Why don't vendors have a tidy up before the photos are taken? Both of these houses are cluttered and messy which does not do them any favours. All EAs should give tough love on this! As for the houses, I have had a quick look on Rightmove and there are several others in this location you could consider. I think number 1 would be a lot better with white windows. The brown is dated. £30,000 may just be enough to extend house 2 into 3 proper beds. I think there might be better ones so I would wait.

Having had a look on streetview, I would definitely go for 2. Unless there are plans to build in the field at the side.

Can't comment on the price for the area. The owners are very talented at making it seen larger. The EA is a fucking genius with the pics. It's a very nice house and if you can live in the minimalist style the owners are projecting then good on you. That said, it's nice enough, it's inoffensive, just be aware they've totally minimal used. Also, it looks like an ex council house. Be aware that in cheaper areas of the country that a council house may seem cheap but there's normally a reason.

Both are what I would class as "normal" houses. With number 2 though, I am struggling to get over the number 27 painted on the wall!

They are ex council houses. However after lots of house hunting and searching I am confident they are in a nice part of the estate. I know that this is a bit snobby.

We loved this one but after a second viewing found it was next to a less the desirable block of flats.
All the others are on busy main roads.

The new builds won't come down in price.
Parking wise property two is better.

I really don't like the decor/fittings in the 1st house. So I would definitely buy the cheaper one as I'd want to redo everything in the 1st house anyway.

I'd go for property 2 if you could give it a complete overhaul. If not, no 1 would be the safe option.

That last house is lovely - but because the current owners have styled it nicely. I am sure you could make pretty much any house look like that if you wanted to Smile.

The most sensible thing to do is to buy the house in the nicest position, with the parking etc. and then modernise it yourselves. Probably the best way to add value too - although will a 2 bed ever be worth as much as a 3 bed in the same area?

I'm not a fan of either of those two properties to be honest. One needs some work and one needs a lot of work and as a starter home, you really just want to brnig your belongings and move in (at least that's what I wanted to do).

I'm going to suggest another house for consideration:

It is still in the area of the other two but in much better condition. It's also the end of terrace rather than mid terrace so more like a semi-detatched. It's a proper 3 bed house (one of the other suggestions has a 3rd bedroom being a tiny box room looking at the floor plans).

If your budget would stretch to it - this just needs you to hang up a few curtains, bring your bed/sofa/dining table & chairs and you're ready to go!

The first house needs the dark wood removing, as well as the breakfast bar radiator placed in the wrong spot.

I don't understand what is the deal with the kitchen it is open plan or not? I think it is a very small house and has been said alreay would only work if you go minimal and have dinner parties at the breakfast bar.

The 3rd one you linked to and the one whatchamacallit linked to are lovely but realise that I don't know the area (eventhough I'm only over the mountain from you Grin), so can't comment for what may or may not be next door. 2nd house would be a no-no for me - that large grassy bit on the side looks like a communal area to me and I wouldn't necessarily assume it is part of the property. Looks like a lot of work to get it half decent.

After lots of looking and thinking we are going for property one. The second one (the one with 27 painted on the side) needed work which would have been ok but there was damp which for me is a no no. There was also a path to the side of the house which was overgrown which put me off. We have put in an offer but are waiting to hear back.

Its a bit 1970's for me BUT if that isn't a busy road and it isn't on the edge of a sink estate, horribly overlooked at the back id consider it for the view.

Yeah road is not that busy.

We will need to decorate etc to make it more.
It is on the edge of the estate (there are big mounds of grass separating each part). The estate is tidy and nice with the majority of properties privately owned.

I think no.1 would make a lovely first home. It looks like you could stay there for quite a while before outgrowing it. I really like the front of the house. The only thing I'm not keen on the bit between the kitchen and dining room but that looks easy to change.

If you want to sell, it looks smart and clean and would appeal to FTB, if you want to buy, it looks nice and clean. Not my style of property, I would go for but nothing wrong with the house. Rather nice. Rather expensive for the area?

I like the first one. The neighbouring houses look well looked after which makes me think that the neighbourhood is OK.
Yes it's small and the garden is not ideal but if you only have a small family, or no children yet then it would do the job nicely.

So first property have rejected our final offer they are holding out for the full asking price. Silly in my opinion but hay.
Although over budget we have put in an offer on this one.
