Property Sold after One Day on Market!!

Hi All,

Looking for some advice, we were gazumped on a property and have been looking for the last 4months for another property and nothing has quite hit the mark. However, on Friday last week a new property came on the market and we rang the agent on Friday and Saturday to book a viewing and they told us they couldn't get through to the owners. Called again this morning was put on hold for about 5mins then a guy comes on the phone and says the property sold on Saturday for full asking price. Apparently someone knocked on the door they did a viewing and the property is now Sold STC. Has this happened to anyone else? Could the EA be lying?

We would still like to view the property, should we knock the owners door and ask them directly?

Why would the estate agent lie in this instance? Having been gazumped before I'm surprised you want to potentially try and do it to someone else.

Yes, it happened to us with my late mum's house (last year) and I have heard it happen to other people too.

If the house is sold, it is sold. There is no point in viewing surely? If the Vendors were still willing to show people around they would have explained that to the EA when you called.

The house next door to us sold in twelve hours, they viewed in the dark and offered the full asking first thing the following day. Neighbours refused to accept offer until they had been back to view in the daylight. Grin

Where we live houses are selling on the day they go on the market if they are priced right ,I know of at least 5 locally that have sold in 24-48 hrs.

Next door sold in one day. Before it was even officially on the market. For way above what we expected considering it needs a new roof, still has lead water pipes and needs complete re-wiring! Sometimes people just know what they want and are in a position to get it - ie cash buyers.

Down my street the longest house that a house has been up for sale before its sold was one week (obviously sold subject to not sale has gone through), there have been 6 sold within the last year ish and at least 2 sold within 24 hours.

Though if its sold, I would just say to the Estate agent to let you know if anything happens. I would not try and get involved with any gazumping thats not nice especially when you know first hand how it feels.

EA has nothing to ain by putting you off.

Neighbours had this few weeks back, few on in street but their's went straight away.
You'll find another.

My parents bought a house like this. They were in the EA office when one of the agents came back having just been out to sign up a new client. The house fitted their requirements perfectly. They visited it the next day, put in an offer and that was accepted. The EA didn't even get time to put together particulars.

BUT things do fall through, people change their minds and mortgages can be a pain. So, why not tell the estate agent you are REALLY interested, an if the situation changes (i.e. it all falls through) you would like to see the property ASAP.

No harm in doing what you were thinking of - knocking on the door, just to ask if it is still for sale. I wanted a house years ago - I was told it was no longer available - turned out someone at the estate agent's bought it (for a knockdown price).

What I have observed/experienced recently with my own sale is that if you sell with an agent they may let you see the property before it's online; as they measure up for example. This suits them as they know your sale is solid; in my case I was sale agreed subject to finding somewhere and considering not moving.

Also agents have told me they have hotlists of prospective buyers they email as they prepare details when those individuals have seen their mortgage adviser - and that sometimes means houses don't even get listed online.

Having a rapport with some EA's if you are proceed able can help you get advance notice.

Yes to approaching the vendor, I did this (a different scenario) and they were delighted I got in touch. We are in the process of buying their house

Don't go trying to gazump anyone - you know it feels crap. And it is just overheating the market. Let the EA know you are interested if anything goes wrong with the sale.

Happened with my house last summer, went on the market at 3pm, first viewing at 5pm, call from agent asking if someone could come next day as they were 3 hours away. Viewer saw house at 2pm, offer accepted by 5pm. We finalized the whole thing 43 days later.

We bought the house we're in before it officially went on the market. Knew the area we wanted to be in, bothered every agent within a five mile radius to notify us if they had anything in our criteria coming on the market. Went round to view it the Monday evening, loved the place, offered full asking price Tuesday morning.

We're now getting ready to move to a bigger place. House went on the market at 4pm this afternoon, we had two viewers come yesterday and a second viewing arranged for tomorrow night.

We put a full asking price offer in on this house before it had even gone on the market. I bumped into the EA as she came back from measuring up, taking photos etc, she showed me the pictures on her camera, I went straight around to look at it with her & DP then came & viewed it with me that evening. We'd viewed several properties over the previous 3 or 4 months so had a good idea of what we wanted & had an idea of values.

We did it. We were struggling to get anything, estate agent said he knew of one coming up an since we were leaving on an hour, lived far away, he would take us round.

Viewed, made the offer In the back of the car, seller accepted and estate agent drove us to the airport.

Job done.

Ours sold within 24hrs too. (a few years back). Tbh - although pleased we did wonder if we could have made more on it as it was snapped up so quick.

It does happen but I do know we have been given the merry play around with certain properties we have tried to view before now. I had suspicions that developers with good relationships with EA were getting priority viewing and easier access to view.

No proof but just a hunch after looking for a dooer upper a few years ago.

Happens all the time to me.

It happened for people trying to buy ours too.

We accepted an offer the day before it went live on the market.
