Our flat has been on the market for just over a month, in that time we've had 8 viewings, 4 of which were very interested but were buy to let landlords which is prohibited in this development. We've had one second viewing but heard nothing else since, it's now been over a week since we had any other viewings.

With this in mind and added to other minor problems with our estate agent in such a relatively short time, we've lost faith in them and are some what dubious how well they would support a sale if we ever got to that point. So we've made the decision to instruct a new estate agent.

it looks very dark, every room looks gloomy. Get the agent to redo the pictures, they should never have put up such poor pictures in the first place. You might want to remind them that they are meant to be actively selling your flat, not just taking some substandard photos and then waiting for the punters to roll in. And why are they showing the flat to professional landlords if they can't buy it? Waste of everyone's time.

I would stick them on a week-by-week rolling contract, that should make them pull their finger out.

Switch sofa and TV over and put the tall lamp behind the sofa so it looks like you could lounge on the sofa and read. I think what looks wrong with the living room shot is that it looks like somewhere you walk through rather than stay in. Fine for living in, but not so great for selling.

Can I be spectacularly unhelpful and ask you where you got the material that is showing in the hall, it's really nice?!

I reckons if it works, you should pull the dining table away from the wall to make it look more usable. Other than that I think it's really nice, tidy, well presented and cool.

I agree with pcitures taken on a sunnier day. And you could think about painting walls in a more warmer neutral colour as house doctor style. But it's very tidy and well maintained. And estate agents are ridiclous sending buy to let landlords when you can't sell to them. What a waste of everyone's time.

Sorry haven't read all of the reply's, the only thing that stuck out for me was the curtain in the hallway.
Is that a room? covering something up?

Checkpointcharile I love the fabric too, it was from Ikea but I thinks it's discontinued.

Just for comparison this was our direct competitor - it sold 2 weeks ago www.rightmove.co.uk/property-for-sale/property-43899439.html I thought our flat was better...

The pictures of the other flat look better.

Take out any excess furniture and take photos when it's bright and sunny.

I agree the double bed and the dining table need re-siting for the photos. Also the blinds in the living room need to be fully up to maximise light in that room for the photos. I wouldn't close the blinds - people will think the view is to awful to show! A colourful rug would help liven things up in there as it does look a little drab.

The hall photo is probably a cack-handed attempt to show there is an entryphone system....

I don't agree with weatherall - the other flat looks a dated mess in the lounge/dining room with hideous over-sized furniture dominating

Do you know the neighbours who have agreed a sale of their flat well enough to ask how many viewings they had? Also, do you know what sale price has actually been agreed?

What else have your agents actually sold in the area? My biggest concern about them would be that they have sent unsuitable buyers for viewings and that needs to be stopped - do they actually know the flat cannot be let to tenants?

I agree about photos looking dark and the exterior photo does put me off.

There are also a few issues you can't change that would be deal breakers for me - windowless bathroom and electric heating. Having had that once, I would never ever buy a property with those two things again.

wowfudge the other neighbours had 12 viewings and were offered around the asking price, we don't exactly how much.

As for our current estate agents we fired them today and will be instructing a new one closer to the end of the 14 day notice period (they are already penciled to do the photographs next week). Hence this thread...

The flat is ridiculously bright, with all the comments about how dark it looks that tells me all I need to know about the quality of the photos.
