

Our flat has been on the market for just over a month, in that time we've had 8 viewings, 4 of which were very interested but were buy to let landlords which is prohibited in this development. We've had one second viewing but heard nothing else since, it's now been over a week since we had any other viewings.

With this in mind and added to other minor problems with our estate agent in such a relatively short time, we've lost faith in them and are some what dubious how well they would support a sale if we ever got to that point. So we've made the decision to instruct a new estate agent.

I'm not sure about the photo showing a corridor with a curtained off area - what is it trying to show.

Also, the bed pushed against one wall and the dining table pushed into a corner make the rooms look unusable for their purposes. Can you retake the photos with the furniture more central?

Other than that, it's a small flat but clean and tidy and well presented. I don't know the area so can't comment on price but I don't see any major issues.

Was the agent standing on a chair? Some of the Photos look like they're taken from a height which looks a bit odd.

Its a nice flat but the photos aren't great.

I agree about the furniture pushed up against the walls.

I wasn't sure about the hallway photo either, I'd understand it if it was grand etc but it's not... I'll make sure that it gets scrapped.

As for the furniture up against the walls, this is definitely something I wouldn't have thought of. I can easily move the furniture away from the wall.

As far as price goes, it is at the very top for these flats but one has just sold in the last couple of weeks which had the same asking price and was in a similar condition. We also have a garage do you think including a photo of it would be a good idea, other agents have done so in the past.

Yes to the garage
I probably wouldn't have the exterior as photo 1 as it's not the prettiest and might put people off looking further at the interior photos, which are much nicer

I agree with moving the furniture a bit so the rooms look like they can be used for the right purpose.

yes include a picture of the garage as it will make sure people know there is one.

I though would be really unhappy that my agent is showing to buy to let investors when clearly you cannot sell to them! What a waste of everyone's time.

Flat looks lovely and clutter free though

Hobbes8 there is a bath, the way the door swings and the configuration of the bathroom means it's really hard to take a decent photo of it. In hindsight they could have taken more than one photo of it.

bedrooms look ok to me but i think you should get some furniture and stuff out of the living area - it looks pokey and emphasises the lack of space. have enough room for a clear dining area that isn't shoved against a wall, lose the great big tall desk and do something about the high and low furniture - that adds to the cluttered sense rather than a long even line itms. also consider a long rug that goes through that area and makes it look bigger and more unified maybe. oh and lose the jammed bookcase from the hall - just emphasis there isn't room to live in there again.

i would possibly turn the corner sofa the other way so its back creates a sense of separation of living areas and put the tv on the wall so that area genuinely is an area that one can imagine sitting in and feeling like you were in a lounge.

clear dining area at the other end with space around it and lose all the random furniture in between. have you got relatives friends you could store stuff with for now? and get a bit of colour via rugs and cushions into that room - it feels rather bland and beige and a few expensive cushions and a pretty throw and a rug would make it all feel much more 'together'.

There's something wrong with the lounge/diner but I can't put my finger on it. It's just furniture configuration though.

When the buy to let viewing happened I was annoyed to stay the least, they were over the course of 3 days and with a toddler whose favourite game is 'DESTROY' it was a colossal waste if time, they also sent someone to view whose budget was £15,000 below our asking price and inferred we would accept an offer that low.

We've stayed with them this long as DH thought we should give them a fair chance at selling it.

Grin owl. yep 'zoning' and a splash of colour that links the zones.

also OP that description is doing you no favours at all - for many reasons but especially get rid of the 'would suit a young professional or couple' - that screams SMALL and why are they narrowing their market? it's a two bed flat people can decide for themselves if it would suit them or not.

also add in 'separate' fitted kitchen as the pics and description left me wondering if it was a separate room or just a galley off of the living space. one good sized double bedroom and a second bedroom currently used as a nursery but which could be used as an office

What is the curtained off area in the hall? Does it need to be curtained as I think it makes the hall look cluttered (but it's a daft photo anyway!)

When I look at the bed like that, I wonder if there's enough room in the bedroom for it to be in the proper place, i.e. central. And even though I'm aware that its only furniture and that I could change it, I'd be put off by the fact that it's my side of the bed that's up against the wall and I'd be in all sorts of trouble getting out for a wee in the middle of the night!

Agree about the zoning in the sitting room. And more colour needed. It looks a bit depressing at the moment.

i'd lose the hallway picture altogether actually - what are they trying to sell? that it has doors?? strange. once that living room is sorted you want good photos of your lovely bathroom and the kitchen and photos in each direction (dining zone and lounge zone) and one each of the bedrooms and that will do i think. one exterior shot emphasising the green areas and a shot of the garage maybe. no shots of a hall that just emphasises lack of space.

btw i'd do the lounge end shot with the blinds down if you can get enough light - you want it to look cosey rather than give you a view of how surrounded by concrete and flats you are.

it's incredible really how shite estate agents are when you think how much of a cut they take Confused

I agree the middle section of the living room is 'off' originally the desk was placed at the other end of the room and worked well, but a furniture rejig meant it went where it is now. Never the less the desk is going to live in the garage this weekend, then we have room for the table. The bed will get moved from the wall with a bedside.

The bed is up against the wall so that my DH stays on his side of the bed otherwise he sleeps an inch away from my face.

Get the agent to adjust the aperture so the pics are WAY lighter, you'll be amazed at the difference.
